We have been incredibly happy with our experience of selling our house through Hamptons Balham. Tom and Jack were the main estate agents we worked with. Also loved their photographer Bo who spent over an hour and a half getting excellent photos and a detailed floor plan (a lot of estate agencies won’t spend that type of money and time on the house marketing). Davina was also fab.
The advice we were given was spot on and in a difficult buyers market we managed to get 5 offers on our house after our open house (meaning we only had to tidy the house once), £20,000 above asking price and chain free buyers. Hampton’s also helped us to go from offer to completion in 12 weeks (which was just what we wanted…in time for Christmas). We were in an unusual situation because we already knew where we wanted to buy, and had a very limited timeframe in which to be able to secure the place and Hamptons made it happen!
Loved the WhatsApp group they created for communicating. Loved that we were given all of their individual phone numbers (again a lot of estate agencies don’t give out these numbers so you are stuck ringing through reception). Communication, advice, marketing, pricing and sales were all excellent.
Felt like we were in very safe hands. Never felt I had to chase up to get to exchange and completion, Jack was always on the ball.
Couldn’t be more pleased and I’ve recommended Hamptons Balham to many of my friends!

Whilst estate agents act on behalf of the seller, and not the purchaser (us), we found Charlie to be incredibly helpful. The most disgusting management I’ve ever dealt with. I lived in a flat managed by Hamptons without heating for six months — through the entire winter. Even after sending legal notices, they kept delaying the repair and only got around to fixing it after the cold season had already passed. Completely unacceptable.
Their management is highly misleading. They share inaccurate information just to push you into taking a flat, and once you’ve signed, good luck getting any support or basic service. My experience was very, very, very bad, and unfortunately, I know others who’ve had similar issues with them.
Never, ever, ever book through Hamptons. Disgraceful service. Zero professionalism. Avoid them at all costs

I would highly recommend using the Balham branch of Hamptons if you are planning on renting your property. Ask for Joe Lewis. Unusually for an estate agent, Joe listens, cares about what’s important to you and was the only person to give me an accurate and honest appraisal of what my property was worth. Joe also made regular calls to update me on progress and went above and beyond to make sure everything went as smoothly as possible. Thank you!

After receiving an incredible offer for the flat we were selling, they were consistently very helpful throughout what became a fairly long and drawn out process. (No fault of theirs - this was down to the buyer and his solicitor!) Both Simon and Matthew were always available to support us and clarify what was happening. This reassurance was particularly valuable for my father, who struggled at times with the process. Through their hard work and diligence, we were able to get the sale through, which at times we feared may not happen.
From our experience, Hamptons provided a first class service.

Our short-term let experience with Hamptons was terrible and we would advise against renting with them.
1) We had 3+ weeks without any hot water in the middle of winter. It took upwards of 100 calls and emails to get it sorted, and ultimately was only resolved when we reached out to the repairman directly, as our property manager was so unresponsive. The property manager was inconsiderate to the point of being rude (e.g., suggesting to shower with a kettle). We did not receive any financial compensation for this.
2) The deposit return process was challenging. The initial schedule of deductions included a charge of £97 for uncleanliness at the property, after we paid £330 for the end of tenancy cleaning suggested by Hamptons. It also included a charge of £546 for “over consumption of electricity”, based on figures for “reasonable” consumption that were absolutely not applicable and without a strong basis in our contract. Hamptons framed the schedule of deductions as “final” and stated that the burden of proof was on us, when it is in fact on the landlord. We thankfully managed to fight back the charges after a 6-week back-and-forth, but we did not appreciate having to spend time and energy to argue against unfair charges.
Overall, we went with Hamptons and paid extra in management fees to ensure we’d have a smooth rental experience and avoid issues with landlords, and the exact opposite happened. (It should be noted that Ollie, the head of lettings, was very helpful whenever he got involved.)

I sold my two bedroom flat through Hamptons Balham. In fact it took me over a year, using three different agents (Jackson’s, KFH and finally Hamptons) to sell my flat because I was trying to sell a flat without outside space during lockdown when everyone wanted to sit in a garden. So it was a tricky sell but I did get a very good idea of the effectiveness of these 3 different agencies in Balham, for anyone who’s interested…
Just to cover the other two agencies quickly - Jackson’s has a bit of a monopoly of the market in Balham. This was why I went for them in the first place - however I quickly learnt that an agency having a lot of other properties on their books isn’t ideal if you’re selling a tricky property. The other thing to note is that their standard contract length is 20 weeks which is crazy. Make sure to get this reduced before signing a contract with them. I didn’t sell with Jackson’s but I’m sure they’d be good for a more straight forward property, and if you’re looking to buy in Balham definitely get on their lists as they seem to have about half the available properties in the area.
In terms of KFH - they were fine, I got a lot of viewings with them (more than Jackson’s). They did make a mistake by failing to mention I’d had a second viewing, generally they aren’t as good at communication. But to be honest it’s the number of viewings that matter and that’s why I’d be happy to go with them again.
Hamptons were great. They are a smaller team, possibly less properties on their books but I think that actually works better if you have a tricky property, as they’re more focussed on you. I can’t really say much about viewings as they actually managed to get me an offer on the first day of viewings - pretty impressive when I had a 20 week contract with Jackson’s with no offers and only one second viewing, although I appreciate a bit of luck always comes into it.
When it came to getting the sale through, it was a little tricky due to various unforeseen issues with the property but James was brilliant, always a professional even when myself and/or my buyer were being grumpy. He was available basically 24/7 on whatsapp which is unheard of for an agent. He got involved with all aspects of the sale, even stuff that probably the solicitor should have done, pushing the sale through in time for the stamp deadline. I was very pleased and would recommend Hamptons to anyone selling in Balham.

