4th Feb 2026 (6 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

7th Mar 2026 (11 days ago)Kirsty Musgrove - Stop bullying your tenants. I had the worst experience with FleetMilne. Through my three year stay in a property, I have had changes of housemates, thus changes in names in the contract. I was going to move out in November, but my then housemate wanted to do a tenant swap to continue staying in the property. We were told that we couldn't do that, because no one from the original contract will be left in the property, thus requiring a new contract. That is fair enough. What I did not appreciate was how irresponsible and unhelpful Kirsty was. She mentioned my housemate had to vacate the entire property, and remove everything, before moving in again in approximately two weeks. She could not give any estimate of how long this would take, and would not budge when we are trying to find alternatives to solve the problem. We understand if there are laws that she has to follow, but she did not understand how hard a situation it put us in, and was very cold and heartless throughout. She took weeks to reply to emails, to the point that my housemate visited Fleetmilne's office to talk to her. She then ensured my housemate she will reply to the email the next day, which she did not, further forcing us to forfeit the property due to uncertainties and unclear answers by Kirsty. Upon moving out, I did a deep clean of the property. I then found out Kirsty charged me £120 from my deposit for 'cleaning fees'. I approached her about this to which she explained that I did not inform her that I have cleaned the property, and that's why she hired a cleaner. How ridiculous it is that I have to email the agent to tell them that I had cleaned the property???? She also tried to charge me a lot of unreasonable things from my deposit. I then opted for a deposit dispute. Kirsty kept delaying submitting the evidence, not replying to emails, in hopes that I would give up the argument. I had to cc the company's CEO into emails to get a response from her. In the end, I got more than half of my deposit back following the deposit dispute, but that is only after a 5 months fight with Kirsty and Fleetmilne. Please Fleetmilne, just cease to exist. Stop tormenting your tenants as we are just doing our best to survive in this economy.

Both Ellie & Elton were so helpful running us through all new regulations and owner responsibilities! They have so many trades on hand to help which was useful as the house needed quite a bit of work and it didn't cost a fortune. For now we are very happy to leave the management of our house in the hands of Ellie & Elton and I would 100% recommend them to anyone looking to rent out a property. Thank you for all your help along the way, it ended up being a lengthy process but we got there in the end!! Side note it was a lengthy process due to previous property issues ????????????

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
