Poor communication, misleading advice, and mishandled tenancy.
My experience with Simpson & Weekley has been extremely disappointing, particularly towards the end of my tenancy. Communication was consistently poor, with emails often ignored or only responded to after repeated chasing. Clear and timely information was regularly lacking, which caused unnecessary stress.
When it came to ending my fixed-term tenancy, I was given misleading and contradictory advice, despite my contract being clear. Clause 19 of the agreement explicitly confirmed that no notice was required at the end of the fixed term, yet this was repeatedly questioned. Rather than acknowledging the contractual position, the matter was handled defensively and unprofessionally, and I was made to feel as though I was at fault for simply following the terms of my agreement.
I was also concerned that inaccurate or misleading information appeared to be passed on to the landlord, which contributed to avoidable misunderstandings. Throughout this period, I was repeatedly threatened with deposit deductions, often without any clear evidence or justification being provided to support these claims. Deposit-related queries lacked transparency, and clear guidance on next steps was not provided.
What should have been a straightforward end-of-tenancy process was made unnecessarily difficult due to poor communication, lack of professionalism, and disorganisation. Based on my experience, I would not recommend Simpson & Weekley.

I asked three estate agents to view and discuss selling a house after a sale had taken months to fall through using another estate agent. Simpson and Weekley stood out a mile explaining the alternative ways of selling and the potential benefits and snags of each
Whenever I phoned, which was often (!) I was dealt with courteously and promptly. If they could not answer my questions then they promised to phone back and did so within an appropriate timescale.
They acted as go between between me, the seller and both sets of solicitors
I do not think I would have sold so effectively with another estate agent

This is the third property Simpson & Weekly have sold for me and whilst this was the most problematic (external problems) they worked tirelessly to move the sale forward. Nothing was too much trouble. This is exactly what I have come to expect from them.

The team at Simpson & Weekly have been absolutely fantastic. The path to a successful sale is not always easy and given that it has been 35 years since we last sold our property we were unsure of the process and pitfalls. Throughout the process they have supported us, offering sound advice and always taking our wishes into consideration.
From the start the we were consulted with the advertisement and photos and any changes we asked were made. Communication has been great always returning calls when requested.

I’ve lived and worked in Europe and New Zealand for most of my life where buying and selling houses is relatively straightforward and the whole conveyancing process far less protracted and frustrating than it is here in Britain. Needless to say, I was dreading the thought of yet another sale & purchase after a relationship breakdown. After a couple of abysmal experiences with other local Estate Agents, Jess Berwick and Alexi Griffiths at Simpson & Weekley, Rushden were a breath of fresh air! I found both of them to be approachable, engaging, knowledgeable, no nonsense and full of positive, can-do enthusiasm. Alexi Griffiths, Sales Progressor for my purchase, was the first to contact me with an unsolicited update and I mean that in the best way possible. It was so refreshing to receive information without having to chase it first. That’s a sign of good customer service in my opinion, even the Estate Agent for my sale was impressed and not once did I hear from their Sales Progressor which was so disappointing. Initially, we were very impressed with Simpson and Weekley. They valued the house at a price we were happy with and took some lovely photos. They also told us that it would sell quickly.
When we came to sell, they dropped the price of the house by quite a large amount and everything seemed to change slightly. It seemed like they wanted a quick sale, however this didn’t happen. Some of the agents were amazing, however some of them lacked the knowledge and enthusiasm to find the right people to view our house or to actually provide them with enough accurate information about the house and the area. This was not all of the agents, but unfortunately the small one or two made us worry! We reached the point where we weren’t sure when viewings would take place (as they viewed our house once when we were out and hadn’t confirmed it) and it felt like we were always wondering whether one of us had moved something or the people viewing the house had.
When we did eventually get a sale, it was for a lot less than we hoped. Not long after, they then pulled out which was a surprise to us as we didn’t find out until we asked. Communication from this point onwards became more stressful.
From then on, things seemed a bit more difficult as the estate agents stories weren’t always matching up. We did eventually get another buyer, however it became very stressful due to the lack of communication. They say that buying a house is a full time job and this certainly became the case for us as we had to do so much chasing up. It’s such a shame as the people there seemed very lovely, but unfortunately the trust was lost very quickly.
Overall, there are lots of lovely people there. We bought from them and didn’t seem to have these problems so it may just have been unlucky, however, if we were selling again, we would probably use a different agent.

