He showed an interest as I showed him around and had some very helpful advice for me. They keep you well up to date and it is never too much trouble for them if you call. They are an impressive team.

12th Mar 2026 (7 mo. ago)Savills were the letting agent for my property for about 6yrs after being bought by Area Estates. Savills do bare minimum with regards to repairs and maintenance. Camilla Kirby who recently left the company was lovely and made every effort to assist with the limited authority she had, sadly she was replaced by Rachel Bentley who is condescending, rude and quite frankly should not deal with the public in any capacity. Following a S21 notice due to selling before the new landlord rules come into affect in May, they attempted to charge £760 for removal of a fish tank from the loft of property despite it being in the property from the beginning of the tenancy and having no proof it wasn’t. She lied in a reference and stated that it couldn’t be changed as the director had approved it, and when I pressed her saying the reference was factually incorrect she stated “the DWP may be able to assist you with something in writing about your benefits”.

Good advice from Andrew to obtain a Surveyor to help establish the structural condition of the house and inform the sale price. Exceptional support from all the Samuel Wood team during viewings and dealing with offers. A very professional business.
14th Oct 2026 (13 days ago)Emma at Cobb undertook the selling of our property in Knighton and from start to finish it felt like our sale was in the hands of not only a dedicated professional who knows the market intimately, but of a compassionate individual who really cares about making the process as simple and smooth as possible with all the care and attention you could possibly wish for. Everything was top notch, from the initial enquiry, through the creation of the property details with excellent photographs and descriptions and on to the completion. Emma was always on hand, whether at the end of the phone, in the Knighton office or by email. Being looked after by someone who both lives and works in the area was a huge benefit and was an important factor in our decision to use Cobb Amos as our selling agent. The next day, I received a phone call from CobbAmos wanting to book a viewing the following day. The house was sold, etc, within a week.

11th Aug 2026 (11 weeks ago)There was a few days delay getting the property on the market but this was because they were very busy. We accepted an offer just four weeks after it appeared on Rightmove so if this goes through to completion we won't have anything to complain about !

They maintain communication throughout a lengthy process, repeatedly checking the sale progress with both the buyer and seller. They respond rapidly and positively to all requests. He has always been happy to help with any questions, offer advice and provide support whenever needed. Nothing has ever been too much trouble, and his friendly, professional approach has made the whole experience so much easier.
