Total lack of communication, agent named Oliver is completely disorganised, shows up unannounced to the property, left it in a mess after dropping some plants we had and disnt even bother to clean. Needed to always chase for feedback and their only strategy to sell is to get you to keep dropping your price. Given my experience as a sellers I would definitely not recommend them at all.

Herself & a colleague Tariq both visited because I was having an issue in my property and they came to resolve themselves. Much appreciated!

The sales manager James had kindly advised me on this property for a number of years with genuine and objective advice. Pervin, working with James, navigated the sale mechanics, lethargic solicitors and thorny management companies brilliantly. They have been an absolute pleasure to work with and represent a rare breed of estate agents who have much more than just aggressive marketing in their toolbox. James is a real artist in dealmaking and we need more agents like you!

He was professional, responsive and extremely knowledgeable throughout my mortgage process. As a first-time buyer, I really appreciated how clearly he explained everything and how proactive he was in keeping things moving. His calm and supportive approach made a stressful process feel much more manageable. I wouldn’t hesitate to recommend him.
7th Mar 2026 (11 days ago)I rarely leave reviews, but our experience with Metro Village was easily the worst renting experience we’ve had. When we viewed the flat, Nick told us the main window — which was completely shattered — would be repaired before we moved in. Once we moved in and followed up, the agency said there was no record of that agreement and the repair never happened. Our letting manager Kevin was extremely difficult and unprofessional to deal with from the start. Emails regularly went unanswered, calls were avoided, and it was very clear he had no interest in helping tenants — despite us paying close to £30,000 per year in rent. Instead of helping resolve issues, he consistently sided with the landlord. Throughout the tenancy, important repairs were ignored and communication was extremely poor. It often felt impossible to get any clear response or action. Another frustrating issue was that the flat contained old items left by the agency (including used bedding and broken things) that we were told we couldn’t remove. This made it feel like the flat wasn’t really ours to live in freely, despite paying full rent. The most concerning part was the deposit process. We were presented with a long list of charges for small items — things like £5 for a lightbulb or £18 for a spatula that had clearly been used long before our tenancy. Many of these charges felt excessive and difficult to justify. If you rent through them, I strongly recommend using the official deposit protection scheme adjudication process if there are disputes. Once the charges had to be formally reviewed and justified, several of them suddenly changed. Even after agreeing the final amount, it still took weeks of chasing emails to actually receive the deposit back. Overall this was a very frustrating experience with poor communication, unresolved issues, and a difficult deposit process. If you’re looking for a serious, committed agent to help you find a great place, I would definitely recommend Manuela. She’s reliable, proactive, and the best agent I’ve worked with in London. 11th Mar 2026 (7 days ago)I recently chose Butler & Stag to find a tenant for my flat and manage the tenancy. I felt that their evaluation of the market and suggested rental price was more realistic than other agents, which meant that the lettings team secured a tenant for the flat very quickly, and their management fees are very competitive. So far my experiences with the management team looking after my property have been very positive - a direct line to someone who picks up, and communication has been responsive and reliable. It has only been one month of the tenancy, but so far, so good.

I was a tenant in one of their properties many years ago and now constantly receive emails asking if I want to sell this property despite only being a tenant.

The process had its challenges and took longer than expected, but the team were supportive throughout. A special thanks to Michael, whose excellent negotiation skills and genuine commitment made a real difference. Highly appreciated. We live miles away and remote sale worked well for us. The process was a success with good communication. Will definitely recommend them.

26th Feb 2026 (20 days ago)Just finished up with renting a property for 18 months through Elliott James. The service prior to agreeing the property was great - we dealt with Annabel who is very approachable and friendly. It did go downhill pretty quickly after we moved in however, and we had various issues, including slow responses from the team, several issues with furnished appliances (we paid extra for) and fobs not working, and holes in walls that took a while to be filled and repainted. We received an outrageously high rental hike after the end of our 12 month contract. We really felt we were taken advantage of here and were being extorted due to a position where we couldn’t move elsewhere. We also received anecdotal feedback from neighbours that we were being charged much more than they would have expected based on their own agreements. The worst part of the experience however was how we were treated when we handed in our notice. It felt the staff no longer felt any need for any customer service at this point and were unhelpful with any query raised. Then there were some pretty ridiculous deductions demanded from the deposit once we had left. This was without evidence, and quite clearly an attempt to make as much money as possible for the Agency and the Landlord at the tenants expense. The property was left spotless after a deep, thorough clean for which we have photo and video evidence, and yet we were charged almost £300 for further cleaning on top. We strongly believe that no matter how immaculate we had left the property, this charge would have been applied as a way of scamming money from us. In addition they claimed almost £300 for damage and almost £300 for redecoration. Again, wholly excessive for trivial issues and basically a way of taking funds from tenants hoping they wouldn’t argue about them. The ‘damage’ was normal wear and tear, and so we have disputed this with a deposit scheme. Overall, I would absolutely not recommend EJPR, and would certainly not use them again. On several occasions we have felt bullied as a result of EPJR taking financial advantage of situations, and would hate to see others in the same situation, hence taking the time to review. Update: We have had the final adjudication on our deposit dispute, and unsurprisingly the adjudicator has cancelled 80% of Elliott James deduction request. Further evidence that EJPR tried to take advantage of us in this situation and were proven to be wholly excessive in their deductions. A real shame we had to be put in this position by them, but atleast there is justice at the end of it (no thanks to EJPR).
