Stephen and his team in the Crosby branch were really helpful and couldn’t fault them throughout the sale of our property. I would have no problem recommending the Crosby branch to sell or buy through.
However… be warned that if you do use Entwistle Green they charge a seemingly extortionate inflated AML fee, well above what is charged by others such as solicitors to carry out these AML checks.

The team at Crosby handled my aunt's house sale. They went above and beyond for her collecting keys and ferrying paperwork to her home as she had difficulty travelling in to the office. They recommend a house clearance firm and ensured they had access. All this made a difficult time pass more smoothly and their care and sensitivity was greatly appreciated. Have to say a massive thank you to Stephen Wheatcroft for everything he did in what was a very long and drawn out sale of my property, due to factors way beyond our control connected to the agencies operating on behalf of the people in our chain.
He showed incredible persistence to drive the deal over the line completely, and never had to be pushed or chased to do this. He was constantly liaising with the other parties and wouldn’t accept excuses or delaying tactics and was always keeping me right up to date.
The biggest compliment I could give is that I felt he was completely different invested in it as if it was his property and he fully understood and empathised with my situation and I went prepared to let it collapse. He worked fantastically well with my solicitor Joanne O’Neill and Co.
On this alone if I ever am in the market to do it again I’d be going back to use him and Entwhistle.

My experience renting a property through Entwistle Green from initial contact to final completion was exceptional. Initially Sam, but mainly Louisa, could not have been more accommodating and helpful. Louisa in particular went out of her way to make sure that the paperwork and access to the property, including two visits, was always done in a timely fashion and was beyond my expectations. My queries were promptly answered either via phone call or email and I found them to be superb from day one. Would recommend without hesitation.

Shocking service, was told by Harriet in an email and in person my property was worth 350k I said that was too high, we agreed on 300k. Pictures were shocking, and had an orange tobacco stain look to them, which lots of my friends also agreed. I mentioned this to Harriet, but her reply was, “ oh I think they are nice” and they did nothing about them. I also had to contact them many times for getting the description wrong, which took them around 3/4 times to get right. In 8 months I only had 5 viewings and one of those was a lady looking for a bungalow and my place has five flights of stairs. They new my circumstances in regards to my abusive ex, but caused so much trouble between us and lied to him, this resulted in him taking me too court, I had to show emails to prove EG was lying and it was basically thrown out, but myself and the ex still had costs to pay. Stephen the manager was rude and flippant and did not like to be wrong. I found them lazy, unprofessional and all lacked in experience, my property is worth 280-290k and Harriet valued it at offers over £350, that’s a 70k difference… not a single clue, but they told my ex that I was wanting more, causing him to get angry as it was not selling, and he thought it was because of me. Not the fact EG had overpriced it, and did not focus on the right type of buyer. Also they said it was finished to a high standard, when I t was half renovated. Then giving me the feed back from the people who views it saying, “ oh there is too much work” if they would of explained to the people there was work that needs doing then my time would not of been wasted!!
My Ex took me to court, as the house was not selling and said Stephen was telling him I was delaying things, which was a lie… I got to see the emails Stephen and Harriet had been sending him, absolutely shocked at how they tried to play us off against each other.
They also said they were trying to call me to discuss lowering the price again… lies!!!, I showed my call logs, and proved they never tried to call once!!
Harriet at our first meeting said offers over 350k and sent me the official valuation in an email… then she got back in touch saying the value is more around 315k , then they come back to me after we signed at 300k …she just did not seem too know what she was talking about, this was beginning to frustrate me and loose faith in them.
We had NO interest at offers over 300k so we spoke about reducing it to 290k ( which is what all other estate agents put it at)
But once I was in court EG said they wanted to reduce it again to 280k this was only a few weeks after we reduced it to 290k and they said to my abusive Ex that they tried and tried to call me….. absolutely shocked and disgusted in their lies, Like I said, I showed the Barrister my call logs… no messages, no voicemails, no emails or missed calls from EG ….Absolutely shocked and disappointed in them both, especially after me letting them know how me and my daughter was living in fear of my Ex.
I also gave them a key to do a viewing and told them my teenage daughter might be in, so when you let yourself in please make sure you let her know first.
When I got home my daughter said she was lying on my bed and a strange man walked into the bedroom and she was traumatised and got the shock of her life, then she seen another man walking towards the bedroom… they both turned and walked back downstairs…. My daughter said they did not let her know they were in the house and the person doing the viewings was letting them just walk around the house by themselves. I was absolutely fuming with them. They could not even follow a simple instruction,
We have now took our property off EG and placed it with another agent, I’ve already had a better and more professional experience with this new agent, and hopefully they will sell my house without the drama and added expense that EG has caused.
On a positive note, the rest of the girls in EG were lovely and could be helpful.

