I just collected the keys to my house and I must say that Entwistle Green Sales and Letting Agents is a definition of professionalism, Megan precisely who attended to me from the day of viewing until today, is nothing short of amazing. From the very first contact with Abbey we had a great journey with Entwistle Green Allerton. Great initial communication and friendly. We were shown around the property by Nyla who had made sure she had lots of information to share and the all important brochure. Nyla was very accommodating with our list of questions and we never felt pressured to rush. Once we made our offer the team handled this really well considering there was a lot of interest and other offers. They recommend DC law for our conveyance services which I’m always a bit dubious of but they were great too. Once the process started we had great support from Kirsty who provided that link between ourselves, the sellers and all solicitors. We’ve now got the keys and despite the usual panic moments I can honestly say these guys were great throughout. A company is only as good as the people they employ. The team in Allerton are superb. Disastrous Experience with Entwistle Green Allerton Lettings
I wish I could give zero stars to Entwistle Green for the horrendous experience I had with them during my tenancy. The apartment they advertised was nothing short of a nightmare from day one.
Firstly, let's talk about the state of the apartment. It was riddled with damp and mold, making it nearly inhabitable. The walls were practically weeping with moisture, and the stench of mildew permeated every corner. Not to mention the filth that seemed to be ingrained into every surface. It was as if cleanliness was a foreign concept to the previous occupants, and the estate agents couldn't care less about rectifying it before leasing it out again. Upon making numerous complaints about the apartment's cleanliness when we took on the property we was told the property was sufficiently clean. However there was mud ingrained into the carpet, the oven was that filthy it had to be replaced. There was excrement stains on the toilet seat.
Despite numerous complaints about the appalling conditions, the Landlord did nothing to address the issues. They promised to send someone to assess the situation, but it was nothing more than empty words. We were left to fend for ourselves in a living environment that was detrimental to our health.
But wait, it gets worse. Upon vacating the property, we were horrified to discover that Entwistle Green had already advertised the apartment again, without even attempting to fix the underlying problems. It was a slap in the face to see them try to pass off this uninhabitable space to another unsuspecting tenant, likely facing the same issues we endured.
It's clear that Entwistle Green and the Landlord prioritizes profits over the well-being of their tenants. They have demonstrated a complete disregard for basic standards of living and ethical business practices. I would strongly advise anyone considering renting through them to look elsewhere unless they enjoy living in squalor and dealing with negligent landlords. Avoid Entwistle Green and Apartment 305 Belem Tower, at all costs.
Update: after getting in touch with Entwistle Green on the email stated below. I was phoned by a lady called Ellie who proceeded to be very unpleasant on the phone to me, arguing that all I had put in my review was false. Not once with dealing with Entwistle Green have they been helpful, understanding, supportive or remorseful.
As stated, avoid Entwistle Green and Apartment 305 Belem Tower, at all costs.

Very poor experience. Arranged to view a property at 2.30pm this afternoon. Waited 20-25 mins, nobody turned up, nobody called to say they would be late or needed to cancel, unable to reach anybody at the office by phone, just straight to answer phone. Left several messages got nothing back. Tried texting and calling the number i got the booking confirmation from, answer phone "not monitored." Emailed, again "inbox not monitored." Completely wasted my afternoon. Why not call and at least make up an excuse if you're not going to turn up? Thanks for nothing.

Entwistle Green Allerton branch did exceed the expectations of me and my wife. Their staff are very friendly, objective,supportive and ready-to-assist. They really mean business. I went to the Widnes branch and met one wonderful lady by name Amy, she assisted us to get in touch with their Liverpool branches. Robin did a good job during the viewing and Olivia Arnold was exceptionally patient, understanding and helpful.I promised her I would give a good review for the Allerton branch where she is located. I would recommend everyone I know to work with them. The only challenge is getting in touch with the branch on phone.

