2nd Mar 2026 (25 weeks ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

24th Apr 2026 (18 weeks ago)I dealt with several of the team at Neil King and found them all extremely professional, patient and full of good advice throughout the year-long process of listing my property, relisting it after various offers fell through, showing dozens of viewers around and dealing with a lot of back-and-forth between me, my eventual buyer and our solicitors. In the end my property went for exactly what Neil thought it was worth. So if you're looking for an agency who actually know the most up-to-date market conditions specific to South Woodford, this is the right one. I can't praise them highly enough.

My son offered in January 2025 with the hope of completing before the increase in stamp duty. It was a tall order! But Jay kept everyone informed about the negotiations, pushed where he needed to push. Always available at the end of the phone. Perfect. Thank you!!

10th Aug 2026 (15 days ago)Aimee and the team at Stirling Ackroyd achieved the full target price in a very challenging market, but what really impressed me was the rest of their exceptional service.<br>They handled complexities arising from divorce and cancer with compassion and sensitivity, making a difficult time as easy as possible.<br>In addition to making the sale, Aimee's professional advice on buying elsewhere was invaluable and saved me more than their very reasonable commission.<br>Their genuine desire to achieve a good outcome for everybody involved shone throughout the process and makes them unique in my experience. If other estate agents were half as good the industry would have a very different reputation.

He has been involved from the outset, when he first showed us the flat, and has remained consistently engaged throughout, always included in communications and clearly overseeing matters with care and attention. The flat itself has also been excellent, which has made the whole experience all the more positive. Now, two years on, we’ve just completed an inspection with Mas, which was handled in a professional yet relaxed and friendly manner. It made what can sometimes be an uncomfortable process feel straightforward and at ease. It was also striking that he remembered small personal details about us, from meeting family members to our hobbies, something that is quite rare and much appreciated. He has always been flexible with timings and accommodating of our work schedules, which made a real difference. The wider team have also been excellent, responsive, professional, and knowledgeable. Overall, the experience has been smooth and stress free, and we would highly recommend them.

The images to support my sale were some of the best I've ever seen, with additional video and drone images of the area. His narrative to describe my home was engaging not just a bland description of a room. He understood that you are not just selling a property but a lifestyle. I cannot rate him high enough.

My only feedback would be regarding the website, as I personally find it quite difficult to navigate and a little unclear in places. It can sometimes feel a bit all over the place when trying to find particular information. I think a slightly simpler and more organised layout would make such a difference and make the overall experience much easier for potential tenants/buyers. Just some friendly constructive feedback as everything else seems great :)
