The manager and her staff team are excellent, always so friendly and approachable. I will certainly be using them when purchasing my next house. What a team.....!!

As we had never moved home before we felt we were complete novices and to feel like nothing was too much trouble made all the difference. Thank you for helping us through what could be a daunting experience... And also for finding us our new home which feels like 'it's meant to be'
1st Feb 2026 (6 weeks ago)Awful letting agents. 1. Turned up to our new property to let and there's a for sale sign in the garden. Negated to tell us it was for sale then lied to us and said the property would only be let to landlords, however only had families view the place. 2. During the 3 months inspection advised WHB of a page full of issues including MOULD.. 4 months later still not fixed. Maintenance guy kept cancelling over Christmas. No one has sorted anything despite numerous calls to advise them 3. I have subsequently moved out and left the other tenant (my partner) to rent on his own because I cant stand how awful the place is to live in and despite numerous emails and several calls last week and the promise to call me back and im still waiting for my name to be taken off the tenancy. 4. I am still receiving rent arrears email even though I no longer live in the property Nd have advised them. Jist to add to this There is no rent arrears! My partner agreed to pay weekly direct with WHB Im getting fed up off the company's incompetence I will be submitting a formal complaint. Im hoping someone will see this message and actually have the decency to respond.
15th Mar 2026 (3 days ago)The WORST customer service I have ever encountered, and it seems I very much dodged a bullet. I recently went to view a rental property, agreed to pay 12 months rent upfront and a provisional move-in date, signed the tenancy, paid the 1st month's rent and damage deposit in advance (rest on sale completion), and was advised to call back within the hour to speak to John to arrange key collection 48 hours later. It wouldn't be a lie if I told you that John, also the Area Lettings Manager, is the most unprofessional person I have ever encountered. In the 1.5 hours, he sat opposite me arguing, I was told to shut up and be quiet twice (his actual words). I was shouted at. I was called a bully because I wanted to know why all four staff members had failed to call the landlord or myself back the day before. I had questions ignored. I was lied to when I asked if the calls were recorded (even though other staff members have confirmed they were). I was laughed at. I was also told (with a big smirk on his face) that he had advised the landlord to re-market the property if I hadn't completed and transferred the balance of 17k by close of play the next working day and would now not be allowed to move in, as agreed. It appears the poor lady I had spoken to on the phone was only a trainee and shouldn't have dealt with my call. Feeling backed into a corner, I advised the landlord I would withdraw my application. The property is now back on Rightmove and empty, and WHB needs to start all over again with viewings and referencing and refund my money. This is only a snippet of the complete mess it’s been from start to finish. The landlord and I have raised formal complaints, but am I surprised? No. I have never heard anything good about them, and their staff turnover is incredibly high, but look at how their Manager treats people.

But I still feel I have to comment on how professional all the team were that helped us they couldnt have been more supportive. Rebecca Jade Stuart and Connor were always on hand to answer any questions about any queries we had I would highly recommend them as Estate Agents and there professionalism.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

The marketing was brilliant and went the extra mile and what turned into a tricky sale towards the end meant I really saw the effort they went to to get it over the line. Calls out of hours, viewings on weekends and evenings and all in all a second to none service
