14th Aug 2026 (9 days ago)I am writing this based on my experience dealing with an agent at Century 21 London Central regarding a serious water leak from a property they manage.<br>A leak from the flat above caused significant damage to my flat, including damage to the ceiling, walls and flooring, with further cracks appearing in several areas. The source of the leak was subsequently confirmed by a Westminster Housing technician.<br>I first informed Dusan about the matter on 21 June. Since then, I have had to repeatedly chase for progress:<br>9 July – followed up for an update<br>14 July – followed up again<br>20 July – followed up again<br>21 July – contractor visited the flat to inspect the damage<br>28 July – followed up again<br>3 August – followed up again<br>On 3 August, the contractor confirmed that he would prepare the quotation that evening and send it to the agent the following morning, with the intention of arranging the repair as soon as possible. I heard nothing further.<br>By 12 August, I had to chase again. The agent then emailed the contractor asking for the quotation. This was despite the agent having already asked the contractor for the quote on 9 July and again on 29 July.<br>As of 14 August, almost eight weeks after I first contacted the agent, I still have no quotation and no date for the repair.<br>What is particularly disappointing is that I have repeatedly had to chase both the agent and contractor, rather than seeing the matter actively managed through to resolution. From my perspective, it feels as though the responsibility is simply being passed back and forth, while the damage to my property remains unrepaired.<br>The situation has also developed further, with my tenant reporting electrical problems after the water spread through the flat, including repeated circuit/fuse tripping and lights no longer working. This makes the lack of urgency even more concerning.<br>I understand that the leak itself was not caused by the agent. My concern is entirely with how the resulting problem has been managed. I would expect a professional property management company to take ownership of a serious maintenance issue, communicate properly with all parties and ensure that necessary repairs are progressed within a reasonable timeframe.<br>I am also a landlord myself, and I take the condition of my property and the wellbeing of my tenant very seriously. I would never allow a repair issue like this to be left unresolved for this length of time. Based on how this matter has been handled, I would not use the agent and Century 21 London Central to manage my property, as this level of management could damage the landlord’s reputation and potentially expose the landlord to complaints, liability and legal action if the property is not properly managed.

They did a fantastic job selling my flat in Ranelagh Mansions and were a pleasure to deal with throughout the whole process.<br><br>They were professional, responsive and gave clear, sensible advice from the outset. Communication was excellent and I always felt completely up to date with viewings, feedback and the progress of the sale.<br><br>Most importantly, they worked hard to get the transaction over the line and made what can be a stressful process feel very straightforward.<br><br>A huge thank you to both Chris and Lauren. I would happily recommend them to anyone looking to sell in Fulham.
27th Jul 2026 (27 days ago)Marsh and Parson’s has confirmed in writing they owed me a rent refund yet it has been 3 months of me constantly emailing and calling and eventually I’ve had to escalate it to their director, then to the director of marsh and parsons to try get my refund that they CONFIRMED IN WRITING I WAS OWED. Horrendous communication, they don’t reply for weeks and I have to repeatedly call and chase them through emails in order to try receive a reply, meanwhile they keep passing the responsibility onto other members of their team to avoid resolving this issue. AVOID THIS COMPANY AT ALL COSTS. Absolute headache to deal with what should’ve been 1 email and a refund, yet they’ve dragged it on for 3 months. Unbelievable. If you’re thinking of renting from these lettings agents, save yourself the headache and choose another company.

My husband and I both work in real estate and to see these people in business is a joke. They have been double charging for management fees without any explanation and without notice. They don't answer emails or phone calls, their turnover of staff is constant so you can't get answers from anyone. NOT RECOMMENDED

Jonti was happy to talk through each stage of the process with me and answer all of the queries I had, which was great! The Lawson Rutter team were engaged with solicitors from both sides throughout, making the sale extremely quick and efficient. Cannot thank them enough!

From the start, the whole team were highly efficient, proactive and easy to deal with.<br><br>Anca and Ioana were both excellent throughout, keeping everything moving and making the process straightforward. A special thank you to John, who gave us sensible, honest advice and clearly understood the local market.<br><br>They secured excellent tenants for both properties and achieved record rents for us, which we were extremely pleased with. More importantly, we never felt they were simply focused on earning a fee. They acted like a proper business partner, looked at the bigger picture and genuinely wanted the best result for us.<br><br>We have dealt with plenty of agents over the years, and London Estates stood out for their communication, knowledge and personal service. He took time to understand our needs, was always on hand to take our phone calls, completely transparent and able to help navigate us through the sale using his years of experience.<br><br>He found us a buyer within the first week of us speaking to him and they had even put in an offer. 1st Aug 2026 (22 days ago)Landlords Beware, I was charged for a second year commission for the same tenants, this had not been made clear in the let only Terms of business instead it was put on a separate invoice in small writing at the bottom that a 6% charge will apply if the tenants stayed on, this is in contrast to the initial email I received from the director advising Let only fee will be paid once upfront. I was expecting to pay only £250 for a contract renewal instead I was charged £1680 for the second year. They are not transparent with their fees. They referred to additional assistance that had been provided during the tenancy. However, I did not request or agree to purchase any services beyond the Let Only instruction, and I was never informed that any assistance offered would later be relied upon as justification for the second-year commission such as rent increase or reconciliation of rent, this was undertaken voluntarily by them. This experience has highlighted the importance of transparency when landlords are entering into contracts.
