    We are still mid missives, moving towards exchange of contract day, but so far, it's all been good. I was selling on behalf of my brother with dementia, but they were very understanding and helpful. Advertising etc was good - it was not an easy property to sell, but they did it. All communications have been clear and good. I only did 4 stars for value for money as we are yet to see what the final costs will be. Nonetheless, as I live far away, it was important to have someone deal with everything, swiftly, simply and with clarity.... Read more

    As Trustees of my recently deceased Fathers will and estate they are refusing to manage his estate. I was advised by telephone that the senior partners advise of not doing 'conflict'. No further explanation than this. A very disloyal response for the thousands of pounds my father spent over his lifetime with this company. I have now been referred to the SLCC by the Law Society.... Gary Allerton visited the house within a few days, guided us through every step of the property sales process and offered practical suggestions to make things easier for us.     We engaged with Strutt and Parker, because I liked Hamish’s no nonsense approach and his approachable style. Nothing has been too much trouble for Hamish or Amy. And they have made a difficult sale in a challenging market as stress free as they could. Whether it be show clients round, pick up keys, or give advice. The handholding when I was an overly anxious seller waiting for missives to conclude was second to none. Amy in particular shone at making sure I was 100 percent in the loop and clear about next steps. I am very happy that I made the right choice when I picked Strutt and Parker to be our agents....     Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more

    I was looking to purchase a property being sold through The Grange earlier this year. My viewings were arranged quickly and the lady who showed me round the property was friendly and helpful. It was only when the estate agent Helen got involved when I made a verbal offer that things deteriorated. Whilst I understand that she was looking out for her client and wanted to get the best price that she could for them her negotiating skills were non existant and she was rude, dismissive and spoke in a condesending manner saying "I'm not sure if you have bought a property recently but I have sold ones recently for £10k/£15k over the asking price" in order to get/ justify me putting in a higher bid even though it was already in excess of the asking price. I walked away only for her to contact me several weeks later when my offer was accepted. A bit of self reflection on how you deal with your potential buyers wouldn't go amiss.... Read more

    Extremely unprofessional experience with agent Alan Shields. We had a viewing booked for the 8th, but the agent, Alan Shields, moved it to the 13th because he was on holiday. We accepted this without any issue. On the 13th he informed us that he was travelling to Aberdeen and would contact us later that day to arrange a new viewing time. He never contacted us — we waited the entire day. Later we found out that the flat was already marked as under offer. At no point did he inform us that the property status had changed, even though he knew we were waiting for the rescheduled viewing. On the 14th, around lunchtime, I sent him a message asking for an update. He replied that he would call me “soon”, but he never called at all. We later learned that an offer was made on the 14th. This means we never even had the chance to view the property because the agent failed to keep his commitments and completely failed to communicate. He doesn’t even know how much we would have offered — because he never gave us the opportunity to view the flat or express our interest properly. I can’t believe how some adults behave like children—ignoring responsibilities, making excuses, and causing unnecessary problems. It’s frustrating to see such immaturity and lack of professionalism from someone who should know better. We rearranged our schedules twice and were genuinely interested in the property, but we were never given the opportunity to make an offer. This behaviour is unacceptable and reflects extremely poorly on the agency. I would not recommend them based on this experience.... Read more
