From the outset, the process was far from straightforward, with a number of challenges arising along the way, particularly around communication with the sellers and various other complexities. Despite these obstacles, the team remained professional, proactive and supportive at every stage.<br><br>David and Verity were outstanding throughout the purchase process. They consistently kept us informed, responded quickly to queries, and worked tirelessly behind the scenes to help overcome issues as they arose. Their persistence, attention to detail and commitment to ensuring progress was made a significant difference, and we are genuinely grateful for the role they played in helping us successfully complete the purchase.<br><br>On the sale of our property, Oliver and the wider sales team were equally impressive. Their market knowledge, guidance and dedication helped us secure the right purchaser and navigate the transaction smoothly. They were always available to provide advice, reassurance and updates, and their professionalism gave us confidence throughout what can often be a stressful process.<br><br>What stood out most was the team's commitment to delivering excellent customer service. 3rd Sep 2026 (8 weeks ago)My wife and family have lived in Kent for over 40 years, and every house that we bought or sold, of which there have been many, has been through Wards of Kent. They have always been an efficient and business-like agency. We trust them. Recently, we had to sell a second house in the village of New Ash Green that we were renting-out for over a decade. This was because of the changes in the tenancy laws.<br><br>The house was vacated by the tenant in March this year. It was well marketed by Wards and attracted a reasonable number of viewers over many months. Although there were a reasonable number of viewers and some price reductions no firm offers were received. This was because the market was already saturated with similar houses in the area; and our house had not had any major improvements compared to the opposition. The months were passing by and it became imperative for us to sell the house before the winter came. Being vacated and empty of any life and furniture in the winter would have rendered it sad and cold. This would have increased the problems of saleability and insurance cover. Also, we wanted to avoid an approaching new fixed term mortgage rate, which was likely to triplicate due to the enduring pressures from inflation and high cost of borrowing. After a few months, the manager of our local Wards branch in New Ash Green was replaced by a new manager, Steven Sanford<br>Steven Sanford did not waste any time in assessing our situation and familiarising himself with the New Ash Green scene. He came up with some novel solutions. It was obvious that sale by private treaty, which is the normal way, had its risks as many potential buyers might be picky and might demand price reductions or pull out at the last minute; thus causing us much frustration. Steven proposed a new idea, which involved a modern method auction of the house. This had the benefit of finding a reliable buyer and using proven in-house experts and conveyancers; all aimed at the promised securing and shortening of the sale process Steven and other colleagues in Wards had a good understanding of this new modern type of sale. They gave us the confidence that it would work; and in fact, it did work. We were able to sell the house reasonably quickly, without it languishing empty, for months. Yes, the house didn't reach the price that we had originally expected, but it was very possible that this price was completely unrealistic; due to the conditions that were prevalent at the time. So, in particular we would like Steven Sanford for all his care and attention during the sale. He is a very likable and efficient person, and we wish him well in his new post.

However, after raising our concerns, I have to say that we felt genuinely listened to, and the situation was handled really well.<br><br>Hannah was fantastic throughout the process. She kept in regular contact, offered helpful advice and ensured we were always kept up to date.<br><br>We were delighted to sell our property in just five weeks!<br><br>Thank you, Hannah, for all your hard work, support and excellent communication. It was very much appreciated!

From the moment I made my application, Ray has been fantastic and incredibly helpful, particularly throughout the referencing process.<br><br>His communication has been excellent from start to finish and he has consistently gone above and beyond to make everything as straightforward and stress-free as possible. 10th Sep 2026 (7 weeks ago)Moat Housing did not take seriously my complaints about my next door neighbour harassing my cat for months back in 2023. Google would not let me post photos showing the state of my cat from July to December 2023 during which time the neighbour was intimidating him to get at me because she did not want me (and other neighbours) to walk on the communal grass behind the block of flats, so to put me off she targeted my innocent cat. My cat became terrified of her, only her and not other neighbours. I was forced to move out after just 11 months. The Moat Housing building in Tunbridge Wells where I lived looks like a Victorian prison. Moat did not maintain the building exterior in the 11 months I lived there. The communal areas were very depressing. Most also did not address my complaint about an Asian male neighbour who came out wearing nothing but a piece of cloth around him.

My sale was quite complex, with delays and hold ups in the chain that were outside our control, but the team went above and beyond to keep things moving. They handled everything with professionalism, urgency and a personal touch that I really appreciated.<br><br>Communication was excellent. Whenever I had a question, someone was there to answer, and I always felt confident they were working hard behind the scenes. They were approachable, trustworthy and easy to work with throughout.<br><br>A special thank you to John for his patience with my frequent requests for answers and updates, and to Terrence for his work behind the scenes, pushing the sale forward and showing a real urgency to get things done. We both bought and sold through them, and the whole experience was professional, friendly and straight forward from start to finish.<br><br>One thing that really stood out to us when choosing an agent was the quality of their property photographs. They present all their houses beautifully and really set themselves apart from the competition.<br><br>Communication throughout was excellent, and we always felt looked after and kept informed. We wouldn’t hesitate to recommend Damian and Zac. A fantastic service all round x

From the initial meeting and valuation with Dan he made us feel at ease and confident in his abilities. Throughout the whole process the communication with the team was exceptional, we even had responses late into the evening which shows how much care is taken to look after there clients. Would we reccomend Dan Thomas & Co? We already have to one of our neighbours and would highly reccomend there services to anyone looking to sell. We felt they was small enough to care but also large enough to receive the best of services. To us it's the little things like the telephone always being answered, emails and Whatsapp messages being anserwed very promptly. Thank you once again to Dan and his wonderful team.

He has always been happy to help with any questions, offer advice and provide support whenever needed. Nothing has ever been too much trouble, and his friendly, professional approach has made the whole experience so much easier. Tried to unsubscribe five times but you get a pop up saying ‘something went wrong’. Phone up and ask to get removed from the mail list, yet continue to get junk emails.
