3rd Jun 2026 (7 weeks ago)We chose Ellis & Co Kenton as the agency for our first rented property. Unfortunately, our experience was very disappointing. Within three months of moving in, several maintenance issues began to arise. Although one or two minor issues were addressed, many others remained unresolved despite repeated requests. Some repairs were promised within a week of moving in, but even after a full year, they were never completed. When it came time to renew the tenancy, the agency wanted to increase the rent. We agreed to the increase on the condition that the outstanding maintenance issues would finally be resolved. Instead, we were informed that the landlord wanted the property back for renovation and were given notice to leave. While I understand that landlords have the right to regain possession of their property, being asked to leave after only one year was extremely stressful for my wife and me. We had settled into the property and invested in furniture, expecting to stay much longer. Having to search for a new home during Ramadan while fasting was particularly difficult. As both of us work full-time during the week, we only had weekends available to view properties. The sudden need to find a new home, move out, and settle elsewhere caused significant stress and emotional distress. My wife's health was affected by the situation and she continues to experience issues related to the stress it caused. We repeatedly asked the agency to discuss our concerns with the landlord, but we felt that they consistently sided with the landlord and provided very little support to us as tenants. Overall, this was a very disappointing experience, and we did not feel valued or supported as tenants.
19th Jun 2024 (2 years ago)AVOID THIS AGENCY!!!!Barbara was acting as our letting agent, the property was handed back to us in a terrible state, furniture, walls and floors all damaged. We have had to fit a new bathroom, new flooring, buy new furniture and repaint the entire flat. During the course of the tenancy she didn’t allow us to visit the flat always making excuses as to why her sub tenants don’t want us there. She has refused to answer any of my calls and emails. She sent one email to say the company you had an agreement with as the ‘tenant ‘ has ceased operating and that was all. Do not hand your property to her if you are a Landlord as all she cares about is offering you a low guarantee rent and then placing anyone in the flat so she is in profit.
30th Sep 2024 (1 year ago)I STRONGLY RECOMMEND NOT SELLING A BUSINESS through them. They are dis-honest crooks using their small print to screw people. It's very clear from what they say and how they say it- that they do this to people all the time. During the dispute, every email comes back with a copy of the contract - with a cocky tone reinforcing their position, Whilst avoiding answering questions. Also, value your business yourself. They paint business of a similar nature with the same brush, without any regard for its added value. Like selling a car with lots of extras, low mileage and only 1 owner, for the same price as a car in much worse condition but with the same year of registration. They value it for a quick sale, but if your business is like mine, you can't build it for the price they want to sell it for - so where is the reward for goodwill? Take my advice and Market the business yourself, you will not regret it. I received a lot of solid leads from my adverts and Gilbert & Rose hadn't even arranged 1 solid lead in the same time period. You will be faced with some time wasters, but it's nothing a 5min call with them won't flag up, especially before wasting time on in-person meetings. If you sign up to any agency, make sure you pay the multi-agency fee in advance, and get a lawyer to read the contract. DON'T Risk sole agency, and don't believe them if they tell you that you can switch. That's what Gilbert & Rose have done to me. Pushed me into signing quickly, and assuring me I could switch. They then sat back and did nothing, and when i got pro-active, they want a piece of the cake. After notifying them I found someone thats shown interest - they notified me that if the deal goes through, they want their FULL commission, (for doing nothing!), even when I could prove without doubt that the lead could never have been generated from their advert. I'm now forced not to do a deal and I have to wait for them to find a buyer in 3 months, which will be a miracle if it happens, or wait for their contract to expire and re-market myself at an additional cost. Read online reviews and blogs about using business agents, they are not regulated and there are numerous complaints on how they have screwed over hard working people.
