We appreciate difficult selling markets but when working in those a realistic and honest approach from the estate agent to the seller is vital but unfortunately not something that this agent achieved in our experience

The team were friendly, welcoming and made everything really straightforward.<br><br>What really stood out was the unexpected new home gift box waiting for me when I collected the keys. Such a thoughtful touch and something you definitely don’t expect from an estate agent. It’s the little things like that which leave a lasting impression!<br><br>Looking forward to transforming this property and hopefully working with the team again on future projects. Highly recommend if you’re buying or selling on the Fylde Coast. ?

It would've been good to meet with the agent that was showing our property, so we can explain to him more about the property, but overall we're very happy. Quick responses, dealing with queries efficiently and very professional throughout.

Everything was explained clearly, the advice was professional and knowledgeable, and I felt the valuation was realistic and well supported by the local market. The whole process was straightforward, friendly and gave me a much better understanding of my property's value and the options available to me.

Always updated by mark and input into price reductions etc when some other properties were advertised or sold . Would use again great area knowledge compared to others we tried

What particularly impressed me was her willingness to take the initiative rather than simply allowing the issue to continue.<br><br>Her responsiveness, positive attitude, and determination to get the matter resolved made a real difference. It is very reassuring to deal with someone who genuinely cares about maintaining the property properly and finding solutions that work for everyone involved.<br><br>Excellent service from Jennifer and a great example of proactive property management. Highly recommended.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

I cannot recommend Susan Eve Estate Agents highly enough.<br>This was a challenging, non-straightforward sale as the property had fell into disrepair and was being sold by two estranged, separate Executors.<br>Right from the beginning when Rachael came to value the house, I could see her passion for the job, knowledge of the area and commitment to achieve a sale.<br>When a buyer was found after a short period of time, the whole team worked together putting my interests to the forefront. Communication with them was excellent and replies to queries always speedy. No matter who you spoke to they were all updated and on the same page. They dealt with sensitive issues with upmost diplomacy and professionalism.<br>They have worked miracles and managed to sell a property I thought would 'never sell in a million years' and achieved a good price. Thank you team!

16th Apr 2026 (18 weeks ago)We can not praise Peter , James and Eve enough during what is a stressful time. We bought one house and sold two houses within 6 months . They were very professional , courteous and friendly too. Which made approaching them easy. Nothing was to much trouble . So much so that I feel I have made a little friend with Eve . I would definitely use Unquie again and recommend anyone that is thinking of selling or buying to use them . Thank you to you all at Unique for making a stressful time less stressful .

28th Jul 2026 (26 days ago)Through out the year, general expectations of a letting agency were met. However, due to a couple instances, this rules out a good review.<br><br>One - they lied about attending a property when a fire risk was present, protecting their maintenance crew rather than admitting fault on their behalf. This was extremely concerning as all of our belongings including the house could have been destroyed!<br><br>Two - at the end of the tenancy, they charged their flat rate of £50 for a mattress clean for a tiny (1inchx1inch) brown mark, when the mattress was already measured by their own metric as ‘7’ meaning ‘minor marks or minor signs of wear and tear’. Then lied about the proceedings of the deposit return - stating that they would take all of the deposit if they did not accept our counter offer after three attempts via a 3rd party, causing our lead tenant to send a lower offer of £25, worried that they would take the whole deposit. However, this was a lie and this is not how the 3rd party operated, but it was too late to retrieve the offer once it has been accepted.<br>Additionally a mattress clean costs £50 or it doesn’t, the fact they even took our lower offer of £25 reveals they were just out for a quick cash grab, disgusting<br><br>All in all, MCR Move has a track record of a lying, do not go with them! Plenty of better agencies out there!

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Picked up keys today and very happy with the purchase for the price I got it for - would 100% use them again for another purchase as they have a lot of good deals if you are looking to buy tenanted property.
