Once the offer had been accepted the sale was dealt with very efficiently. Those that we had the most contact with were Ben, Shannon, Sanyell, and Jake. We had a bumpy process with solicitors etc. but Karen was there every step of the way and was key to help us moving in good time. Even after the sale they checked in to see how we are getting on. We can not thank them enough and will definitely be in touch for our next steps on the ladder!!

17th Jan 2022 (4 years ago)Unfortunately, they couldn't find a buyer for my stunning flat themselves and had to enlist an outside estate agent, and had me stump up extra money to help compensate them. So they got it done after the end of the contact term, but it cost me £thousands more. This was after they earlier had asked me to agree to halt showings as demanded by an earlier (lower) offer that I reluctantly accepted. That buyer ended up walking weeks later, wasting precious time that could have been spent finding a real buyer. Estate agents are not your friend. No matter how charming they appear before their engagement contract is signed, once you sign it, they revert to their true mercenary selves, pressuring you to accept offers well below the very valuation they provided, because their only loyalty is to earning their fee. Don't get fooled. Wish I never used this JDW office.

21st Feb 2024 (2 years ago)I have had the pleasure of Andrew helping and supporting me with my rental through riverside estates. I have never dealt with an estate agents like riverside, they are helpful and very supportive throughout the whole process, which isn’t always common in today’s climate, they care about their clients first. Andrew has been there every step of the way, even with my annoying continuous phone calls and emails, never a question being too small. I am grateful for all Andrew and riverside estates have done whilst moving into my first home.

Then throughout the process Matt helped provide updates and the solicitors were great. Fantastic deal experience I will be recommending to everyone and coming back if I want to sell!
6th Nov 2018 (7 years ago)SUCH A BAD EXPERIENCE!!! Tried to call the agency multiple times, but no one answered, got a mobile number from the answering machine. Called the mobile number, but again no one answered... after a moment I got a text message: "Sorry, I can't talk right now", so I replied that I am interested in this and that property, blah blah blah and I asked him (probably) to call me as soon as he can... never received a call. I called one more time the next day, but of course there was no answer, so I sent another message saying that I was waiting for a call yesterday, I am still interested in the property, and can he call me asap. He replied with apologies and assurance that he will call me later to arrange the viewing for the next day... yes you guessed it, he never called. So I texted him again after 7h trying to arrange the viewing. He texted me back asking for the detail of who wants to move in, income, move in date, etc. I sent him all the details and asked him to call me next day in the morning in regards to the viewing. Next day at almost 1pm, instead of the phone call, I received a message explaining that he tried calling, but I never picked up (I did not have any missed call), and I can call him back when I am free, so I called back within 10 min... of course there was no answer... after few minutes I got a text saying that he cannot talk, because................ HE IS IN THE VIEWING!! So why did he say that I can call whenever I am free?!?! He also said he will call me in next 30 min... I am still waiting for his phone call after 3 days. I am very patient person, because everybody makes mistakes or is too busy to keep up with everything in one day, but this gentleman was obviously not taking me seriously for some reason and was very unprofessional. I usually do not even bother to give a negative comment, but tbh if I could, I could give no stars. Have a good day.

He also went above and beyond his duties as an agent, giving advice and help with preparing the property for sale. I would recommend him unreservedly to anyone looking for an agent.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
