28th Aug 2022 (3 years ago)The worst agents I have ever experienced, and I am a retired chartered surveyor with over 30 years in practice. I found them rude, disrespectful and totally incompetent. They failed to respond at all to any of the notices served on them in accordance with the term of the tenancy, I was totally ignored. When the rain came, it was obvious that the thick layers of paint hid a sorry lack of maintenance. I would not advise anyone to have any dealings with this firm in the light of this experience. They say they have a, 'Fully Managed' tenancy while the opposite is the fact.
10th Aug 2026 (18 days ago)We haven't dealt with any estate agents for many years so were cautious of what the experience would be like . Firstly Neil came out to the valuation on a Friday, he was very knowledgeable and shared some parts of the process you don't see until you are further down the selling chain. It was good to see the preparedness of some of the nuances of house selling they do in the background and the valuation was spot on as we sold from a first viewing on Saturday to agreement on Tuesday! The contract , photos and brochure updates were all completed in the following couple of days. We were loaded onto Rightmove and On the market and within minutes we had our first booked viewing and the next two days additional viewings booked . We were posted on Wednesday - 3 viewings booked for Saturday, the following week we had 2 second viewing and a first booked. One of those turned into an offer on Tuesday and we are now SSTC. Communications were fantastic, from Neil doing posts on social media saying we were coming to the market to the team in the office, from Georgia,Hannah, Kirsty , Jan and Linzi, don't think I've missed anyone! There were prompt calls, follow up emails and excitement from the team during the bookings and also for the offer paperwork. We might have thought this was normal timeliness however, in now moving to the viewing process outside the area we have been disappointed at the lack of urgency or follow up calls. Without doubt we wholeheartedly feel that Coulby Conduct team did a great job , and whilst everyone should do the due diligence on what they are selling in what market if you do consider Coulby Conduct I hope you have as great an experience as we did .

20th Feb 2026 (6 mo. ago)Tim the manager came to value the property, he was enthusiastic. I liked the way the property was to be marketed and the estate agents fees were very reasonable. Sold quickly. The staff at Reeds Rains are organised and knowledgeable.
18th Dec 2023 (2 years ago)From viewing a property to signing for it took a week, the team at lilac were excellent from start to finish, I was always kept up to date with how the process was going and always made to feel like a valued customer, I can't rate them highly enough, certainly deserving of the 5 stars. It was a pleasure doing business with them.

I am especially grateful to the manager, Kamal, whose guidance and support made the process effortless. I highly recommend their services!

23rd Feb 2026 (6 mo. ago)? 1 Star – Completely Unacceptable Living Conditions I would strongly advise anyone to avoid this company. For five years I repeatedly reported serious repair issues that were never properly resolved. During that time, my six-year-old child was forced to live in unacceptable and unsafe conditions. The property had broken internal doors, a constantly leaking bathroom, rusted and leaking radiators, and a kitchen full of damp and mould. The issues were ongoing and left unattended despite numerous complaints. What makes this worse is that instead of addressing the disrepair, their house cleaner was posting videos on Instagram showcasing the property — yet it was still in the same poor condition I had been left to live in for seven years. Nothing meaningful had been fixed. It felt like appearance mattered more than tenant welfare. No child should have to grow up in a home with persistent leaks, mould, and broken fixtures. The lack of urgency, care, and basic responsibility shown throughout my tenancy was beyond disappointing. I would not recommend renting through them.- This agent doesn't have any reviews

2nd Jun 2026 (12 weeks ago)The pictures shown on the listing for Hornby Avenue, Wirral, CH62 are completely false Went to viewing on 29th May at 10.25am and the flat was in a filthy, disgusting condition. It clearly hadn't been cleaned or looked at since the last occupant left. The back gate outside was broken (not shown in the pictures) and the toilet was broken (not shown in pictures)
