4th Dec 2025 (15 weeks ago)Davies & Way have been an absolute pleasure to deal with. The whole team - Steve, Ellen, Polly and Jo - are all super knowledgable, proactive, friendly and understanding. Steve took incredible photos of our home leading to multiple offers in a short period of time. Jo is amazing with viewings - so passionate. Ellen and Polly have just been absolutely fab - thank you for putting up with all my questions!! I wouldn't hesitate to recommend Davies & Way - the house we're buying was also through another D&W branch and they were equally great.

From start to finish, they were incredibly responsive, informative, and always available, with quick and clear communication at every stage. They were especially proactive in regularly chasing solicitors on our behalf, which made a huge difference during what can otherwise be a stressful and uncertain process. Most importantly, they kept us fully informed every step of the way, so we were never left wondering what was happening next. Their communication and support were outstanding, helping to drive things forward and keep everything moving smoothly. While viewing one of their properties, I knew they'd be the team to do it. Special thanks to Sam and Rich, and the whole team over at Rogers, Emma, Ian, everyone. A brilliant Team, and super friendly, even during the stressful bits . Highly and thoroughly recommend if you are selling or buying a home in Frome, or the surrounding areas. Emma has come in as the new manager, taken these on and has turned the situation around in 24 hours. Emma is an exceptional agent. She is extremely professional, experienced, really quick to respond and take action. We would highly recommend using her. Hetti goes above and beyond and has been fantastic at keeping us updated. It's been a difficult period but we now once again feel excited at the prospect of our sale and purchase going through and feel in very capable hands. Thank you
5th Oct 2025 (23 weeks ago)The property was not sold and the agent was not pro-active, all throughout the advertising stage, there was a lack of communication, did not receive any feedback or appointments on a monthly or weekly update, didn't even let us know, when out of office to pass us on to others whilst on holiday.

1st Feb 2026 (6 weeks ago)It’s funny but unsurprising that the only good review written recently is under the same the same name as someone who works there. Like most people who have used this letting agency I had a horrible experience. Uncontrollable mould, incredibly unhelpful staff, passive aggressive email exchanges, invasive inspections at times picked by them not you. The condition in which the house we rented was when we first moved in was genuinely unacceptable and embarrassing. I am embarrassed for Liane Hanks Residential Lettings for allowing it. Students, please go for literally any other letting agency, this agency takes advantage of your naivety. Reading this review section shocks me how undignified these over defensive replies coming from grown adults are. This letting agency has shown it is not capable of taking on constructive criticism and making positive changes. You will have the same experience as everyone else. Please please everyone. when you see a bad review here, believe it.
6th Jan 2026 (10 weeks ago)CBSlade already had a buyer lined up for my house. It sold very quickly, I was told it was with a cash buyer. After about 6-8 weeks I hadn't heard anything I contacted Slade only to be told he was now looking for a mortgage. I was never kept up to date I always had to chase him. I felt like CBSlade didn't care about the sale of my house he only wanted to keep the Builder happy who was buying my house. This particular builder buys and sells through CBSlade so he was always looked after NOT ME. From the day the builder said he would have my house until we completed took 8 months. Far too long. DO NOT USE THIS ESTATE AGENT
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Peter was very accommodating with extra viewings (even on a Sunday) and Sharon worked tirelessly and professionally to coordinate solicitors for exchange when we hit a few road bumps. Peter even dropped a card and bottle of fizz round on completion. Many thanks both!

18th Nov 2024 (1 year ago)Excellent communication, attention to detail and don't take on too many clients (unlike some other agents I considered) and so had the time to be thorough and do a great job, going above and beyond what I expected. Jules negotiated an unexpectedly good sale price for my house and, with the additional support of Nicola at the Whitfields office to progress the sale, really helped keep everything on track. Both buyer and seller are treated with respect and honesty and there is regular communication with both parties right through to completion.

We had an offer within days of the viewings.<br>Go with an agent who is as committed as you are to sell and will add valuable insight to the process. You won't be disappointed with Paul.
