10th Nov 2025 (18 weeks ago)Avoid Hills Estate Agency at All Costs!! I have spent the past year being over-promised and massively under-delivered by Hills. The experience has been nothing short of a disaster. There has been a complete failure in communication from start to finish. I was repeatedly given “estimated completion dates” that never materialised, followed by weeks even over a month of no contact whatsoever. Because of their poor advice, I am now over £2,000 out of pocket. The unprofessionalism is staggering. Staff openly discussed the seller’s personal finances, telling me the seller “had no money” and describing them as “an absolute nightmare customer.” Imagine paying Hills thousands of pounds to sell your property, only for them to bad-mouth you to the buyer. Completely unacceptable. Given this behaviour, it’s no surprise there are so many negative reviews online. I submitted a formal complaint and received a response from Charlotte today no empathy, no apology. If this is how a director behaves, it’s clear why the rest of the staff follow suit. If you value your time, your money and your sanity, avoid Hills like the plague!! Useless!!

She kept us updated throughout the whole moving process and even afterwards was still in contact with anything we needed. Would highly recommend using her as an estate agent as she made the whole moving transition very simple.

19th Sep 2025 (5 mo. ago)We’ve just finished a tenancy with Home and honestly couldn’t recommend them highly enough! After a really difficult experience with a previous agency, I was quite nervous about starting a new tenancy. However, Home completely exceeded my expectations. Lisa was an absolute pleasure to deal with, always friendly, incredibly helpful, and quick to respond whenever I needed support. She made the entire process, from moving in to moving out (and everything in between), completely stress-free. The whole experience was smooth and reassuring, and I wouldn’t hesitate to rent through Home again. I’d happily recommend them to everyone!
28th Aug 2025 (6 mo. ago)Overall a mixed bag of opinions, chris himself who does the show rounds is lovely but buying your first home is a bit of a minefield to say the least, We had two failed property's with them. 1st property where the seller pulled out because we wouldn't pay 3.6k towards HIS defective lease this went on for a few months and resulted on us missing the deadline of our tenancy end in our current property. The estate agents was not considerate of the situation & didn't offer anything else within our criteria and just went about their day knowing we'd still be open to further properties as we were staying in air bnb's and hotels at the time. They just re listed the property as "newly" on the market when in fact it had been listed for the best part of 6-8 months prior. The second property we went to attend a viewing in which they hadn't pencilled in and we had to call whilst being stood outside for 15 minutes. to which we was told we never confirmed even though we had written confirmation of both ourselves and themselves agreeing a time etc, We was then rushed during this viewing because they'd double booked. We went onto register interest in another property and just never received a follow up. We shown interest in this property more than once left vm's and emails. If you're thinking about selling i would not use them as they don't care about you at all & have probably scared many other potential buyers off as well. After a whole year we managed to find a house with another estate agents stress free, This house did not come with free mould, soiled floorboards, leaking roofs, Landlord special cover ups & the area was not mis sold as a nice area when in fact it gave shameless a good run for its money.

28th Jan 2026 (7 weeks ago)Very unprofessional experience from start to finish. I initially trusted 222 Estates because they have many properties and they always answered the phone promptly. Unfortunately, that was where the professionalism ended. Most of the questions I asked could not be answered clearly, and when they did provide answers, they repeatedly failed to follow up with the emails I specifically requested. Important information was promised but never sent unless we chased them multiple times. Communication was disorganised and frustrating, and we were constantly left waiting for details that should have been provided proactively. Overall, the lack of follow-up and poor communication made the entire experience stressful and disappointing. I would not recommend 222 Estates if you value clear, reliable, and professional communication.- 15th Nov 2025 (18 weeks ago)I was sold Westminster Park in Liverpool (Sourced Development Group) through Alesco, working with ERE Property and Will Kettel. Will Kettel presented the investment as secure, claiming the developer had an impeccable and traceable record. Alesco endorsed this, selling me confidence and security. In reality, Sourced Development Group has a traceable record of failings — they cannot even start projects, let alone finish them. Alesco has proven incapable of delivering any real update. They have no communication with the developer, and ERE Property is exactly the same. Investors are left in the dark, receiving vague answers or silence, with no verifiable information on the project’s progress. This is the closest one can be to being legally scammed. I committed funds in good faith, but what I received was misrepresentation, lack of transparency, and no accountability from either Alesco or ERE Property.

Carol has been great keeping me upto date with any news and chasing up the solicitors on my behalf. I would highly recommend them to anyone.

From the very first meeting, they were different to other estate agents we’d encountered; extremely reliable, professional, knowledgeable, and completely reassuring. Selling a house can be stressful, but they handled everything with confidence and clarity, keeping us informed at every stage. The marketing was excellent, the communication was consistent, and they worked incredibly hard to secure a great sale for us. At the same time they found us our perfect family home and supported us through the purchase, making the whole process feel seamless. They were always available to answer questions, chase updates, and smooth out any bumps along the way. Nothing ever felt like too much trouble. What really stood out was their honesty, dedication, and genuine care. We felt supported by the entire team from start to finish on both the sale and the purchase. If you’re looking for an estate agent who truly goes above and beyond, I wouldn’t hesitate to recommend Swithenbank!!