If I could give zero, I would.
Contacted them 2 weeks ago to ask for a probate valuation after our mum passed away. We were told they could not do a desktop valuation. It would need to be an appointment at the property. My sister explained that although she was the executor, it would be me attending the appointment as I lived closer, although none of us are local. Appointment initially arranged for last Tuesday, but we were asked to rearrange due to staff sickness. Rearranged for 11am today instead. Reminder text received at 9am to confirm appointment. They then sent a text to my sister asking her to call them regarding the valuation even though they knew it was me attending the appointment so they could have texted or rang me. My sister was at work, so she sent the message on to me. I rang them to be told they have done a desktop valuation as its only for probate. I've taken a day off work and driven for more than an hour after rearranging my life after they cancelled last week's appointment to be told it was all completely unnecessary. I'm incredibly upset that we've been treated this way at a really difficult time for our family. Its safe to say that we won't be using them to sell the property after this. I just hope they treat other grieving families better than us.

I had a bad infestation issue at my previous property, when first approaching Entwistle Green Crosby I was treated with professionalism and care. I was lucky enough to have Elise as my agent who I believe went above and beyond, she showed great care and compassion towards my situation she got me a viewing on a property straight away and had us moved in within the week whilst adhering to all the health and safety regulations which made this move all the more exciting rather than stressful. Would never use them again. Very nice people and all over you like a rash promising you the world at the outset. Rubbish as agents in general. They overpriced the house I was selling by 25% despite them being on a fixed fee and me saying I wanted a quick sale.
Viewings kept being booked but the buyer wouldn't turn up. Lost a sale because the buyer disappeared.
Almost the minute the sale was agreed they stopped communicating and left it to the conveyancers. Assumptions were made that viewings could happen whenever.

I sold and bought a house with Entwhistle Green.
The sale went through first, within half an hour of my call I had a time and date for a home visit to see my property, they outlined the procedure, costs and the paperwork also answering all questions I had.
Once the property photos had been taken and posted I had a buyer within the hour and a thousand pounds over the asking price.
The house I purchased had only been marketed the day before, the sales team had called me as they thought it'd be something I was interested in. I viewed the house and placed an offer which was accepted.
They are a throughly professional team who look out for their customers both buyers and sellers.
Just remember to always get a full survey done when buying a property!

I would like to thank Entwistle Green for the professional service that they provided to me recently. When i rung the office, I was usually able to speak to somebody but if not, left a message and was impressed how a member of the team would always return my call - usually within the day.
I never had to chase up my purchase as I was always kept updated. On more than one occasion Entwistle Green liaised between myself and the vendor which proved effective with moving the purchase forward.
I was pleased to be able to speak to the same member of staff when I called which was Samantha who was always up to speed.
I was particularly impressed with this company because from agreeing the sale to completion was within three months.
I would have no hesitation in recommending this estate agent.

Truly exceptional service!
The team, and specifically Sam, worked so hard and were relentless in their pursuit of finalising exchange where others were being obtuse.
Not only did Sam secure an above asking price sale on our property but, she has kept me informed every step of the way, managing relationships with 3rd parties she did not need to - to ensure we got our purchase through which was no easy task as other members of the chain had made things complicated.
Sam has gone above and beyond in a big way and I could not be happier with the service. If there is a recognition prize, there is no way anyone deserves it more!!
The rest of the branch staff are also amazing as they have cheerily put up with my relentless panicked, stressed out calls - i think they all know my number off by heart now.

My tenant gave notice they were leaving, I was contacted By Daisy Burns same day who advised that the property was back on the market ready for rental again,. Daisy had a few people view within days and got me a new tenant ready to move in within the month. I could not rate this estate agents highly enough. The entire team genuinely care about their tenants and prospective tenants. My friend, myself and my dog were in a rather difficult and highly stressful situation due to an unfortunate event which meant we had a very short amount of time to find somewhere to live. Jenna Plummer and the rest of the team at Entwistle Green Crosby could not have done more to help us. Jenna went above and beyond her duties to have us moved in within just a couple of days after our viewing the property whilst cutting no corners. She even managed to negotiate some of our admin fees down!
I have had a lot of experience with different estate agents and in my experience this one works the most efficiently via proper communication between both the team members and their tenants and prospective tenants. So despite the stressful circumstances, our moving experience was actually enjoyable. The professional, friendliness and very obvious competence of Jenna and the rest of the team made a potentially very bad experience an enjoyable one.
Thank you for looking after us so well and allowing us to massively reduce the extremity of stress we were feeling!

