The entire end-to-end process was smooth, efficient, and well explained step by step. The property was professionally cleaned and met a high standard. Everything was handled properly, and we are very satisfied with the experience.

Lui was fantastic to work with during our rental search in London. He was very responsive, helpful, and made the whole process much easier than we expected. 18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. In the chaos of the London rental market, they made everything feel smooth and personal, and worked so quickly to get everything over the line for us. From the viewing through to referencing and signing, they were always easy to speak to and really helpful with every step. 19th Jun 2026 (16 days ago)Very disappointing experience.<br><br>I paid a holding deposit, completed the referencing and background checks, and was sent a draft tenancy agreement to sign. I was also contacted and informed that everything was fine and that the final contract would be sent shortly.<br><br>Based on these assurances, I gave notice to my current landlord to vacate my existing property.<br><br>After waiting for around two weeks, I unexpectedly received an email indicating that the property was still available. It appeared that the property continued to be marketed despite my holding deposit having been paid, the referencing process having been completed, and a draft contract having already been signed.<br><br>What was most concerning was the lack of communication. At no point was I proactively informed that there was an issue or that the tenancy might not proceed. Had I not received that email and followed up myself, I could have been left without confirmed accommodation after already serving notice on my current home.<br><br>This situation caused significant stress and uncertainty and could have had serious consequences. I would strongly advise future tenants not to give notice on their current property until they have a fully executed tenancy agreement and written confirmation that everything is finalised.
