14th Aug 2026 (9 days ago)I am writing this based on my experience dealing with an agent at Century 21 London Central regarding a serious water leak from a property they manage.<br>A leak from the flat above caused significant damage to my flat, including damage to the ceiling, walls and flooring, with further cracks appearing in several areas. The source of the leak was subsequently confirmed by a Westminster Housing technician.<br>I first informed Dusan about the matter on 21 June. Since then, I have had to repeatedly chase for progress:<br>9 July – followed up for an update<br>14 July – followed up again<br>20 July – followed up again<br>21 July – contractor visited the flat to inspect the damage<br>28 July – followed up again<br>3 August – followed up again<br>On 3 August, the contractor confirmed that he would prepare the quotation that evening and send it to the agent the following morning, with the intention of arranging the repair as soon as possible. I heard nothing further.<br>By 12 August, I had to chase again. The agent then emailed the contractor asking for the quotation. This was despite the agent having already asked the contractor for the quote on 9 July and again on 29 July.<br>As of 14 August, almost eight weeks after I first contacted the agent, I still have no quotation and no date for the repair.<br>What is particularly disappointing is that I have repeatedly had to chase both the agent and contractor, rather than seeing the matter actively managed through to resolution. From my perspective, it feels as though the responsibility is simply being passed back and forth, while the damage to my property remains unrepaired.<br>The situation has also developed further, with my tenant reporting electrical problems after the water spread through the flat, including repeated circuit/fuse tripping and lights no longer working. This makes the lack of urgency even more concerning.<br>I understand that the leak itself was not caused by the agent. My concern is entirely with how the resulting problem has been managed. I would expect a professional property management company to take ownership of a serious maintenance issue, communicate properly with all parties and ensure that necessary repairs are progressed within a reasonable timeframe.<br>I am also a landlord myself, and I take the condition of my property and the wellbeing of my tenant very seriously. I would never allow a repair issue like this to be left unresolved for this length of time. Based on how this matter has been handled, I would not use the agent and Century 21 London Central to manage my property, as this level of management could damage the landlord’s reputation and potentially expose the landlord to complaints, liability and legal action if the property is not properly managed.

23rd Jul 2026 (4 weeks ago)Made an enquiry for a 4 bed, called me many times but when telling them I’m self employed despite being more than capable of affording this they spoke to manager and made excuses saying landlord is fussy so I can’t proceed with viewing. If you are going to discriminate put clear requirements on the listing and don’t waste peoples times, or qualify and ask for larger deposits, bank statements etc instead of making excuses and wasting my time.

1st Aug 2026 (22 days ago)Our experience with Gillespie Gibbs was outstanding, and that’s entirely thanks to Adam.<br><br>After going through two terrible experiences with other letting agencies, we had honestly lost hope. Then we met Adam, and the difference was night and day. From the very beginning, he genuinely cared about helping us rather than just processing another application.<br><br>He went above and beyond to chase the landlord, keep us updated, and make sure everything moved as quickly as possible so we could move into our new home on time. What impressed us even more was that he would reply to our messages and keep us informed even when he wasn’t working, simply because he knew how stressful the situation was for my family. That level of dedication made us feel supported and gave us real peace of mind during a very difficult time.<br><br>His communication was excellent, he was always professional, and nothing ever felt like too much trouble.<br><br>In today’s rental market, where many landlords do whatever they want and too many agencies seem to forget that tenants are people because of the high demand for housing, it’s incredibly refreshing to find someone who genuinely cares. Adam’s customer service was exceptional, and his dedication made what is usually a very stressful process feel smooth and reassuring.<br><br>This industry needs more people like Adam. He is a real credit to Gillespie Gibbs, and we can’t thank him enough for all his hard work. They dealt with the sale in a very professional way — 10 out of 10!<br>We invited a few estate agents to view our property, and Jason was the only one who went out into the garden to appreciate the effort we had put into it. This was one of the reasons we decided to go with him.<br>Jason, Jo, Patricia and Nicola are all true professionals. Every one of them played a key role in selling our property, making the whole process completely stress-free and worry-free for us.<br>We would definitely recommend their services to everyone and would happily use them again in the future.

24th Jul 2026 (30 days ago)We had a great experience renting with Citydeal. During the market exploration phase, Omar was informative, clear, and responsive. He arrived early to our scheduled viewing, presented me with an information sheet, and answered all questions we had then and afterwards via Whatsapp. The offer and contract negotiation stages were efficient, and our requests were promptly communicated to and negotiated with the landlord by Slava. Signing, inventory checks, and moving in were smooth. We have had two small maintenance issues which were quickly passed onto the landlord by Leah and the management team, and prompted addressed. The landlord had been communicative and reasonable as well.

I have used them since 2016—initially for rental and later for the sale of my property—and every department has been outstanding.<br><br>When we first rented the property, Tony was brilliant—thoroughly professional and superb at finding us wonderful tenants.<br><br>Later, when moving to the sales department, that same high standard continued.Both the rental and sales teams have been consistently professional, friendly, and efficient. Their communication has been top-tier; they always kept me fully informed and handled key management, handovers, and complete confidentiality with absolute trustworthiness. Even during a challenging market, they were truly on it and delivered results.<br><br>A special and heartfelt thank you goes to Monika, along with Margaret and Robin in the Sales team, who were fantastic. Monika went above and beyond on multiple occasions. Since I wasn't based in London, her assistance and dedication has been invaluable. She was always highly professional, patient and polite, as well as prompt in replying to correspondence. 7th Aug 2026 (16 days ago)I have consistently had bad experiences looking for a flat through Foxtons in both Ealing and Guildford. This goes to show it is the mentality of the agency, rather than just a branch problem. Essentially, the lettings team will not admit that flats advertised are no longer available, and will offer to show you suitable flats based on your criteria. On most occasions, nearly all the flats did not meet my requirements (furtnished when I need unfurtnished, available after my move in date, etc). This is just a waste of time, which in the end may push some applicants to accept a flat out of need. It would be far better to admit there is nothing suitable right now, and let you pursue other agencies. Agents hunt commision and do not really care for their applicants and tenants. On the last occasion I was looking for a flat, the letting agent was talking about how obstructive tenants are these days, by not allowing unlimited access to flats for the new applicants. That should have been a warning sign.