There are letting agents… and there are exceptional letting agents. As a landlord dealing with various agencies over the years, I’ve seen too many of the former and too few of the latter - but after 10 years in Rushden with Nicola Lord at Simpsons & Weekley, I can say with confidence that Nicola falls into the second category. She has dealt with each new let in a professional manner, advising knowledgeably on the local market - I’ve never had void periods or made the mistake of letting at too low a figure whilst she’s been managing my account. Coupled with an exceptional works admin team, I simply cannot recommend her and her firm too highly. She would be my go-to contact for all my rentals if Simpsons operated in the Bedfordshire area where I have other rentals.

Simpson and Weekley have been absolutely outstanding in my experience, most notably Sales Manager Jess Berwick and Sales Progressor Alexi Griffiths who’ve been incredible and have delivered a consistently high-quality service throughout. We put our property on the market in Oct 2023 and Jess instantly matched us with a buyer who made us an offer. Sadly this deal eventually fell through due to the buyers’ personal circumstances, however Jess immediately began searching for other potential buyers and subsequently matched us with another, to whom we have now sold our property.
In relation to the sales progression, Alexi has been incredible, carefully balancing the needs of all parties involved whilst managing the associated pressures and time-constraints that applied. I am genuinely grateful for her commitment and professionalism throughout.

This bungalow wasn't even on my list of potentials, then Jessica Berwick called me a few days before to confirm a booking for another property, and then suggested this one based on what we were looking for.
This is by far the best house we have seen, and to think we would have missed this gem if I hadn't booked the first house viewing. Which I wasn't originally going to do!

First impressions always count they say, and I liked Jess from the first viewings we did, she was friendly and easy to chat to! So it worked well when the house they were selling was the one we went for! That was last March, and there have been quite a few delays from our side of the chain. It broke twice, and then we had to re-market the house just after Christmas 2023. Jess and Alexi relayed everything back to the vendor, and they waited patiently for us. It hasn’t been easy and we’re moving from Gatwick area to Northampton, so we’re not just down the road! However, there has been a personal touch from the beginning with both Jess, and Alexi who is the sales progressor. They were rooting for us, so when we re-sold our house and secured the house in Northampton; they were really happy for us. The communication has been great, both by phone and email. Jess even recommended some lawyers, as we were going to use ones that didn’t have the best reputation. The lawyers have been great too!
It was a bit tricky at the end waiting for final arrangements from our buyers and the ones below them, but it all worked out and we finally exchanged last week????, looking to move May 17!!

The service we received initially was extremely professional and the team managed the viewings and offers really well. Our property sold really quickly and was pitched well.
Where the service excelled even more for us was in the sales progressing. What seemed like a straightforward transaction became anything but with very poor service from our solicitors. The sales progression team handled all of this with compassion and professionalism, even chasing up our purchase after our sale through them had completed. The understanding and communication through this prolonged period enabled us to remain calm and confident all would be ok - which is was in the end!

Alison Thomas from Simpson & Weekley was great, very efficient, kept us in the loop of what was going on, only ever an email/phone call away. When we first viewed the house rang the next day and told within 1 hour we had been accepted which was great. When we had to sign all paperwork for the keys etc Alison left all paperwork in a folder as she wasn’t in and Jon Wright signed it all with us and was great, very chatty. Very happy with our service at Simpson & Weekley. Mark Weekley was also really good when showing us around the property, if we needed something answer when he would answer, and if you didn’t know, he pointed in the right direction to finding out what we needed to know.

