22nd Oct 2026 (5 days ago)My experience with Frank Innes Mapperley has been incredibly stressful and disappointing, particularly regarding the return of my security deposit and the way I was treated by their staff.<br><br>I moved out of the property on 13 August, and it has now been more than two months without receiving my deposit or getting a satisfactory resolution. My landlord, Jeanette, has repeatedly failed to respond to my messages, while the agent’s position is that the deposit cannot be released until the landlord agrees. I have contacted the landlord multiple times and even requested the return of my deposit through the MyDeposits website, but neither the landlord nor the agent has responded appropriately.<br><br>What makes this situation even more frustrating is that MyDeposits has informed me that the deposit is held under an insured scheme through Countrywide, which is associated with Frank Innes. My understanding is of what mydeposit said is that, under an insured scheme, the landlord or agent retains the deposit while the scheme provides the protection in my case agent keeps the deposit. Therefore, I find it unacceptable that I am being left chasing my own money without a clear explanation, a proper response, or a resolution.<br><br>The landlord’s excuses have been equally frustrating. At different times, I have been told that she does not have the key because the agent has it, that she is away, or that there is already another tenant in the property. Meanwhile, I am still waiting for my deposit. The lack of communication and accountability has left me feeling completely disregarded as a former tenant.<br><br>I am also concerned about the time limits associated with the deposit scheme. I understand that there may be time limits for initiating a deposit return through MyDeposits, and I do not want my attempts to recover my own money to be jeopardised by the landlord’s and agent’s failure to respond.<br><br>Unfortunately, the problems began well before I moved out. At the start of my tenancy, Frank Innes provided me with an incorrect inventory. When I emailed them about the issue, I was simply told to forward it to the landlord and contact her directly. The landlord subsequently said she was ill, and the matter was never properly resolved. I expected the letting agent to take responsibility for helping resolve tenancy-related issues, rather than simply passing everything back to the landlord.<br><br>My experience with Abby Ashmore during my final month was particularly upsetting. She insisted that access to the property was required on a working day, despite my explaining that I would be at work and could make arrangements to provide the key over the weekend. I was then told to drop the key off at the Mapperley office. I live in Sherwood and do not drive, so this was not a reasonable or convenient option for me on a working day. When I questioned why I should be expected to travel to the office while working, and suggested that the agent contact the landlord to arrange access to the key safe, my concerns were not addressed satisfactorily. The situation ultimately left me having to leave my key outside while I was at work. I felt extremely uncomfortable about the security implications of this arrangement. Had anything gone missing or had the property been accessed by an unauthorised person, who would have taken responsibility?<br><br>Overall, I have felt unsupported, ignored, and forced to do all the chasing myself. The way my deposit issue has been handled, combined with the inventory problems and the stressful arrangements surrounding access to the property, has seriously undermined my trust in this agency.<br><br>A tenant should not have to spend months chasing their own deposit while receiving little or no meaningful communication from the people responsible for dealing with it. I have kept all messages and supporting evidence to substantiate my experience and can provide them if required.

I had confidence in his assessment of the property and way to market it.<br><br>We built a lasting relationship with everyone in the office. Communications and updates was timely and didn’t seem to take any effort. Always there to answer questions and provide updates. Love that you’re all in the same office and know exactly what is happening with each property.<br><br>Lovely people, lovely company! You should be proud of what you have achieved together.
5th Apr 2026 (6 mo. ago)Disorganised viewing and poor customer experience We visited a property through Tanners Properties Nottingham, and unfortunately the experience was disappointing from start to finish. The agent arrived late, and multiple groups were allowed to view the property at the same time. It felt more like an auction than a proper viewing, with no structure or consideration for individual applicants. The agent made little effort to engage—there was no proper introduction, no guidance during the viewing, and he simply stood aside while people walked around. At the end, he briefly mentioned the application process, which involves completing forms that go very deep into personal details. I understand background checks are necessary, but the level of information requested felt excessive and intrusive. It’s also surprising that a company operating this way doesn’t manage proper appointment slots or a more professional system. Background checks could easily be handled through established services like Experian or ClearScore, rather than putting all the burden on applicants. It gave the impression they are trying to cut costs at the expense of customer experience. Although the property itself was good, the service was poor enough that we decided not to proceed. Based on this experience, I would not recommend them.

2nd Oct 2026 (25 days ago)Incredibly poor communication - I had to chase my application myself multiple times, I was given incorrect information multiple times with no real care or apology given. When you are dealing with people’s lives and homes you would think there would be good level of customer service but this place does not provide that at all ! Would never use this letting agency again as I am nearing homelessness because of them.

They are an extremely professional, friendly and reliable team who are always a pleasure to deal with.<br><br>Communication is excellent, everything is handled efficiently, and it’s clear they genuinely care about both their landlords and tenants and about maintaining properties to a high standard.<br><br>Lesley in particular is always approachable, organised and great to work with, and the same can be said for the rest of the team. A very well-run letting agency with a great group of people behind it.<br><br>Would highly recommend Belvoir West Bridgford to any landlord looking for a professional and dependable team to manage their property.

We've had a few viewings with them and although we're still on our journey we've found the knowledge the agents have imparted upon us to be very insightful. Especially Nick Ashford - and incredibly helpful chap! Really knows his stuff, and it's very refreshing to not feel pressured into a purchase. We had a couple of viewings with him, and although we still haven't found 'The One' we felt that he understood our position as a growing family. While we are still on the search, if we find the right property through Royston & Lund we will be very happy.

My interests were entirely secondary as demonstrated by their actions. I received assurances they weren’t prepared to uphold, was made promises they weren’t prepared to keep and set expectations they weren’t prepared to follow through. Avoid this estate agent and use one of the many others available.