I wanted to make an offer on a house but was told I had to meet with the in house mortgage broker first and make my offer in person.
Told the lady on the phone several times I didn't want to meet with the mortgage broker as I already had one. Came all the way to the shop to make my offer which was basically a ploy to force me into meeting with the broker, who told me my offer was more likely to be accepted if I went with the in house services.
Get a call the next day from the broker to say the seller really liked my offer and that she had a few other good ones but if I was willing to go with the in house services then she'd accept mine. As a first time buyer I was naive and obviously just agreed.
Long story short, it didn't sit right with me what had happened so I knocked on the sellers house and asked her would she still accept my offer if I didn't go with the in house services. Unsurprisingly she knew nothing about this arrangement and accepted my offer purely based on the number not any made up strings attached. She was mortified I'd been pressured into using the in house services and said she couldn't care less who I used.
Spoke to my independent broker who said Entwistle Green are one of the worst for strong arming people into using their in house service. There are also several articles about the practice that name Entwistle specifically, just google conditional selling Countrywide (the company that own Entwistle and the in house services)
Anyway my sale has gone through now and to be fair the communication from Abbi has been great but I 1000% would not recommend Entwistle to anyone.

Currently renting a property through this company and seem to be over charging every months tried to change bank details for the last three months which has still not been done and my tenants are also in rent arrears was told today they are holding money of mine due to the licence not yet purchased and told to phone accounts which I have to be told they are not holding money. I Have been to the branch on four occasions now and every occasion they are unable to bring my statements up so I can see were all my money is going and due to tenants being in arrears we are unable to switch letting agancys

I have recently been dealing with the lettings team at Entwistle Green to get my apartment rented out as I have relocated. The turn around was much faster than I anticipated, I already have a tenant in the property after my initial enquiry was only made a couple of weeks ago.
The service from the beginning has been great, Ellie in particular has made the experience extremely straightforward and has been on hand to answer any questions and talk me through the process. I look forward to working with Ellie and the team moving forward.

The whole process was extremely protracted (through no fault of ours or the estate agents); we were met with many hurdles along the way - however Kirsty was incredible! She kept us sane throughout the whole process - I spoke to her most days during the seven months it took to finally move.
At various points I really didn't think it would happen - even up until our completion day - but Kirsty went above and beyond to keep us calm and believe that it would all go through okay. She kept us informed, even calling outside of normal working hours when necessary. I felt that she was personally invested in all aspects of the chain, and I would highly recommend her to anyone looking to sell a house.

I contacted Entwistle Green to let my house for the first time and Beverley Bramill was absolutely amazing, she was super efficient and very friendly, I trusted her straight away and she took the stress out of the process. The day my house was ready to let, I called her and she had come over that day, took photographs and listed my house. By the next day she had several viewing and I already had a tenant secured who has now moved in very quickly. Bev helped me with all the landlord registration forms. If I knew if would have been this easy and quick I would have rented my home earlier. I would recommend this service to anyone and honestly do not think it could be better. I was booked in to view a house today in an area we are wanting to move to. Myself and my partner had booked leave from work so we could meet the requirements of the seller and view during the the day., this was due to the owner being an older seller who didnt want people attending when it got dark. I got a phone call from entwistle at 16.45 yesterday to cancel for today. This was to late to canvel my leave. I was told i needed to be in better position that i was in a chain, when previously when i rang i got told i wasnt because i had sold my house. When i originally rang they registered me and asked my price bracket to which they offered me a house on market for 60,000 more than i said i could afford. I suppose that she couldnt hear me as she sounded like she had a mouthful of food when i rang and i had to double check id rang the correct number. Absolutely shocked at the poor proffesionalism of this estate agents.

Put a tenant in my home who had years of credit cards debt, debt agencies looking for her for outstanding catalogue and energy companies debt.
Plus a criminal record for fraud and embezzlement with her previous employer, Ironically another local letting agency.
So I've lost over £2000 in rent because and according to the clowns at Entwistle Green they carried out "a rigorous and thorough vetting of her" before they gave her the keys to my home.

