16th Oct 2025 (10 mo. ago)Spencer Birch carried out our homebuyers survey. Martin and Gill have both been so friendly and professional through the whole process. They were very quick to respond and got the survey booked in straight away. Within a week of our initial enquiry it was done and the report emailed through with a hard copy in the post. Martin took the time to talk us through the survey, giving us the chance to ask questions and understand next steps. He is clearly highly skilled and also cares about what he does. We would definitely book them again in the future and recommend to others.

Their specialist knowledge, high quality marketing materials and personalised service really sets them apart. They worked with me to move swiftly when I unexpectedly wanted to put my property on the market earlier than we had originally planned, got serious buyers through the door within days and secured two offers in less than 2 weeks and a sale thereafter. The sales process went on to become more complex and King West - and Jessica Deacon in particular - went above and beyond to keep it on track even in the hairiest of moments. I could not be more grateful or impressed by the level of effort Jess, Stephen and the team put into my house sale. 5 stars!

5th Apr 2025 (1 year ago)My house has been o the market for more than 40 weeks. I have had no one come to see the property except a random couple who knocked on my door and asked if they could look at my house. I have now withdrawn the house from the market

Viewings were booked in to work around us and feedback was provided to us in a timely manner. Would definitely use them again in the future.

They made the entire process smooth and stress-free, always keeping me informed and offering clear guidance along the way. Their attention to detail and strong knowledge of the market really stood out. They went above and beyond to ensure everything was handled efficiently and to a high standard. I highly recommend Lotus Residential to anyone looking for a reliable and dedicated property service—truly a five-star experience!- 17th Nov 2021 (4 years ago)After 9 weeks on the market, 0 viewings, 0 offers. Little to no communication, I had to chase to find out what was going on. Terrible service. Abysmal! After 10 weeks, I moved to David James (emailed Belvoir to remove property and no response), within 5 DAYS I have 10 viewings. I was also advised by David James that Belvoir photos were drastically inadequate. Do not ever use Belvoir under any circumstances. They will not respond to you and when they do, they will suggest lowering price as they are too inept to do any work. My experience for my view - I am a landlord and have bought, sold and rented over 15 properties. Pretty familiar with levels of service. Please don't use them to sell.

9th Nov 2025 (9 mo. ago)I got the impression this estate agent puts your details on rightmove and then forgets about you until someone enquires about it. Communication is non-existent, had to chase them about getting feedback from each viewing. Initial meetings were great, but as soon as the house was put on the market, the communication stopped.
