4th Feb 2026 (6 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

Chiara being the main one was absolutely amazing and supported me throughout the paperwork. Evie, Steph and Laura also very very supportive and kind. They gave me advice and guided me through the process. The team is amazing and I would definitely recommend. Thank you so much.

Leaders behaviour towards deposit refund is laced with all kind of negative experience, from untrustworthy to unreliable and then to lies and unethical practices. I have been following up for almost 4 months now for my deposit and it’s met with too many back and forth. I don’t understand why it’s taking so long to refund a deposit after how many months of leaving the property. The worst case scenario is the audacity to archive the Tenancy Deposit portal and update this payment has been made whereas they are yet to make this payment. This is a very poor practice and unfortunately I have lost all trust with Leaders Letting and Estate Agents. I wouldn’t advise anyone to do business with Leaders as they will be frustrated when it comes with customer service satisfaction and their dealings with financial transactions as they have no business integrity or whatsoever. This is still an ongoing issue with Leaders Letting and Estate Agents as they are yet to refund my Deposit.

Charlie arranged our valuation super quickly and provided clear, honest advice that made the whole process feel straightforward and stress free. Nothing ever feels like too much trouble and every question is answered promptly and thoroughly. If you are looking for an estate agent who is proactive, reliable and genuinely supportive, I would highly recommend Robinson Estate Agents. An exceptional service all round.

Once offers were placed, they negotiated the best sale price for us. We would definitely recommend Philip Laney and Jolly.
4th Mar 2026 (15 days ago)Arranged to view a property with Ismaeel which was confirmed that day. After leaving work early and travelling for 30 minutes I arrived early and expected to see him in the lobby. I tried to contact him but got no response, I went up to the flat and no one was there. He made no effort to contact me to tell me he'd arrived or where we should meet and either didn't actually show up or just left without trying to find me. The next day he had the cheek to email me to ask if I "was sure I was at the spot?". He was totally unprofessional and lacks any common courtesy. Thanks for wasting my time. And judging by the other reviews, I can't wait to see the AI generated response to these comments or a claim that "my name isn't in their system". Avoid.