Good advice was given when inspecting and valuing the house. Instead of setting a ceiling price it was advertised as 'Offers From' and consequently after several bids we achieved a higher price than we had anticipated, which was a bonus.
All dealings were undertaken in a friendly and professional manner, especially as, with the Covid pandemic restrictions, staff must have had great difficulty working through house sales at all.

We contacted lots of estate agencies in the area when we had a house to rent out. Entwistle Green was the one we finally choose. They were professional from the start and kept us informed all the way throughout the process. The service we received from Alex really sealed the deal. She would remember to email us with our queries and always responded to our emails in a timely fashion.
We contacted other agencies and unfortunately their communication was none existent/not a patch on Entwistle Green hence they lost out on representing us.

On Allerton Road there are a few estate agents to choose from however a friend of mine had recommended this branch to me and I was so glad I listened to him! The branch manager Kirsty in particular was a joy to deal with and together with her colleague Sophie could not have not anymore for me and my wife. I would choose 0 star if there is. It is such bad experiences. It is for entwistle green and also for the Countrywide company. We had a buying experience, but had to withdraw the offer as there is no updates from the vendor for a long time. Why I would give 0 star. First, Entwistle green always picks up the call after we call more than 5 times... never pick it up before that. Second, they never call us back as they promised us. For example, I asked for the updates from the vendor on Monday, and they said I would call the vendor and gave you a call back. Then I would expect the call from them ... but then I will never get it back and have to call them again on Friday or Thursday. I really do not understand this. Even the vendor did not pick up the call, they should call us back just let us know. It is so easy, but they never do it. Thirdly, the vendor is in chain, but the second day after the vendor accept our offer (the vendor has not found their house yet), entwistle green asked us to pay non-refundable 400 pounds for the solicitor fee (I found it is not normal after we worked with other agents). We used their solicitor, but we should not use their solicitor. If you have to buy a house from entwistle green, do remember not to use their solicitor!!! We got to know later from other agents and friends that only after the vendor found their house, it starts to move further, such as find solicitor and mortgage, but before that no one should ask for the payments!!! As we did not have any experiences, we thought it was normal to pay that money. We got the lessons, but hope we can help others as well. And suttonkersh and entwistle green are both from contrywide company. Staff in suttonkersh are very responsive and helpful, however, entwistle green seems to be there to show how good suttonkersh is.

Shambolic and money orientated. The outcome of their business model means that different departments have little or no communication. I'm not sure I've ever received a full month's rent without some obscure arbitrary tax. I asked for a tax statement sending again - £65. You need to be on top of stuff with them and continually challenge bad practice or you'll end up financially down.
In response to your message- individual workers are all really personable. It is the model they work under which I take issue with.

It is a shame I can’t give 0 stars. No experience with sales but the lettings side = total cowboys. Absolutely appalling service - had me move into a flat which was in a disgusting state (after promising it would be cleaned) then refusing any kind of refund or compensation for that week I couldn’t live in the property, but had paid for it. Had to harrass them daily to get the cleaners in before I could move in. No apologies and got ignored by all of them throughout the whole tenancy. Then got a bad reference for “being in arrears” as I held back my rent until it was cleaned.
Don’t go anywhere near this company - they are beyond DREADFUL.

I tried to rent a property with these guys which fell through for no fault of the estate agents. My needs/wants were specific (location,pet friendly and type of neighbourhood etc) and within a couple of hours Gail pulled another property out of the bag that was just as good,if not better than the one that got away! Entwistle Green were excellent in selling the house, but fell short on a number of occasions.
1. They didn’t place the for sale sign at the property for a week or so after agreeing to sell the property.
2. The after sales service was very poor. There was a lack of communication about what was happening during the sales process. I had to phone repeatedly to find out what was happening and struggled to get through on the phone most times I rang the office. Most times all I got was an answer machine and on the rare occasions I did get through I was made to feel like a nuisance for asking about updates on the sale. Finally, not one estate agent remained with me throughout the sale process and it was obvious they didn’t relay details of what was happening to each other.
Overall if you want a fast sale with poor after sales service then Entwistle Green are for you.