The best estate agency in Crosby..I’ve been looking for flat/house to rent and tried many estate agencies around Crosby but none of them took me seriously as I’m only 19..When I went to Entwistle Green I asked one of the staff members called Jenna to book a viewing for an appartment and she told me with honesty that it wasn’t appropriate for me..She reccomend me a house almost in the same price..I wanted to get this house as soon as possible, so she explained me into details everything that I needed to get such as paperwork and procedures...She treated me fairly and with respect and always contact me for any issues..She was friendly,professional and trustworthy as I could rely on her for everything..Now I live in this house and I’m really glad that I co-operated with Entwistle Green..

Having owned properties for over 11 years and normally sourcing tenants fairly easily, I believe the “filtering” is becoming much harder. Having refurbished a lovely little flat I own, I therefore decided to enlist the support of Entwistle Green to tighten up my screening and find me somebody who would hopefully make it their home and reliably pay their rent; I met with Alex who was friendly, knowledgeable, competent and confident that she would find somebody suitable in a very short space of time. She informed me of her marketing approach and of stringent vetting and reference checks which formed part of their tenant-find process.
The property was marketed online the next day, had a flurry of viewings and appointments booked – and has now been let successfully.
I wouldn’t hesitate to utilise their expertise again.

Absolutely horrendous service. We rented out a property to them and they allowed the property to get into a state of disrepair no checks were carried out during the tenants contract. The tenants then left the property in a terrible state and in a rears. we was also charged over 400 pounds for bogus works which were never carried out. Liars

Had the worse experience with Entwistle Crosby branch.
All this company is bothered about is hitting their bonus's.
We made an offer 15k below asking price and 2 days later we still hasn't heard back from entwistle. We went in and was told he had received offers above asking price but was still waiting to here back from the vender. He called us 10 mins after leaving to say if we offer asking price it was ours. I said I would only go to 5k less than asking price if they took it off the market. He said he would once survey was booked. The day the survey was in progress they called to say a cash buyer had been in and offered 7k more an if we wanted to proceed we would have to match it. I called my surveyor to see if he could cancel the survey but he was already surveying the house and whilst on the phone to him he took another call of entwistle who asked if he could hurry as they had someone waiting to view it. He advised that this was unethical and he would have to inform me of the fact they were letting others view after my offer had been excepted and I had paid £500 for a survey. We later found out that there was no cash buyer only a couple who were yet to sell their house. But by then we had agreed to up our offer. Tom the branch manager was caught out a number of times telling blatant lies. Do not trust this man and this branch as they will do anything to get the price they want as to hit their bonus's. They do not have their clients best interests at heart. They are just cowboys. Stay clear of buying or selling through this branch.
The sale never went through as the property was down valued and Entwistle advised their client not to lower their asking price even though initially they excepted a 5k lower than asking price offer originally.

I rented at property off Entwistle Green for around a year and a half, when it came to moving out and reciving my deposit back i found myself jumping over so many hurdles even though my land lord had given them the all clear to release it. To receive my deposit I spoke to coutless insurance companys, who had nothing to do with the deposit, the agency then started loosing information such as landlord emails and deposit receipts. Over all it took 3 months to receive most of my depost. I found the agency to be unprofessional and very unhelpful, I wouldnt recogment them to anyone as I feel they where just trying to hold onto my money as much as posible with no actual right to do so.

We have just sold our house with entwistle green and can not recommend this company enough. We went to a few estate agents and Steph who came out to us was by far the most professional and the most knowledgable about other properties in our area. She filled us with great confidence and was keen to help us in anyway possible. Sam was our negotiator and she was fantastic, extremely professional and efficient. Together the girls and all the team at entwistle green made moving a house (a stressful time) that much easier. They were there to support us from start to finish whenever we experienced hiccups and the move manager Adam barber was also supportive and like the rest of the team happy to help you in anyway possible.

Do not use this Estate Agents. We sold my in-laws property as Executors. They took a survey fee which was meant to be paid back upon completion. We were never told that there were time limits on the refund. They have refused to pay back the money as we didn't claim it back within 30 days. Shocking treatment. Also, we ended up chasing them for potential buyers. When we did find a buyer they kept phoning us to try and drop the price. All they wanted was a quick sale. They are a bunch of cowboys. I will never go near them again.
