Let them rent my property under there management scheme paid top dollar for a very bad service my apartment was destroyed!!! I put all my faith in them to look after my home !!! Which they failed!!! Staff are rude and unprofessional!!! I was left to deal with with my home being ruined by renters that ocean were ment to be looking after along with home !!! I feel I must leave a well deserved 5 star rated review of my experience in dealing with The Bradley Stoke Property Sales Team lead by Liam Malone and Their Legal conveyancers team Lead by Livia Cupello. I chose to use both services to sell a Bungalow in Stoke Gifford , sale completed 18th Aug 25 . Having sold over 12 properties in the past I can only praise the system that Ocean use to keep you informed. The system is only as good as the teams that operate them and Ocean don’t fail . The personal touch is not lost, Livia and Oliwia in legal were a pleasure to deal with , very quick in dealing with queries on both sides of the legal table… Like wise to Start the sales process off , getting the property marketed Liam was very polite and professional in gaining our business and enabled us to find a qualified buyer quickly. Emily White is a team mate with Liam in sales and again kept us up to date verbally of progress of the sale . even though stages of where we were at was recorded in their online portal to view at any time, so any one thinking of selling and is not happy with operating the digital online world should not worry about working with Ocean…as they are very hands on physically should you need help.

I have so much to say. But really, Ocean lettings specifically Lily Edwards, took me out of my house hunting misery. Just when I had given up hopes of getting a place, Lily came through.
Believe me when I say, Lily is the most efficient person ever, if you are calling the Bradley Stoke office, make sure to request for Lily, not to say other member of staff there are inefficient but Lily came through for me. I 100% recommend and even over recommend.

All Ocean staff were friendly and helpful. The online updates on the progression of the sale and purchase were really useful and whenever I called up they were approachable and friendly. Emily was particularly helpful in managing our move.
I only have one criticism which would be on the conveyancing side. I found it quite confusing and a little concerning the way a legal fee protection charge was offered and explained. Closer inspection and after a few questions it appeared not to offer any real value to customers and at odds with the consumer duty act.
That being said when challenged there was no hard selling from the agent who understood my concerns.

It’s only fair to share a few pointers following my experience:
1. Make sure you get everything they tell you in writing. We moved into our rental only to find that half of the white goods are not included in the tenancy, despite the agent confirming previously that white goods are included. Cost us hundreds ££.
2. When you hand your key back (unless any issues noted by landlord) make sure to ask for your deposit back straight away. I called them a week after inventory was done and was told it could take months for the landlord to do a thorough check (note that the new tenants were moving in that week!). So, if it’s up to them you’ll never get your deposit back.
3. Once you hand in your notice expect them to block book viewings without checking with you first. I specifically asked them to agree dates with us first since we had a pet who would need to be taken out of the property if strangers start showing up. They proceeded to book them without our agreement, completely ignoring my request.
Not sure if the team is incompetent or they just don’t care. But a home is someone’s safe place, and you’re toying with it. YOU NEED TO DO BETTER.
*I left a 5star review previously, they asked for it prior to us moving in. Little did we know it’s all gonna go sideways….

Ocean was fine but they took a long time to get going presumably because they were busy with marketing other properties. They told us right off the bat that we should drop our asking price even before they arranged a single viewing where we had plenty via other estate agents. Just felt a bit lazy to be honest.
Don't take this as a bad review because all in all they were fine. If there's one agent you should avoid like the plague, its Purple Bricks.

The right of access to the property does not imply in any case the violation of the privacy of those who have made their home in this property. I hope that the abuse committed by OCEAN and described in the below letter is just due to incompetence.
Breaching the UK privacy protection regulation
(copy of the letter sent today to OCEAN)
With surprise and disappointment, I have just discovered that the images of what was my home within the flat at xxxxxxxxxxxxx – Bradley Stoke were made public without my prior authorization. On 19/02/2024 I authorized the carrying out of a photographic service of the flat for marketing purposes, but at no time did I authorize the photographs of my home to be made public “as is”, without the prior removal or blurring of information that are violating my private sphere - below is one of the images published without prior authorization. The management of OCEAN has published photographs of my home where portraits of my family and their activities are clearly visible. Furthermore, in the photos made public, posters and book titles that concern my private life, and my political/ideological orientation are visible.
By making these images public OCEAN and its management, as material authors, violated my private sphere and the British regulations in matter of privacy protection. The publication of the images “as is” made my thoughts, my private life, my ideologies, and my politic orientation public, exposing me to potential discriminatory actions.
As is documented in almost four years of tenancy, I have scrupulously and punctually fulfilled my duties as a tenant, keeping the apartment in perfect condition, paying punctually, and accepting rent increases, the last of which was applied knowing that the apartment would be sold soon. Lastly and only to avoid minor conflicts, I accepted charges for cleaning the apartment which are questionable both in substance [1] and in their application given the conditions in which I received the apartment.
Now, I am sorry to have to note that OCEAN and its management have abused my good faith, my correctness and availability in an aspect as sensitive as my private sphere.
If the arguments relating to the return of the deposit can be considered of risible importance and definitively solved as is. The fact here described is highly relevant and cannot be overlooked. For this reason, I have appointed a UK specialized legal service to file a complaint, emphasizing that although the complaint is against OCEAN, it must include the individuals representing OCEAN management as the material perpetrators of the infringement. Likewise, I recommended to mention that neither the current owner nor the new incoming owner have responsibility in this fact. To conclude, I asked to mention in the complaint that the reimbursement of the entire legal costs generated by this matter must be imposed on OCEAN and/or its management.
This e-mail has the dual purpose of informing you for transparency of the actions undertaken, and that the actions undertaken are not for profit but exclusively to report the incident with the aim that corrective measures are adopted. My single intention is to ensure that what happened is not repeated with people whose capacity to plead could be weaker than mine.

