3rd Jul 2026 (8 weeks ago)Charlie was excellent during the letting process — punctual at the viewing, quick to answer questions, never pushy, and responsive throughout the negotiation. Full credit to him; if this review were only about renting the place, it would be five stars.<br><br>Unfortunately my experience as a tenant since moving in has been very different. Because of some rain my flat flooded badly, with dirty water coming through the ceiling and windows into every room. None of the emergency numbers in the tenant handbook were answered that night. In the days and weeks that followed I had to chase repeatedly; deadlines the agency set for itself came and went, and several of my emails — including one flagging what appears to be mould developing on my bedroom wall — went unanswered. Weeks on, the flat still hasn't been repaired or dried out.<br><br>Separately, several maintenance issues that were documented at move-in and promised to be fixed have stayed outstanding for months.<br><br>Great at getting you through the door; much less so at looking after you once you're a tenant.
5th Aug 2026 (20 days ago)Salter Rex managed our block of seven flats for seven years. Throughout that time, in our experience, the building suffered from ongoing rodent infestations, the communal areas were in a terrible state, the communal front door could literally be pushed open if you leaned on it, there were serious security concerns, and the carpets had become trip hazards. The condition of the building was, in our opinion, completely unacceptable.<br><br>Over the years, the service charges increased to around £1,800 per flat, per year. There are seven flats in the building, so you do the maths. Whenever we questioned the charges or requested supporting invoices for the contractors, maintenance or cleaning that we were paying for through the service charge, we felt our concerns were dismissed and were instead met with threats of debt recovery or court action if payment wasn’t made.<br><br>About a year ago, one of the other leaseholders put a note through my tenants’ door asking to get in touch because they had also had enough. As all of our flats were tenanted, it was incredibly difficult to track each other down, but eventually we managed to make contact with every leaseholder.<br><br>Together, all seven leaseholders instructed a solicitor and exercised our legal Right to Manage. For anyone who doesn’t know, Right to Manage (RTM) is a legal process that allows qualifying leaseholders to take over the management of their building by forming their own RTM company. It took around a year, but we were successful.<br><br>We have now removed Salter Rex as our managing agent and taken control of our own building. We appoint our own contractors, decide how our service charge money is spent and invest it back into improving the building instead of paying excessive management fees.<br><br>To any leaseholders who have had a similar experience with Salter Rex, or any other managing agent, please don’t assume you’re stuck with them. Look into your Right to Manage. It is absolutely possible to remove your managing agent if the leaseholders work together. It takes time, patience and commitment, but I can honestly say it has been one of the best decisions we’ve made.<br><br>And finally, to Salter Rex: the way we felt we were treated over the last seven years was deeply disappointing. I genuinely don’t know how you sleep at night, but I do know one thing I sleep a lot better knowing my hard-earned money is no longer going into your pockets.<br><br>Peace & love.
14th Jan 2023 (3 years ago)I booked a viewing for Tuesday 10/01 at 2pm and the agent didn’t show up, I tried to call many times the office and nobody answered so after 15 minutes I left. The following day they apologised saying that who was supposed to show us the property was sick and they rearranged the viewing for today, Saturday 14/01 at 11am. Well, we are here now and yet again nobody showed up. I called the office and the guy who was supposed to show us the property today picked up and said that he wasn’t aware that there was a viewing rearrange for today and “he just saw the diary”. And then added that “to me my health is more important than your viewing”. (How rude by the way?!)Probably it is, but at least your office should have the courtesy to let us know rather than make us waiting. And if you re arrange a viewing and you don’t show up for the second time, well I wonder how your landlords can trust you to rent their properties. … without mentioning that on both days and appointments it was poring rain and my health is important as his health, thanks for letting me wait in the wet and cold weather. Ridiculous.

9th Jul 2026 (7 weeks ago)This is a factual account of our stay at 298 Gray’s Inn Road (Flat B), managed by Carter Reeves, on 08/07/2026.<br><br>During our stay, we discovered an active, deep-seated bed bug infestation across all three bedrooms. We have concrete video and photographic evidence of multiple live adult bed bugs on the bedding and live nymphs crawling on the walls. The presence of multiple life stages across every single bedroom indicates a severe, long-term infestation that could only occur through a complete failure of basic preventative maintenance.<br><br>The property advertises that guests have access to 24/7 contact support during their stay. However, when we discovered the infestation and called the emergency number at 2:00 AM, we were texted back and told to text our issue instead. The moment we replied and informed them of the live bed bug infestation, they completely ignored all further communication.<br><br>Because management abandoned their advertised 24/7 support obligations, I was forced to evacuate the apartment with my children at 2:00 AM, leaving us stranded in central London in the middle of the night with nowhere to go.<br><br>Since our stay, we have been made aware of at least three specific, previous complaints regarding bed bugs at this exact property that were raised directly with management. Every single one of these prior warnings was completely ignored, showing a calculated pattern of negligence. Carter Reeves has willfully disregarded documented guest complaints, choosing to continue renting out a biologically hazardous property to unsuspecting families.<br><br>A review of historical feedback reveals that multiple previous guests have explicitly warned this management team about bed bug issues at this address. Carter Reeves has willfully ignored these public complaints, choosing to continue renting out a biologically hazardous property.<br>This matter has been officially escalated to Camden Council’s Environmental Health department with our full evidence pack for formal statutory investigation and enforcement action. Booking.com has also been notified of the severe safety breach. Avoid this property at all costs.

28th Mar 2026 (21 weeks ago)I’ve had a nightmare experience with john co since the very beginning. First, they were incredibly inefficient with the move-in process, delaying my tenancy start date by three weeks and leaving the property vacant for that entire time. What makes this even more ridiculous is that they failed to carry out mandatory safety inspections (EICR, Gas Safety, EPC) during those three weeks of vacancy. Instead, they have contacted me three times in just my first three weeks of living here, demanding access for various contractors. It feels as though they are using me as an unpaid property manager to coordinate their overdue maintenance. If you value your time, privacy, and mental peace, I strongly advise you to look elsewhere. Their management is a complete mess.
8th Aug 2026 (17 days ago)The team here really doesn’t seem to care about tenants. They often do not reply to emails or requests for help. They also send the cheapest contractors possible to run checks or (if you’ve asked a few times) fix things, and they only give a 12 hour window where a contractor “might” come. If you’re gone that day, and give ample notice that you will not be in, they won’t respond to your emails, and some poor contractor will call you at 9:30pm in the rain asking where you are.<br><br>I’m unsure if it’s inexperience or the state of renting in London. We love our flat, and our landlord seems kind, our biggest thorn is working with this agency.

Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off. A really personable service, and a lovely and refreshing change compared to previous agencies!

They are responsive, helpful, and genuinely take the time to help you find the right property to suit your needs.<br><br>They are also clear and transparent when dealing with landlords and repairs, and they went above and beyond to ensure we had a smooth tenancy over the years.<br><br>A big shout-out to Alex as he's a real MVP.