Hamptons got an offer on our flat (twice) fairly quickly and at a reasonable price (although we felt that we did more than they did to negotiate the offer we wanted.)
However we were disappointed with their communication - both over our first offer falling through which they failed to make us aware of initially, and on the day of our eventual sale when two members of staff failed to pass on an important message to our buyers which resulted in a straining of our relationship with them. This is not the sort of customer service we’d expect for the amount of commission charged nor did it leave us with a sense that they were being straight with us or our buyers.

I had an excellent experience of Hamptons in Balham from start to finish. I was seriously considering going with Purple Bricks as I am a 'do-it-yourself' kind of person, however when Hamish visited he thoroughly impressed me with his genuine excitement to sell my property and very honest approach. When the property hit the market the photos etc were excellent.
All the associated admin was taken care of swiftly, and initial viewings were booked in very quickly. Matthew was great in keeping me up to date with viewings and generating interest. The property then sold within days, above asking price - again, a price that was discussed at length with Hamish and we agreed was sensible. I am pleased to say that they achieved what I thought was a fair price for my property, in a market that was hard to do so.
Once the sale was agreed, the team were excellent in keeping me up to date and chasing to get things moving along, while not all plain sailing. I am pleased to say the deal moved through to completion and I do not have a single negative word to say.

Absolutely useless when it comes to property management. I've had an ongoing issue with mould due to failed damp proofing for 2 months. I still don't have an agreed solution. Definitely don't rent through Hamptons if you can avoid it.

We considered using Hamptons to sell our flat, but ended up buying the house on the other side of our transaction through Callum. As you would expect when buying a house, there were some stressful moments, but ultimately he was always straight and fair with us, even when we disagreed on price, and far easier to deal with than some of the other muppets in and around Balham.
He also was very helpful with a couple of extra viewings we asked for to show around my parents who live overseas, which was kind.

We bought a house and Hamptons were the agents. They were excellent mediators of the process. They managed the difficult relationship between buyer and seller very well. They were always quick to respond, diplomatic, helpful and motivated. This is not our first property purchase and the previous agents were certainly not a patch on Hamptons. Special mention to Callum as being particularly reliable and helpful.

Hamptons International Balham acted on the recent sale of my flat and certainly provided an excellent service. Callum Stone who was the Sales Negotiator on my particular deal kept up constant communication between myself and the Buyer and played a key part in chasing all parties, including solicitors, to facilitate the sale and keep us on track. I felt valued as a customer, which is important, and anything that I asked for was always actioned immediately. Everyone we spoke to at Hamptons was friendly and helpful and gave us confidence they would manage the sale well.
In particular Lindsey, we found that you were always friendly and polite, and managed to stay calm while discussing ways to resolve several tricky issues. We always felt that you were the best informed person in the process and we quickly learned that everything would go more smoothly if you were copied in. You were often first to tell us if there were any developments anywhere in the chain, or to discuss solutions to any problems.

We chose Hamptons to sell our apartment after meeting with several estate agents. Our first impression of them was that they were very professional, honest, proactive and sensible in their approach to selling our apartment. They also had a good knowledge of the local area as well as an impressive network across the surrounding locations of London and they had come personally recommended. It was due to these combined factors that led to us choosing them over the other Agents.
Lindsey was our assigned Agent from the beginning and she was very friendly, professional, knowledgeable and gave very good advice in regards to how to optimise the sale of our property. Despite the market being very buoyant, Hamptons did not rest on their laurels and they worked hard to ensure we had the right number and quality of buyers at our Open Day through proactively contacting potential buyers across their network, attractive postcard drops as well as the use of a quality brochure and advertisement on the internet.
Lindsey kept us regularly informed of progress leading up to the Open Day and we were delighted with the number of buyers confirmed for the day. We had been to a number of Open Days that were very off-putting as there were too many people allowed in the property at any one time and you weren't guided round or had time to really view the property in any kind of detail. We did not want the same approach for our own Open Day and despite the large number of attendees, Hamptons put on a very professional Open Day using staggered appointments to allow potential buyers the time to view properly and ask questions as needed. It took the whole day but Lindsey managed it professionally and with enthusiasm throughout. We were overwhelmed with the level of interest and the number of bids from exceptionally qualified bidders which put us in a strong position when we went to sealed bids on the property we wished to buy (our offer was subsequently accepted). The outcome of the sale more than surpassed our expectation and we had great buyers whose circumstances meant that we had a short and very secure chain.
During the whole process, Lindsey was very helpful, supportive and gave excellent advice. Whether dealing with Lindsey or any of her colleagues throughout our engagement with Hamptons, the level of service we received was exemplary. We would recommend Hamptons to anyone looking to sell their property as they were a pleasure to deal with.
