The team at Simpson & Partners Kettering are wonderful.
Although the market was slow they checked in with us on a regular basis and were very prompt with all communication. I felt i never had to chase them for anything.
They did a great job at capturing the beauty of my home with their photographer; with multiple angles, an aerial shot and taking the time to move things like laundry baskets out of the way.
The agent who did our viewings, Bobby, was polite and punctual and it was lovely to have the same agent 95% of the time instead of a revolving door of different people.
I would 100% recommend Simpson and Partners to anyone seeking to sell their home.

Terrible experience with the letting team of Simpson and partners. Few days ago we have viewed a property in Raunds for letting, the lady that did the viewing for us Leanne Brown she asked us to put through all our personal details to her email, we did. She kept us waiting for a week with no response to email or phone calls. Even we didn’t view any of the property for a week. We kept on ringing the office, a lady Sarah she kept delaying saying they didn’t know the decision yet, the landlord gonna come to their office etc etc. we waited for the decision for a week and at the end Leanne made a story saying that the landlord have chosen another candidate who had offered them to pay 12 months rent in advance! Which was honestly nothing than a complete joke!!! When we offered them the same she replied that they have already confirmed the other one. What a waste of time and a pre-planned game they have played with us. Despite having a very good job and a handsome yearly income they didn’t select us for what reason?? The real story was they put us on 2nd option while doing the referencing for the other one, they weren’t sure so they kept us waiting and making stories.

The process was effortless, clear and concise communication between myself and the estate agents. I specifically communicated with Sophie and Kevin during my purchase, who both were very supportive and transparent every step of the way.
Couldn’t recommend them enough, the customer service and support compared to larger agencies feels more personal being as they’re a small independent estate agency.

‘We will have your house sold within 8 weeks’. This is what one of the agents told to my parents when they were dealing with the agents to get their property listed.
The property was for listed with Simpson & Partners from 8th May until June 19th and during that time they only managed to get ONE viewer through the door. The quality of the photos used on Rightmove was poor, and the social media push for the property was non existent. Upon being advised at the end of the contract that my parents would not like to continue listing this property, Simpson and Partners ‘promised’ the property would be taken down from Rightmove at midnight on the agreed date to allow for it to be relisted with another agent. Needless to say this did not happen. It took another three phone calls before they finally did it.
Would not recommend at all.

Lettings: be aware that the rent amount on listing's can be dependent on whether or not there is a higher bidder on the property on 'subsequent' viewings AFTER you have said 'yes'. This does apply even if you view the property and accept it; and are led to believe you'll be going in ASAP to complete the relevant paperwork and pay the holding fee.
Be warned also that although the agent conducting the viewings may suggest a certain date with implying you can view the property before it is listed, you will be criticised for 'not viewing it sooner'; they can and will list it the day before without notifying you (then dismiss that fact).
Landlords beware: you may also be used as a scapegoat for errors made.
You may also be encouraged to place yourself in financial hardship and pay higher than the advertised rent and match the highest bidder, to secure the property. It will no doubt aid commission rates, so the more rent achieved, the better.
If you are facing homelessness due to your current property being sold, avoid this agent as you will potentially be misled, upset and disappointed. They will not do your mental health or financial situation any favours and will lie rather admit failings.
Dishonest, unethical and discriminatory against those who work full time but are not high earners. No shame at all.

I supplied all documents that were requested, I called a month before to chase up and was reassured everything would be done in time. It was not which resulted in me going on a standard rate mortgage (£800 more than it should have been). Then going on to deal with Barclays directly wish I’d just done that in the first place.

Be very careful if you purchase a BTL property which is being managed by Simpsons & Partners. I have recently purchased a property in Kettering and the issues I have faced are as follows:
- On completion day the Kettering office didn't have the keys so they had to bring them to me the following day
- A tenant mentioned a number of issues to me which they stated they had reported to Simpsons over the last few months (i.e. between acceptance of sale and completion) which Simpsons clearly ignored. It seems they thought they could just ignore these issues as the property sale had been agreed.
Just try to ensure you are able to speak to the tenants beforehand so you can confirm there are no issues which have been ignored.

I always get a first class service from Claire at Simpson and Partners. She has been arranging lettings for me for 11 years and is really experienced at finding excellent tenants who respect the property and are reliable with rent payments etc. She really knows the local market and what is a reasonable rent ( for both tenants and landlords!). I have recently had a complicated situation which required a 'bespoke' tenancy agreement - Claire executed this promptly and efficiently, giving me the confidence that the Agreement was 'fit for purpose'.
I would definitely recommend S & P for any letting requirements.

After phoning multiple agencies to help with a rental, Simpson and Partners were the only agency who got back to us (went out of their way to assist under unique circumstances). My experience dealing with Simpson and Partners was excellent. Peggy in particular was professional and provided excellent customer service by building rapport and matching properties to my requirements. She always followed up with calls and emails to update me step by step on how my purchase was going. I have dealt with many agents whilst buying and selling property but I can safely say that Peggy is at the top of her game. Extremely disappointing experience as a landlord, from the top of the organization down. Poor management of property, from reference checking through to handling of unpaid rent and very poor response to complaints. Would never recommend as a letting agent and will never use them for any of my properties, ever again. Totally disorganized, poor communication, mismanagement and no accountability for shortcomings.

Unprofessional customer service. No phones calls when promised. No replies to the emails...there is always something fishy going on with this agency. Their ability of handling deals is very poor. My advice to Simpsons & Partners agents: please do your homeworks before going into business with customers. Thank you.

I feel totally let down by this agency. My husband and I wanted to buy a new build in Desborough the independent Builder told us he could take the property off the Market in order for us to sell ours. To be honest we didn't expect him to do that, he also in front of the Simpson Agent Reida said we could choose
Floor covering etc. We have been on the Market 7 weeks and have a buyer. I wanted to take my family to see the new house I was told no agent available show us. I rang Saturday to update the agents, I couldn't speak to Alex as he was busy I was promised a call back that didn't happen. Then Wednesday Reida left me
a voice mail saying the builder had sold the property from under us cash buyer. We were devastated. Not only is the builder underhand Reida claimed to know nothing about it and told me other agents were involved, funny thing is it's Simpson and Partners are the only agent showing the property SSTC.
There needs to be more honestly and clarity.

This estate agent is one to avoid at all costs in the past year I sold 3 properties it was not the easiest path to negotiate, i found these people to be incompetent at the highest level i was astonished they portray themselves to be professionals ? I don't think so! Maybe professionals at mayhem would be more appropriate.

showed interest in a property, after 3 days was given 1 hours notification on a Sunday that i could visit the property, we arrived 15 minutes before the time and waited 30 minutes, they did not turn up. I emailed them asking where they had got to and received an email the next day to say that they were there!!!!!. I asked if the property was still available and received the following reply "No property is still fully available.........."
