However, Abigail Harrison was swift to respond and reassuring despite my uncertainty and very helpful in accommodating a move in at short notice for which I can’t thank her enough.

9th Oct 2026 (18 days ago)All 5 stars to Dean the mortgage advisor. Every appointment I and my sister has had with Dean has been amazing. Dean goes through every information thoroughly, gives us great advice. Dean advocated us through our whole journey from the beginning to the end. He communicates effectively and lets us know if he won’t be in office in case we have any questions to ask. Very professional and friendly.

7th Nov 2019 (6 years ago)Hogans would not do repairs in the property I was living in so I had to move they also had me redecorate the house from top to bottom as I got down to the last room I came off the ladder and fractured my ankle evan then they wanted me to finish the decoration evan tho I had painted 3 of the rooms on more than one occasion due to damp and mold they had also left me over Christmas holidays with no hot water or heating- 25th Sep 2026 (5 weeks ago)Friendly and efficient agents; sold our property fast and for a good price. Problems were sorted out well with good and prompt communication.They charge sightly more than other agents in the area, but well worth the extra cost for such a good service. Thank you.

23rd Jul 2026 (14 weeks ago)Absolutely perfect!<br>Julie and Yvonne answered all my queries with empathy and human warmth, making me feel comfortable to rent my first place on my own with them.<br><br>From the initial viewing to handing in my notice I was always impressed.<br><br>The response times were super quick, with no issue left unfixed. Straightforward no nonsense application and tenancy set up. Can’t fault them or the service they gave me.<br><br>Wish I could use them for everywhere I rent! 6th Oct 2026 (21 days ago)I’m having a very bad experience with Watts and co. I have stayed in the property for few months and due to unhygienic conditions in the house I have to move out on 31 Aug. It’s been a month now and I’m struggling to get my deposit back. When I first called they said it will be 21days, when I called them last week they said it will be done by end of the week. This week my calls are not being answered and they are being disconnected. Have never had such a bad experience in my last 10 years of my stay in United Kingdom with any of the property agents.<br><br>Disappointed with the service. My deposit request is still pending. Not sure why it’s being delayed it will take only 10 to 15 minutes.<br><br>Can anyone from agency help me with this please

13th Oct 2026 (14 days ago)Disappointing Experience with Philip Ellis Estate & Lettings, Whitefield<br><br>I had a disappointing experience with Philip Ellis Estate & Lettings in Whitefield while they were managing the rental of my property for approximately one year.<br><br>The property was brand new when it was let. After the tenancy, I found that it required extensive refurbishment, which was both frustrating and costly. Given the condition of the property at the start of the tenancy, I was disappointed with the condition in which it was left and the amount of work needed to bring it back to an acceptable standard.<br><br>As a landlord, I expected effective property management, appropriate oversight and clear communication throughout the tenancy. Unfortunately, my experience did not meet my expectations.<br><br>I can only comment on my own experience, and others may have had different outcomes. However, based on my experience, I would advise landlords to clarify the agent’s responsibilities, ensure thorough property inventories and inspections are carried out, and document the condition of the property before and after each tenancy.<br><br>Overall, this was a disappointing experience, and I would be hesitant to use their services again.

14th Jul 2026 (15 weeks ago)I had a postive experience staying at 200, Burley Road. The property is really nice, well maintained and newly refurbished. I always reached out to Lucy in case of any issues (which was very rare) and she resolved it within 2-3 working days.

7th Oct 2026 (20 days ago)Very disappointing and exhausting experience when leaving our Headingley property.<br>We gave our required two months' notice and were told we could end sooner if they found a replacement tenant. During those discussions, we said we could return the keys on 14 September. This was a provisional date (never formally confirmed.)<br>We were then sent formal checkout instructions explicitly telling us to return our keys by 28 September. Naturally, we planned our move and cleaning around this.<br>On 16 September, I received a call at work saying we should already have returned the keys and that they needed them ASAP or we could face additional rent. This was initially presented as though we had become confused about the dates. Though, we had simply followed their instructions. They later admitted they had sent us the wrong date.<br>Despite their error, we rearranged everything to accommodate them. I left work early to clean and we returned the keys with around 24 hours' notice. We warned them that we might therefore not finish all the cleaning we had planned. They acknowledged this was a “last-minute change”, thanked us for our flexibility and said this would be considered during checkout.<br>They then attempted to deduct £126 for “light cleaning”.<br>When challenged, their responses were generally polite but often condescending, framing matters as though we were confused or didn't understand our duties rather than acknowledging their own error.<br>They eventually claimed we were liable because we had signed a document agreeing to vacate on 14 September. We asked them to provide it, as our copy contained no such agreement.<br>They took considerable time to respond and never produced it. Instead, they called me (again while at work) and tried to push a 50/50 split of the cleaning charge, despite still not providing the requested document.<br>I refused and again requested the supposed agreement in writing. Their response then came very quickly:<br>“There has been an error.”<br>Only then was the £126 cleaning charge removed in full.<br>We accepted the remainingdeductions, which we considered legitimate, and provided our bank details so this process could be concluded...<br>The following day, (today) after we had accepted their revised figures and supplied our bank details, we were suddenly informed that their accounts team had identified another £41.10 allegedly outstanding for an additional day's rent, increasing the deductions again to £190.<br>This is despite their accounts team having previously calculated and refunded our rent overpayment based on liability through 28 September – the same date their formal checkout instructions had told us to return the keys.<br>We have now disputed this latest addition too and have asked for supporting evidence of how they suddenly discovered this new charge at the last minute.<br>At the time of writing, we have not agreed to this new deduction and are awaiting their explanation, so I will update this review when they respond.<br>Frankly, Linley's conduct in this matter has been pathetic. We have repeatedly been made to feel that we made mistakes and then faced potential charges, only for errors on Linley's side to emerge when we checked the correspondence and insisted that claims were substantiated.<br>Had we simply trusted what we were initially told or accepted their 50/50 cleaning offer, we would have paid towards a charge they subsequently withdrew after admitting a documentation error.<br>We are fortunate not to urgently need our entire deposit back. Other tenants may be in a very different financial position and could feel pressured into accepting deductions or compromises simply to get the remainder returned.<br>My advice to prospective tenants is: keep every email, get everything in writing and insist on seeing evidence when you're told you've signed, agreed to or owe something.<br>Based on our experience so far, I could not recommend Linley & Simpson. I sincerely hope they learn from this.
