We bought our first house from Rob and the team when we met bed to the valley and each time we've dealt with them for subsequent properties they've been there to support us through the journey and even just for advice. This time has been nothing less than perfect

16th Sep 2026 (6 weeks ago)We were asked to leave a review for our experience with Lancasters on the day we picked up the keys. I did not feel like I could without retaliation while the tenancy was active. We primarily dealt with Daniel White and the agency's managing director, Kevin Crossfield.<br><br>We had a viewing where we were verbally informed the works on the house would be completed. They were not by the time we picked the keys up. Photos attached: incomplete works, visible debris, carpet still covered in plastic to protect from works, ladder left behind in a room, food rubbish still left in the fridge etc. The property needed hours of deep-clean by ourselves. On raising concerns, we were initially met with an understanding of the situation and an assurance to fix this quickly.<br><br>Nearly a month later of constant inspections for remedial work, constant emails, many phone calls of escalation, and formal complaint we managed to get into a position to be able to live in the house. We were told we couldn't cancel the tenancy as it is a fixed tenancy and so it was too late. We were then told it was our fault for wanting to move in on the date we wanted. We were also told we knew what the property looked like on viewing despite clear assurance the works would be completed prior. We were also blamed for being unreasonable that the property had only minor issues, despite the pictures attached. A whole month of rent felt wasteful.<br><br>We were also repeatedly informed that as agents they were only able to act on what the landlords can authorise, which is understandable but they were continuing to take commission from our rent hence also responsible.<br><br>Further problems with the house through the tenancy included: a delayed response to replacing an internal smoke alarm (1 month), a completely missed expired gas certificate where we were contacted nearly a month after the expiration to set a date at which point we had a response a month later to this. At this point we decided to move out and not continue to be involved further.<br><br>Any further evidence to this review would be available as they have all been neatly organised.<br><br>Update: I have noted the reply from Lancasters. The pictures speak a thousand words. This post is to warn other potential customers. I would genuinely avoid this company. It was an incredibly stressful renting process and we were treated very poorly. Things only improved slightly following involvement of the property redress scheme, who was also quite unhelpful overall.

Some slow responses and poor communication from office staff.- 2nd Oct 2026 (25 days ago)Simon Blyth really is a case study in how Estate Agency should be done, everything in our experience was delivered courteously and efficiently during our recent sale through the Kirkburton office and purchase through Penistone, so I can vouch for how great at least two offices are!<br>Grace Wharton was exceptional in dealing with all matters from the original listing process, viewings and then the more taxing aspects of managing the chain for contract exchange and completion. This is what separates a good agent from an exceptional one and Grace certainly earned her stripes with the heavy lifting that was unfortunately much needed with these aspects.<br>I have to mention as well that the professional photography was worth every penny and the quality of the images really showed the property at its best, which I am sure contributed to the massive number of views on Rightmove, the long list of viewings booked for the Bank Holiday weekend as it went live, and ultimately the second viewers offering the asking price. Win, win.

11th Jan 2026 (9 mo. ago)BE CAREFUL IF YOU OR YOUR NEIGHBOUR USES PAISLEY PROPERTIES - They posted a photo of our vehicle with the registration clearly visible, it appeared on the listing for a neighbouring property. It was published on their website and social media. Our vehicle was parked on our private property, not visible from the roadside and accessed via a privately owned driveway. The photo featured along with our complete address details. We had to ask several times for it to be removed, we complained in writing and their response was that they would not communicate with us about this issue.No acknowledgment of their error, no explanation as to how it had occurred and no apology. Absolutely disgusting and unprofessional and this was the business owner.

7th Sep 2026 (7 weeks ago)First class service from Butcher Residential in Denby Dale. Holly and Mel were excellent at keeping us informed on the progress of selling our house. They communicated with us regularly with updates and chased the buyers solicitors were necessary.

16th Oct 2026 (11 days ago)*EDIT to respond to owner*:<br><br>As suspected, as with the additional drone footage photos which were only added AFTER we complained, they have once again lied about us being supplied footage of our home being locked. This categorically has never been sent to us. It just goes to show how far this company will go to protect their reputation, completely and utterly lying stating they have evidence that they gave us. THIS DID NOT HAPPEN.<br><br>It isn't just the one agency that warned us, it was every single agent in the Holme Valley area - they are getting quite the name for themselves and we can absolutely verify that multiple other agents have stated many of their clients have come to them as a direct result of Home & Manor's failings.<br><br>It is just lie upon lie upon lie, I cannot actually believe they are getting away with it as they are.<br><br>Avoid Home & Manor at all costs. An utterly incompetent and unprofessional estate agency.<br><br>After four months of dealing with Home & Manor, we have finally moved to another estate agent. Our experience has been nothing short of appalling, and we deeply regret not listening to the warnings we received before signing with them.<br><br>Communication is dreadful, and the sheer level of incompetence suggests a poorly trained, understaffed business incapable of delivering even the most basic customer service.<br><br>Just some examples of what we've experienced:<br><br>- Viewings: They waited over a week to inform us that a viewing scheduled for the following day had been cancelled, despite admitting they'd known all along. Not even an apology.<br>- Organisation: Staff seemingly have no idea what's recorded on their own system, including viewing feedback we'd already seen ourselves.<br>- Broken promises: The service promised during the owner's initial sales pitch was completely different from what was delivered.<br>- Drone photography: After chasing for SIX WEEKS during the summer, we were told the weather hadn't been suitable. When the photographs finally appeared, there were just two poor-quality images. After questioning this, another two suddenly appeared, which they then insisted had been there all along, which was not the truth.<br>- Property security: Our home was left unlocked, a serious failing they subsequently denied.<br>- Management: The owner is readily available when securing your business, but once you've signed, getting hold of them to escalate problems is another story. Ignored calls, excuses and zero accountability.<br>- Social media: Despite promising frequent promotion and boasting about their social media presence, our property was posted just TWICE in four months.<br><br>What makes this agency particularly infuriating is their attitude when confronted with their failings. Rather than accepting responsibility, apologising or resolving issues, they argue relentlessly, seemingly more concerned with protecting their reputation than actually selling homes.<br><br>We've since been told they've lost five properties from their listings in just two weeks. Although we cannot independently verify the circumstances, given our experience, it wouldn't surprise us.<br><br>I fully expect their response to this review to be the usual carefully worded damage limitation, claiming they've spoken to us, apologising that they haven't met our expectations and denying responsibility. We've heard it all before. Even when presented with evidence, they would rather argue than acknowledge their mistakes. Any apology at this stage feels utterly insincere.<br><br>In our experience, Home & Manor are far more interested in securing your business than delivering the service they promise once you've signed. Selling a home is stressful enough without constantly chasing your estate agent, checking their work and fighting to get the basics done.<br><br>We've wasted four months dealing with broken promises, incompetence and unnecessary stress. Thankfully, we've now gone elsewhere.<br><br>Please do your research, read the negative reviews and think very carefully before trusting Home & Manor with the sale of your home. We wish we had. Save yourself the stress and go elsewhere.
