8th May 2024 (2 years ago)Agent turned up one and a half hours late for property inspection, no phone call to inform me. When I called their office a women said she has asked the women coming to visit to call me but she didn't bother. When I challenged her she said she had not been asked to call me to say she was going to be late only when she has finished her inspection (who's telling the truth) RED FLAG. She also whined on about being in a meeting and that she had only been working there for a week or so NOT MY PROBLEM not interested in time wasters. I needed to contact my landlord to inform him of the poor service he is paying for and in then contacted PP. A long story short when the evidence was put to Simon Bacon the manager he had no choice but to apologise to my landlord but no apology to me for wasting my time. Always going to apologise to the landlord because he's paying him. VERY POOR appears there is no proper in house or external communication. Glad I'm only going to here for a short period of time.

2nd Jul 2025 (10 mo. ago)Absolutely the worse agents ive ever dealt with, no communication, no answers in 6 months not 1 job was rectified on the property, was told by Craig we were a priority yet still nothing was done. House was dirty gardens overgrown. Lorraine avoids any question given to her or avoids your calls. I would advise anyone to avoid this shambles of an estate agents if you the type of person who likes communication and results not empty promises. Also charged us for tidying the gardens on us leaving even though they were worse when we moved in and told to leave it as we found it. 6 months of stress caused. AVOID AVOID AVOID
13th Apr 2026 (26 days ago)I feel compelled to share my experience with Property Link, located at 448 Bordesley Green, B9 5NS, to warn others before considering their services. From the outset, the company demonstrates a lack of transparency and professionalism. Prospective clients are not given adequate time or support to properly review agreements before being pressured into signing contracts. Even more concerning, the fees charged prior to signing are excessively high and feel completely unjustified. Unfortunately, the situation does not improve once tenants move into the property. Any maintenance or repair issues are handled extremely poorly. Requests for repairs are either significantly delayed or outright ignored, leaving tenants in unacceptable living conditions. Communication is particularly frustrating, as calls and messages are frequently disregarded. The conduct of staff members is equally disappointing. Employees often come across as unapproachable, dismissive, and at times disrespectful. This creates an environment where tenants feel unsupported and undervalued. Overall, this company shows a clear lack of accountability, professionalism, and customer care. I would strongly advise others to proceed with caution and consider alternative property management services. Not trustworthy and not recommended.

From the very first conversation, Angel Estate agent was different. They took the time to genuinely listen to our needs, fully understood our business requirements, and were very clear about what was realistic within our budget. Rather than pushing unsuitable options, they gave us honest guidance, clear direction on locations, and practical advice that actually made sense for our business growth. What really stood out was their commitment and persistence. They stayed with us throughout the process, kept communication clear and consistent, and worked hard to find a property that truly matched what we were looking for tomorrow not just something to close a deal. In the end, they successfully secured the perfect commercial property for our business, within budget and in the right location. The whole experience felt professional, supportive, and stress-reducing during what can otherwise be a very challenging process. If you are looking for an estate agent who is knowledgeable, patient, budget-conscious, and genuinely invested in helping you find the right property, I would highly recommend them without hesitation.

Wasting our time completely when all we are trying to do is find a family home ! This company is absolutely useless. I will not be using this company again
4th Jan 2022 (4 years ago)Pizza was like a DIY pizza one makes at home for the first time. Amateurish! The Pizzas were undercooked and both the pizzas were not sliced thoroughly. The doughs were too soft to separate pieces and they start to tear without keeping the pie shapes any more. The steam came through the bottom of the card board box and made the oily steam mess on the surface. The taste was not there, and, I don't believe the dough is freshly made but from the factory. I think the staff should go to their contender stores of the area and match the bake texture and cutting the slices. Delivery was fast arriving just under 35 min.

His agency stands out from the rest due to his highly personal service; we spoke with or saw only him so felt super confident he was fully engaged and invested in our sale at all times. His comms were also excellent, as were his problem-solving skills and professional partners. The photography was outstanding, with much thought taken in both the planning and execution. Highly recommended!
24th Jun 2021 (4 years ago)Raman and his team are very quick and efficient and great sub contractors as well in and out they get the job as soon as possible as well never let you down As per my review above, Raman and Jade went above and beyond to fix an issue for me and my family even Raman called and spoke to us on a weekend to update us on what’s happening and how soon it will be resolved, top top people to deal with and all round great service

Catherine is super friendly and communication is great. Charlotte is 100% proactive and always on the end of the phone regardless of the time of day. I would have no hesitation recommending them!

Everyone at Ruxtons was great, especially Nav & Tracy for their knowledge, patience and honest advice. 20th Nov 2025 (24 weeks ago)Moved out on 1st of November from a property managed by Lordsons. One month notice was given, as per my contract, and yet deposit is still to be returned by them, even if they had landlord’s confirmation to return in full. Not responding to calls or e-mails and now their website is no longer active. I suspect they never held my deposit in a protection scheme as I cannot find it on any of the main ones. Searching on the internet, it seems like they were banned by Southend Council in 2024. Stay way clear from this con agency!! I suspect a lot more people are or will be in the same position as I am!!
