14th Aug 2026 (11 weeks ago)I am writing this based on my experience dealing with an agent at Century 21 London Central regarding a serious water leak from a property they manage.<br>A leak from the flat above caused significant damage to my flat, including damage to the ceiling, walls and flooring, with further cracks appearing in several areas. The source of the leak was subsequently confirmed by a Westminster Housing technician.<br>I first informed Dusan about the matter on 21 June. Since then, I have had to repeatedly chase for progress:<br>9 July – followed up for an update<br>14 July – followed up again<br>20 July – followed up again<br>21 July – contractor visited the flat to inspect the damage<br>28 July – followed up again<br>3 August – followed up again<br>On 3 August, the contractor confirmed that he would prepare the quotation that evening and send it to the agent the following morning, with the intention of arranging the repair as soon as possible. I heard nothing further.<br>By 12 August, I had to chase again. The agent then emailed the contractor asking for the quotation. This was despite the agent having already asked the contractor for the quote on 9 July and again on 29 July.<br>As of 14 August, almost eight weeks after I first contacted the agent, I still have no quotation and no date for the repair.<br>What is particularly disappointing is that I have repeatedly had to chase both the agent and contractor, rather than seeing the matter actively managed through to resolution. From my perspective, it feels as though the responsibility is simply being passed back and forth, while the damage to my property remains unrepaired.<br>The situation has also developed further, with my tenant reporting electrical problems after the water spread through the flat, including repeated circuit/fuse tripping and lights no longer working. This makes the lack of urgency even more concerning.<br>I understand that the leak itself was not caused by the agent. My concern is entirely with how the resulting problem has been managed. I would expect a professional property management company to take ownership of a serious maintenance issue, communicate properly with all parties and ensure that necessary repairs are progressed within a reasonable timeframe.<br>I am also a landlord myself, and I take the condition of my property and the wellbeing of my tenant very seriously. I would never allow a repair issue like this to be left unresolved for this length of time. Based on how this matter has been handled, I would not use the agent and Century 21 London Central to manage my property, as this level of management could damage the landlord’s reputation and potentially expose the landlord to complaints, liability and legal action if the property is not properly managed.

Really friendly and made you feel like you were receiving a personal service. Cannot recommend them enough.

15th Oct 2026 (12 days ago)I wanted to share my recent experience with Lamb & Co following the completion of my first home purchase.<br><br>From the very beginning, the team were incredibly helpful, friendly and professional. They made me feel at ease when showing me around the property and were always happy to answer any questions I had.<br><br>A special mention goes to Jo, the Sales Progressor, who was absolutely fantastic throughout the purchasing process. Things became a little stressful at times when dealing with the solicitors, but Jo was always on hand to offer support, keep me updated and help move things along. Her help was genuinely a lifesaver and made what could have been a much more stressful experience far more manageable.<br><br>Overall, the whole team have been so helpful and supportive, and I’m incredibly grateful for their help in making my first home purchase a reality. I wouldn’t hesitate to recommend Lamb & Co to anyone looking to buy a property!
22nd Oct 2026 (5 days ago)With regard to the competitors based in Clacton on Sea, Mike Vincent and Sons Ltd have proved to me they are far the best Estate Agent to liaise with. They are experts in their field but also have very kind, patient personalities; a real plus when you are trying to sell your property with other issues causing extreme distress. If anyone were to ask me who to place their property for sale with I would immediately say Mike Vincent and Sons. I would, publicly, like to give a big, warm thanks to both Mr Ian Hunter and Mr David Gees for all their help regarding the promotion and sale of my property. Many thanks to both you hard working gentlemen (Also best wishes to the newcomer - Lewis).

2nd May 2026 (25 weeks ago)I sold my house through a separate agent, I was charged probably the going rate, I myself had to do the viewing, chase up and constantly phone them, it was like I was doing all the work, solicitors were the same take your money and offer no support, I bought through Peagrams, and after some initial confusion I went and spoke to them in person at there office, and from then on Amy took control of the situation, and at last I had someone who was honest truthful and on the ball, throughout the whole process I dealt with many people, none of them showed the same professional approach as she did, if I sell my house in the future would 100% use Peagrams, and would recommend to anyone as long as Amy is still there, a credit to your company, she deserves a pay rise.

Within hours he called us with the valuation explaining exactly why it was that price and then explained the process / options and gave us time to work through the the best route to take. We had switched from another agent where progress had stalled, but Ben Walsham turned things around immediately. He brought through serious, qualified viewers, and within a handful of viewings, a solid offer was negotiated and agreed. Ben went above and beyond from day one.<br>?Once under offer, Maddie in sales progression was an absolute lifesaver. Conveyancing threw up plenty of complications, but Maddie was proactive, tenacious with the solicitors, and kept us fully in the loop so we never had to chase.<br>?We completed today and couldn't be more grateful to Ben, Maddie, and the entire team. They are genuinely setting the standard for the estate agency industry.