We have had a very pleasant experience with Simpson and Weekly. We made a big decision to move from the South to the Midlands. We first approached SW regarding another property they had available. They were very quick at responding to our query and got the viewing booked in at the time most convenient to us.
We met Alison (the agent) at the property and after looking around realised this property wasn't for us. We went through our requirements with Alison and she advised that there was another property in a village close by that meet our requirements. Alison offered to take us round there then and there.
We looked around the property and fell in love with it. Alison gave us a lot of helpful information regarding the history of the property, the landlady and general location. Very knowledgeable and helped to give us everything for an informed decision. We decided to go for it, Alison said she would call the landlady and get back to us. Not even 30 minutes later Alison called us back to say the landlady will accept our application and its a go.
Throughout the whole application process, SW kept us to date with the progress, what we can expect and time frames.
Everything happened efficiently and SW accommodated our requests and questions. Even when I had made a mistake with the paperwork they were quick to rectify the problem without any issues.
Thanks to the knowledge of Alison and SW we are now living in our dream home, and we cannot thank them enough.
Highly recommend to anyone looking to rent, buy or sell.

We were first time buyers a year and a half ago with Simpson and Weekly, the whole process ran smoothly without any trouble and they were fantastic throughout.
Fast forward a year and we were selling with them. Again, fantastic. Tiff put some serious work in getting onto buyers solicitors further down the chain when there was trouble to keep everyone in the know about how things are progressing.

We eventually used Simpsons and Weekley to help sell our home after we tried some others and were in a bit of a rut. We had hurdles to overcome in the house process but Simpsons and Weekley were always available and helpful to get over the hurdles we had.
The team are well structured to work with you, I had the pleasure of working with Mark, John and Jess to sell my home, but once sold I would like to say that Jess is a massive assert to the company to help us find our dream home and we kept in constant contact right up to the day of the move.
If I every need an estate agent in the Rushden area again they will be my first and only call.

Simpsons and Weekley are by far the best estate agent in Rushden. I tried a couple of the others, but got viewings regularly until finally selling the property within a few weeks of going with them. I rented from Simpson and weekly about 5 years ago and we ended up with a condemned boiler as it was leaking carbon manoxcide.. so we had no heating or hot water for 3 months.. we had a shower that leaked through the ceiling and into the kitchen which we reported immediately but was never fixed so this caused water damage so we decided leave, then they wouldnt release our deposit and we had to go through the adjudication with the DPS.. it was ruled in our favour and we received 100% back as what they were claiming was untrue apart from a small rip in a curtain that we offered to pay for but they wanted to keep the whole £800 deposit. A few years later we wanted to move again to get back into Rushden to be in the catchment area for Southend school for our twins, we saw a house we liked so rang up to arrange a viewing (we were told we were first in line to view when the house was ready) twice they arranged a viewing and then cancelled last minute saying they couldn’t get hold of the landlady.. by this point we took matters into our own hands and managed to contact the landlady by other means ourselves to be told by her that Simpson and weekly had given us a bad reference.. she gave us the chance to explain what had happened at previous property backed up with emails as evidence along with another reference from another agent who we’ve known for over 15yrs.. fortunately we are now in the property (along with our 2 sausage dogs) and very happy with the house. I am angry that this agent nearly scupered our chance of moving by not telling the truth and lying about the last property!

No effort on their part. There is an easement in front of the property that they told me exists. They then told me it ends when the man next door dies! They then told me that there is no easement!
I wasted £1000 and two months looking into this whilst they did nothing. When I finally withdrew my offer (I had my mortgage offer in place and was ready to exchaneg but they gave me conflicting info over this right of way and I was very uneasy), they had the audacity to send me a very sarcastic email congratulating me on finding an alternative purchase - implying that I had pulled out of the purchase in preference of another property! Disgusting behaviour and very unprofessional.
DO NOT USE THIS AGENCY.

I really can't recommend these guys enough! Jess, Mark and the team sold my house within a few weeks and the level of service we got was amazing and they are still giving us an excellent service during the whole purchase and sale process. I wouldn't even think twice about using them the next time we sell our house. Diane the mortgage advisor was also amazing and will be using her again and again for any financial advice. They are worth more than 5 stars in my opinion