We recently completed on the purchase of our new home through Entwistle Green and our experience was fantastic.
Firstly, the viewing was arranged very quickly and we were very excited by the property and it’s potential. Although I can’t remember his name, the man who showed us around the property was very friendly, gave us information about the house and allowed us some extra time to look around. This led to us putting an offer in, however due to other interest the property went to best and final offers. During this time I dealt almost exclusively with the interim branch manager, Peter Ryder. Peter was wonderful and I can’t speak highly enough of him. He was very friendly, polite and kept us updated at regular intervals via email and over the phone. Dealing with Peter was nothing but a pleasure, therefore it was fantastic to receive the news from him that our best and final offer had been accepted.
As conveyancing progressed I then dealt with Vicky Roberts. Vicky was completely fabulous! She kept me informed at regular intervals over the phone which was really pleasing. If I had any questions or concerns Vicky always addressed them in a very timely manner. At all times she was really enthusiastic and professional whilst being super friendly, super fun, and a complete joy to deal with. Again, I can’t speak highly enough of Vicky, she made the experience of buying our new home easy and fun too! It was therefore very fitting that we were able to meet Vicky a couple of weeks ago to pick up the keys and to personally thank her.
The whole process from first viewing to completion took approximately 2 months, and a lot of this is down to the team at Entwistle Green and I am extremely pleased with them hence my rating.

At first I was told to rent a property there is only bond and a month rent. On the meeting when the agent realised that I am serious, and really want to rent it, she added 240 of fees. When I finally decided to move in, they another 140. Hate the agencies...landlords, why the he$# are you using them? Poor communication. Wasted my time. Ps.check their website about the fees. Ask the confirmations before you do something. Check contracts they are using to bind you. There are much more additional fees you can expect.

Only giving 1 star and can not give zero. Quite possibly the most incompetent business I've ever had the misfortune of dealing with. Basically paid to be a middleman, not to actually look after property. Lost keys had to replace locks, signed a tenant into the property for 6 months without checking even though we stated we wouldn't take any less than 12 months. When tenant lost building keys we had to arrange replacements (difficult when living abroad!) again, why do we pay for their service? Left messages as needed questions answering, no answer, physically visited the shop when back in the UK to get answers to questions, lady was going on her break so said would answer our questions when back if we leave a list with her colleague. No answer, left messages no calls returned. Missed opportunity to have sofa delivered because of this. Finally got an answer to simple questions over a week later. Supposed to be moving into property this weekend, but as of now check out report hasn't been completed, property been vacated over a week, called yesterday to inform yet again keys have been lost so can't be completed until we get another replacement set to them, whilst we still have our sofa in storage! Awful, awful firm, shocking knowledge of landlords rights regarding access, made everything difficult. Never use.

Poor communication. From the outset all seemed fine. Informed that there would be no initial charges only to find they more or less take all of the first months rent for "advertising fees" and inventory checks which aren't discussed in the first meeting. Hidden fees including renewal of contracts, cease of agreements and told regular inspections would be performed. Despite chasing the regular inspections, they still weren't done. After ceasing the agreement they continued to take money off the tenant and again poorly communicated the process of righting accounts. All in all a poor service, poor communication for both landlord and tenant. Fully investigate any hidden charges but all in all stay away!