[1] Note that the apartment I rented through OCEAN suffers from an abnormal level of dustiness. For this reason, to protect my health and to reduce cleaning activity I had to install HEPA filtration units (air purifiers) in every room. It was incredible, if you turned off the air purifiers, in two days a quantity of dust visible to the naked eye accumulated. Dust appears to flow from behind the plasterboard walls into the cracks between the wall and the baseboard. It is a light, purple, non-combustible dust. It is probably the mineral fiber used to line the original walls of the building which is becoming pulverized over time. Possibly it is asbestos.

Having just used Ocean Estate Agents, Bradley Stoke, to find new tenants for my rental property I must say how delighted I was with the service I received.
My main contact was Lily whom I found to be highly professional, knowledgeable and understanding of my requirements During the whole process she was extremely efficient and made sure that if she promised to do something then it would be done in a timely manner.
If for any reason she was not going to be available then she would make sure that her colleague Sam (who is also extremely professional and knowledgeable) would deal with any issues which may arise.

I've been working to find an international nurse and her family a property and Ocean Lettings (particularly Abu and Abygayl) have been extremely helpful. We have had some challenges around helping someone from out of the country to get all the documents they needed and they offered good counsel and advice as well as a cheerful "can-do" attitude so I would highly recommend them. This was my first house purchase and even before looking in Bradley stoke area Ocean Clifton were great. Then when my search took me into the Bradley Stoke the team were brilliant.
This was mainly due to being quite open with what was happening throughout the process but especially after a deal was made, and genuinely caring about the process of the deal.
A special thanks to Emily Webb who took over my purchase after the deal was made, she went out of her way to show me the property again and let me measure up, answered all my queries and put up with any chasers even when it ultimately ended up being my solicitors holding up the process. I could no recommend an estate agents more and will likely use them again in the future!

I do recognise there are many positive reviews for this branch, however I also recognise that most of them are from the people selling, in my experience, as a potential buyer, it was far from good.
I had an offer accepted, my very generous bid of £35,000 over the asking price. I was just very relieved to finally secure a property during a very demanding time on the market.
From the very start of this purchase, I had suspected dishonesty and attempted concealments by the vendor’s.
They was dishonesty about the maintenance on the combi boiler, it was over 15 years old and the vendor's claimed to have had a service contract with British Gas. The only service history they could produce was a hand written note by some ‘Jo Bloggs’ of the previous year.
I requested for my plumber to do an inspection on the aged boiler. There was objections at first, but when it was eventually agreed, my plumber had to condemn the boiler, it wasn’t safe!
There are issues with the garage, lots of damp and water inside.
When I initially asked if the vendor’s had any concerns with the garage, their answer was no.
The roof is in desperate need of replacement and there are some structural issues, movement on the rear wall. When I spoken with the surveyor, I asked if he could pay particular attention to this area.
On the day of the survey, the vendor’s parked their car inside the garage restricting the inspection. I believe this was an attempted act of concealment.
Apparently the elderly vendor’s kindly offered to move their car for the surveyor. The surveyor is a gentleman, he wouldn’t want to trouble the ever so nice elderly vendor’s, a rather clever tactic applied by them.
So due to lack of trust and for requiring to understand the structural issues, I had to request additional viewing’s for inspection purposes. This came with many objections from the agents, apparently I’m only allowed 3 viewings, I had used 2 so my 3rd and final view won’t be until near to completion.
I suggested, surely It would be better to deal with any issues with the garage now, rather than wait until nearer to completion?
This is when I was dealt with my first ultimatum by Maisie, I had 24 hours to decide whether to continue with the purchase without viewing the garage, or they will return the property back to market. A second ultimatum and further threats to put the property back to market were issued by Stefan.
By this stage I was losing heart with this purchase and I’d had enough of hearing their threats!
Throughout this purchase, when I had suspected and questioned the vendor’s dishonesty, all I’ve received from the agent’s was objective responses, accusations of lacking commitment, ultimatums, warned the property will go back to market and to be told quite clearly, the agents are there for the vendor’s.
At approximately 9 weeks in, I made a very tough decision. I was totally appalled by the dishonesty and greed applied by the vendor’s and also appalled by the arrogant behaviour of the agents, I took the financial hit and aborted from this purchase.
Rather interestingly, the property was put back to the market, but under a different agent, even the dishonest vendor’s parted company with these estate agents.
I have heard nothing from this branch since I sent my departing email (7 weeks ago), I now relax with the relief, I will never be in any contact with this branch ever again.
My apologies for the essay, this really isn’t how I chose to spend my time, but I thought it was very worthy.

They know their stuff! They know the market, they know the strategy, they know the buyers. They were flexible and professional. The sales progression communication was excellent, and obviously very experienced.
If you need to sell your home, Ocean is the place to go. Fair price, excellent support, and they know how to sell. I know the market is crazy right now, but they suggested a sales plan, and within 12 hours of the listing being posted, they had 20+ viewings planned for the open house. The house sold immediately after the viewings.
