5th Aug 2026 (18 days ago)Salter Rex managed our block of seven flats for seven years. Throughout that time, in our experience, the building suffered from ongoing rodent infestations, the communal areas were in a terrible state, the communal front door could literally be pushed open if you leaned on it, there were serious security concerns, and the carpets had become trip hazards. The condition of the building was, in our opinion, completely unacceptable.<br><br>Over the years, the service charges increased to around £1,800 per flat, per year. There are seven flats in the building, so you do the maths. Whenever we questioned the charges or requested supporting invoices for the contractors, maintenance or cleaning that we were paying for through the service charge, we felt our concerns were dismissed and were instead met with threats of debt recovery or court action if payment wasn’t made.<br><br>About a year ago, one of the other leaseholders put a note through my tenants’ door asking to get in touch because they had also had enough. As all of our flats were tenanted, it was incredibly difficult to track each other down, but eventually we managed to make contact with every leaseholder.<br><br>Together, all seven leaseholders instructed a solicitor and exercised our legal Right to Manage. For anyone who doesn’t know, Right to Manage (RTM) is a legal process that allows qualifying leaseholders to take over the management of their building by forming their own RTM company. It took around a year, but we were successful.<br><br>We have now removed Salter Rex as our managing agent and taken control of our own building. We appoint our own contractors, decide how our service charge money is spent and invest it back into improving the building instead of paying excessive management fees.<br><br>To any leaseholders who have had a similar experience with Salter Rex, or any other managing agent, please don’t assume you’re stuck with them. Look into your Right to Manage. It is absolutely possible to remove your managing agent if the leaseholders work together. It takes time, patience and commitment, but I can honestly say it has been one of the best decisions we’ve made.<br><br>And finally, to Salter Rex: the way we felt we were treated over the last seven years was deeply disappointing. I genuinely don’t know how you sleep at night, but I do know one thing I sleep a lot better knowing my hard-earned money is no longer going into your pockets.<br><br>Peace & love.

28th Jul 2026 (26 days ago)Read Daniel Rose's terms of business very carefully before you sign anything. In my experience this is an expensive agency with fees buried in the small print. I sold my flat in 2025, yet Daniel Rose have continued to collect the rent and demand commission on money I no longer receive, for a property I no longer own. When I asked them to stop collecting the rent and close my account, they refused. They are also holding the tenants' deposit and would not agree to hand it over, and they responded to my requests with threats of solicitors and a court claim.<br><br>The whole arrangement is completely one-sided: their contract is written so they get paid whether or not they actually do anything, even after a sale. After nearly six years as a client I found them unwilling to engage reasonably or to treat me fairly. Instructing this agency is the fastest way to lose tenants. Avoid at all costs.

8th Aug 2026 (15 days ago)We bought a house through Allen Davies earlier this year. Our main point of contact was Vivien, who was really communicative and helpful getting info from the seller. Meaning that the process from offer accepted to exchange took less than 3 months!

It is especially notable that we have been supported by the same people (Carl, Robert) over the years, which is rare and really helps with knowledge retention long term. They are very professional. 8th Aug 2026 (15 days ago)The team here really doesn’t seem to care about tenants. They often do not reply to emails or requests for help. They also send the cheapest contractors possible to run checks or (if you’ve asked a few times) fix things, and they only give a 12 hour window where a contractor “might” come. If you’re gone that day, and give ample notice that you will not be in, they won’t respond to your emails, and some poor contractor will call you at 9:30pm in the rain asking where you are.<br><br>I’m unsure if it’s inexperience or the state of renting in London. We love our flat, and our landlord seems kind, our biggest thorn is working with this agency.

He was of course motivated to act in the best interests of the seller, but he was professional, polite, detail oriented and diligent in dealing with our questions and concerns in a timely manner. He’s a good communicator. Our solicitor was not. He was able to reassure, educate and guide us through the unfamiliar process. He was always helpful and diplomatic which we much appreciated in the high stress of buying a home.

12th Jan 2026 (7 mo. ago)During my viewing with Mr Soobh, I felt uncomfortable due to comments about my choice of clothing and inappropriate remarks regarding bedroom size. The whole experience felt unprofessional. I was referred by a neighbour who secured a property late last year, so I expected better, especially given the type of properties involved. Based on my experience, I wouldn’t recommend, and I wouldn’t advise any woman to attend a viewing alone.