Probably one of the worst letting agents we've ever had the displeasure of using. Just so unprofessional! Not leaving notes on issues when we call up about them for example so they have no idea what we're on about. It took them 3 weeks to fix our shower! This house didn't have a bath either! At first they sent round British Gas to fix it, who at first didn't turn up on the day Entwistle had told us causing a housemate to lose out on half a days pay and when the gas man finally arrived, surprise surprise, there was nothing he could do... We needed a plumber which we had told them. They also kept sending us rent arrears even though we'd paid and at one point even lost a months rent from us asking us to prove that we'd paid them. Absolutely abysmal service, they're all smiles and butter wouldn't melt until they've secured the admin fee's then you're basically on your own. Now i'm not saying we were perfect and undeserving tenants, we're not that fussy either, but you still expect some professionalism from companies and agents like this.
I don't know where the problem lies whether we just kept getting pushed aside from workload or these agents just didn't care enough to actually provide a good level of service to us.

Initially, as we moved into our new rented accommodation In L18 allerton, their service was great. Suddenly things started to become confusing to say the least as i was banded between Entwistle Green (Allerton branch) and Countrywide whenever i raised various issues. I would constantly be put through to what appeared to be a foreign call centre (when told to contact Countrywide) and they were very hard to deal with, and didn't leave crucial notes on their systems (sadly i found this out at the end of my tenancy when it was too late.)
We left the property in good condition but struggled to get our deposit back. When we questioned this, we were informed that our payments had been made slightly late on a few occasions. I struggled to understand this as when i made the payments to Coutrywide (foreign call centre staff) they never appeared to have any problems with the payments being 1 to 2 days late (if ever late)
After multiple phone calls and lodging a complaint i managed to get most of the deposit back. The branch manager (Terry) insisted on holding on to some of the deposit even though i'd explained i wasn't made aware on any issues regarding payments. The worst part of this whole scenario was the manner in which Terry handles the situation and spoke to me. He was extremely unprofessional and very aggressive. I'm unsure whether or not he is still employed there or not. I wouldn't recommend using them at all UNLESS he no longer works there, as all the other members of staff seemed very polite and friendly. Some of the names of these polite staff spring to mind (Beverley and Tracey i think - a polite girl with a very strong Irish accent.)
This is my honest review. I don't normally post reviews at all generally, but my experience with the branch manager has pushed me in to doing so.
Their Allerton branch would be a much better place without him there. Its shocking to think that clients pay good money to them andare then dealt with like the way i was and the way other reviews reveal.
Message to Entwistle Green:
Before you respond by saying your sorry about my experiences, or my name doesnt appear on your records i would like to say:
"There is nothing that you can say to fix what went wrong, other than the fact that he no longer works for your organisation."

If there was a zero; this is what I would give for this branch, a one is too generous as service is terrible and practically non existent. One member of staff in particular needs to attend a 6-week customer service training course.
Lies told:
“Your tenants have paid six months in advance” which persuaded me to go with them – total lie, when tenants moved in they had only paid 1 month ( Tenants not at fault)
Promised repeatedly that paperwork would be sent for info – never received any.
Gas Safety Certificates: I had one for the property and the tenants. It had been asked for the night before, so sent a picture via email and text. She wasn’t happy and pressured me to “buy” one from them, stating that it was a legal requirement (you don’t say!) she then went on to say “Well the move cannot go ahead then!” this was the day of the move for the tenants.
Moving in:
Didn’t explain the process to me prior to the moving in day for the tenants and when I met the tenants at the property, I was expecting the agent to be present also, this was not the case and when speaking to her on the phone from which she herself had text re tenancy issues, she shouted and was very aggressive in her tone and language shouting “WHATS YOUR PROBLEM!!” 3 times.
DO NOT USE THIS ESTATE AGENTS!!! BE WARNED!!!

Terrible at keeping in touch, unhelpful most of the time and often irritated by problems I had as a tenant. Property was in a dreadful state and not at all what we were promised.

Very pleased with the overall experience of renting with Entwistle Green. Great customer service, extremely personable staff and very low fee (almost non-existent).
Beverly of the Allerton Road branch helped me in my search for a flat: she provided great advise on the area where I would better off renting, and even drove me around to see places.
I couldn't have asked for anything better. Allerton Road has many different agents. Just walk into Entwistle Green they'll treat you great.
