Once signed up to the auction company, they should take over the sale leaving very little for Connells to do, unfortunately this didn’t happen, the service we received was very poor. Thankfully, Samantha Oxley at Connells was on the ball, acting between us and the auction company. There were times when Sam was as frustrated as us with the lack of service from the auction company, but she kept working on our behalf.<br>Thanks Sam

20th Aug 2026 (3 days ago)UNAUTHORISED USE OF MY COPYRIGHTED PHOTOGRAPHS, PERSONAL DATA & PRIVACY CONCERNS<br><br>This review reflects my personal experience and the documentary evidence I hold.<br><br>I personally took photographs of our home throughout its renovation and completion. They included myself, my husband and our granddaughter, as well as our home and personal possessions.<br><br>When Austin Hawk were instructed to sell our home, I provided the photographs via a digital link with a clear written instruction that they were only to be shown to our prospective buyers.<br><br>Austin Hawk sold our home. Several months later, when the new owner decided to remarket the property, I discovered that Austin Hawk were using the same photographs again to market the property to a new group of prospective buyers.<br><br>I had never given permission for this subsequent use, nor had I transferred copyright or granted Austin Hawk an unrestricted licence to use my photographs.<br><br>I contacted Austin Hawk and specifically asked whether my photographs were being used again. I was told they were not. I raised the matter again and received further assurances that this was not happening. Only after I produced evidence demonstrating that the photographs were being used did John W acknowledge that they had in fact been used.<br><br>I find this particularly concerning because I had given clear, limited permission for the photographs to be used only in connection with the sale of our home.<br><br>Under UK copyright law, the person who creates an original photograph will generally own the copyright. A licence to use photographs can also be limited to a particular purpose. The subsequent use therefore raises serious concerns about potential copyright infringement and use outside the permission I granted. (gov.uk)<br><br>The photographs also contained identifiable images of members of my family, our home and our possessions. Their subsequent use for a different sale raises additional data-protection and privacy concerns, particularly in light of the original, expressly limited purpose. The ICO’s guidance requires personal data to be processed lawfully, fairly and transparently and in accordance with the purpose-limitation principle. (ico.org.uk)<br><br>Austin Hawk’s own Privacy Policy states that where they need to share a customer’s personal data with a third party, the customer will be informed beforehand and approval will be required. (austinhawk.co.uk)<br><br>Austin Hawk is also registered with The Property Ombudsman, whose members are expected to operate with appropriate standards of fairness, integrity and professional conduct.<br><br>I believe clients should be able to trust an estate agent to respect clear instructions concerning photographs of their family, home and personal possessions.<br><br>Having discovered that my photographs had been reused without my permission — and having initially been told that they were not being used — has seriously undermined my confidence in Austin Hawk.<br><br>This review reflects my personal experience and the documentary evidence I hold.

Difficult market and everyone sitting tight and so the effort from Victoria and her team to sell our house was even more appreciated. From the first meeting with Victoria to the day we handed the keys over we couldn’t have asked for more.<br>Super professional and kept us informed with every step of the way.<br>Wouldn’t hesitate to use their services again and throughly recommend the team to anyone wishing to sell their property in Newbury and the surrounding area. 24th Jul 2026 (30 days ago)I arranged a valuation to be done and two agents came out, one seemed very pleasant and nice however the other who wasn’t planned to do the viewing was rude obnoxious and showed very little interest in the property and made me feel as if I had wasted their time. This was a shame as the original estate agent had seemed genuinely nice and professional however did very little talking and was overpowered by the other estate agent. Overall compared to the experience from other estate agents on the same level I was extremely disappointed and upset by the whole experience.

8th May 2026 (15 weeks ago)All the above 'excellents' look ridiculous I know, but they accurately and honestly reflect the service that I have received from Richard James which has been nothing short of astonishing. From the very initial photographs for the advertisement to keeping me informed of viewings and confirming the results of viewings, they could not have been more attentive and considerate. In particular I must name and thank Mr James Sargeant of their Wroughton office for his dogged and persistent qualities. I live in Devon and was afraid that I might not be kept quite so well informed as a result, but I need not have worried. 15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
17th May 2026 (14 weeks ago)I used to be living in a nice apartment coachhouse, during the pandemic, I lost my job and could get the rent from the universal credit, so of course I was evicted. They problem was that I went through a mental health crisis at this time and suffering ever since. When I was away recovering in and out of hospital, I was told all my stuff was put into the garage below and I was being ILLEGALLY EVICTED, the stuff in the garage was their for a few months when me and my parents had to remove all my belongings into another garage I had rented next to and below the house. It remain their untill I could ship it up to their area, where it remained in storage for 4.5 years. I finally got through recovery and was able to deal with my belongings. Now bare in mind it was secure storage. I discovered around £600 pounds later including a broken tv on return to the flat with an eviction notice stuck to the door and the locks changed £100 worth of jewellery and £150 sporting clothes and a pair of designer glasses £150 missing ect with I realised after coming off medication that they had stolen from my property on that occasion of removing my goods during ILLEGAL EVICTION. I contacted the SCOUNDREL in charge of my property and got nothing but contempt. I will now give them 10 days to reply and start liaison with me or ill be filing a small claim to the courts, they now have 5 days left. If NICK JAMES CULLEY employees do this to paying customer or clients think what else they would do. Forget this as a good firm! If they evicted you during NATIONAL HEALTH CRISIS, when I begain a psychotic episode because of being made redundant, how far would they go really!!? JULIAN STOBBS WAS HIS NAME AND HE ADMITTS NO BLAME!
