6th Mar 2026 (12 days ago)We have been tenants of a property managed by Cheffins Newmarket for almost 8 years. From the beginning until the end, it has been a flawless experience. Always very responsive, professional, and understanding. I've been asked to provide feedback on an area where they can improve, but I really struggle to think of anything. I strongly recommend this agency. If you take care of the property, there will be no issues.- 3rd Feb 2026 (6 weeks ago)I had been renting a property in Ely for the past 4 years or so through Cheffins and have had nothing but a positive experience. They have always been super quick to respond to any communication and extremely professional while doing so. They were also incredibly understanding, respectful and accommodating of my personal situation. I especially want to call out Bev H who I spoke with the most, she's a real star. Should I decide to rent again in the future or have a property to rent out then Cheffins will be my first choice.

15th Mar 2026 (3 days ago)The WORST customer service I have ever encountered, and it seems I very much dodged a bullet. I recently went to view a rental property, agreed to pay 12 months rent upfront and a provisional move-in date, signed the tenancy, paid the 1st month's rent and damage deposit in advance (rest on sale completion), and was advised to call back within the hour to speak to John to arrange key collection 48 hours later. It wouldn't be a lie if I told you that John, also the Area Lettings Manager, is the most unprofessional person I have ever encountered. In the 1.5 hours, he sat opposite me arguing, I was told to shut up and be quiet twice (his actual words). I was shouted at. I was called a bully because I wanted to know why all four staff members had failed to call the landlord or myself back the day before. I had questions ignored. I was lied to when I asked if the calls were recorded (even though other staff members have confirmed they were). I was laughed at. I was also told (with a big smirk on his face) that he had advised the landlord to re-market the property if I hadn't completed and transferred the balance of 17k by close of play the next working day and would now not be allowed to move in, as agreed. It appears the poor lady I had spoken to on the phone was only a trainee and shouldn't have dealt with my call. Feeling backed into a corner, I advised the landlord I would withdraw my application. The property is now back on Rightmove and empty, and WHB needs to start all over again with viewings and referencing and refund my money. This is only a snippet of the complete mess it’s been from start to finish. The landlord and I have raised formal complaints, but am I surprised? No. I have never heard anything good about them, and their staff turnover is incredibly high, but look at how their Manager treats people.
4th Mar 2026 (14 days ago)William H Brown were great with the moving in process quick & efficient. Pippa is very easy to work with and helpful. On the other hand, moving out was an absolute nightmare!!! We had 0 communication and were receiving arrears emails over 3 times when we had paid due to the internal lack of communication. When you phone each department they have no idea what is going on. It’s so clear that there is no communication throughout the departments. We had a checkout scheduled in and waited at the house for 2 hours. Nobody showed up nor called or emailed us. Thankfully we ended up making contact with an agent called Richard from the Thetford branch, he listened to our frustrations and helped us get in contact with the relevant people. Would not recommend at all!
14th Mar 2026 (4 days ago)Nicola scheduled a viewing with me at 3:30pm for Feb 27th. She proposed the time, which I confirmed on the day prior. I waited at the property for 30 minutes, but she never arrived and made no attempt to contact me to apologize and reschedule. 13th Feb 2026 (5 weeks ago)Beware hidden costs. The most recent took 3 x monthly £40 (plus VAT) for their new RLP protection in one monthly bill from my 83yr old mother, leaving her unable to cover her care costs. There was one communication (which we cannot locate) that apparently told us to let them know if we DIDN’T want the RLP cover! They went ahead and took the money. When questioned about this practice, the company refused to issue a refund, leaving an old lady out of pocket.- 2nd Mar 2026 (16 days ago)This is part of a web of estate agencies with no real legal existance. They are held by Abbey Sales and Lettings Ltd of Ipswich but the connections are hidden. They practice and extreme scam on sellers. Their contracts are hidden online and you cannot download them until you sign them. Then it is too late. They have a web of extra charges and penalty that hobbles the seller not the buyer. As a seller I would avoid them at all costs as they are your enemy not your agent. They work for the buyer. What ever they tell you about their contract is a lie as what counts is what is clicked online (without a capactiy to read it). They also can lock you into a sale you dont want by coming after you for fees for dropping out of a sale if negotiations dont go the way you want. Really avoid these scammers at all costs and put your house on with a reputable estate agent - which these are not!"

He answered all of our questions from our initial interest in the home, initial viewing, lease agreement, up until it was time to receive our keys. My wife and I would recommend Hazell's to anyone moving to the Bury St Edmonds area!

It has been a very stressful process, and we probably called her far too many times and stressed her out a lot, but she always handled everything so calmly and professionally. She managed everything amazingly and kept things moving so we could complete as quickly as possible, chasing and calling solicitors. She truly went above and beyond with everything. We spoke regularly to Mike Bidwell who was our main contact and he was very proactive in trying to move the purchase along. Mike also went out of his way to resolve an issue after we'd moved into the property, which we are very thankful for.
