I mainly spoke to a lady called Chloe, who was great, but when I did speak to others, everyone was so lovely. 25th Nov 2025 (16 weeks ago)My ex partner is looking for a property to move into after our relationship has ended, they refused to let him view a 1 bed flat because he stated that he would have children visiting at the weekends. I called up after to ask what the reasoning was as the new laws do not allow discrimination against children; and she asked me why I was calling and that she wasn’t prepared to discuss another persons situation before hanging up. She has made what is already a difficult and stressful time incredibly more so considering that the property is the only one that is close to his children, leaving him now having to consider properties over 30 miles away taking him away from his children. Absolutely no empathy or consideration and really very rude.
23rd Feb 2026 (23 days ago)We have recently used David, Amelia and the wonderful team at Kingsman to sell our home. The process from start to finish has been outstanding. We had multiple agents value our property and David stood out above the rest with a great understanding of not only our property, but the market in general and gave us lots of useful tips on buying too. There were no hidden fees for photographs or identity verification which we really appreciated.<br>We sold in the very first weekend of listing after a bumper day of viewings and the communication throughout was outstanding. We had feedback from each prospective purchaser and the negotiations on our sale were seamless. Once sold the progress was passed to Amelia who has kept us up-to-date on a weekly basis. She liaised with our buyers and the sellers of the property we purchased and both solicitors, and ensured that all communications were top notch. We have now exchanged contracts and are ready for our move. We can't recommend Kingsman Estate Agents enough & I will be telling anyone considering moving to speak to David first. We all know that selling your home can be stressful but the whole process has been anything but, and that's down to Kingsman. So, a huge thank you from The Francis Family.

24th Jan 2026 (8 weeks ago)Absolutely disgraceful. Easily the worst estate agent I have ever encountered. Once they have you locked in as a tenant, they become completely unreachable. Calls ignored. Emails ignored. Messages ignored. It’s like dealing with a brick wall — except a brick wall is more responsive. The Rugby lettings team is beyond incompetent. I have been chasing serious issues for nearly a month. Every single time I’m fobbed off with “leave it with us,” followed by total silence. No updates. No action. No professionalism. They are quick to take rent but utterly useless when it comes to doing their actual job. You are left stressed, frustrated, and wasting your time constantly chasing people who clearly do not care. This agency treats tenants with complete disregard. If you value communication, accountability, or basic human decency — stay well away.

The whole team is friendly, professional, and incredibly responsive — whenever anything came up, it was handled quickly and with genuine care. It’s rare to find an estate agent you feel you can 100% trust, but that’s exactly how we feel about Charles Rose. After such a consistently positive experience, I honestly wouldn’t choose anyone else. Thank you for making what can often be a stressful process feel smooth and well looked after — we highly recommend them.

After a disastrous start with another estate agent which almost lost me the house I really wanted to buy, I instructed Century 21 and Jason pulled everything together. Jason got my property sold very quickly in an urgent situation working late into the night to get my property listed and negotiated my purchase so that everything was held together, despite various difficulties along the way, and I got my dream home. He is extremely proactive and responds quickly to messages seven days a week and outside normal working hours. I cannot thank him enough for his hard work, and dedication in getting my sale and purchase over the line. He is truly passionate about his work and I wouldn't hesitate to recommend him.
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

13th Aug 2025 (7 mo. ago)From the start dealing with "Jerry" who is now no longer there (good) felt very pressured buying our first home with this company, sellers solicitor kept wanting to put completion dates in before our solicitor had finished checks, kept getting calls and emails for "updates" Evan though said multiple times speak to our solicitor as was in there hands (we had done our bits), some information we was not told about from the seller either which would of been nice and wouldn't of delayed things if truthful, some of the staff in the office was talking abit inappropriately in the background when me and my partner had to come in, if we purchase another property we will go with another estate agents.
