6th Jun 2026 (20 weeks ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.

From our first meeting, Katie was professional, positive, honest and incredibly knowledgeable. Her valuation was backed by detailed market research and a really clear rationale and she got it absolutely spot-on. Our house attracted huge interest immediately and sold at asking price within just four days.<br><br>Katie kept us informed throughout, from photography and marketing to viewing feedback, offers and the performance of our listing across Rightmove and OnTheMarket. Everything was transparent and clearly explained.<br><br>Selling while returning to work after adoption leave could have been overwhelming, but Katie was a constant, reassuring presence: responsive, encouraging and completely committed. By the end, she felt like a genuine cheerleader in our corner. The wider team were equally well-informed, which says a lot about Blundells’ culture.<br><br>Katie is an exceptional agent with a very bright future ahead of her. We would recommend her without hesitation to anyone selling their home.

Outstanding support when things got difficult I first contacted Reeds Rains – previously at 16-18 Moorgate Street, now at Wickersley Rotherham in March 2024 to help me find a flat. From the start, I was told the landlord would manage the property. I thought it would make no difference whether it was managed by the agent or landlord, but it turned out to be a terrible experience all through my stay of over two years. What impressed me most was that the team stood by me from beginning to end, even when issues arose over my deposit. They guided me step-by-step and helped me successfully recover my full deposit plus overpaid rent — something I could not have done without their support. A special mention for Abby — even though she is no longer with the company, her hard work, resilience and dedication were truly noticed and appreciated. I also want to say the Accounts Department was absolutely amazing — efficient, helpful and always there when I needed them. Thank you to every member of the team. I couldn't remember names, the branch manager and other staff members was brilliant. You turned a very stressful situation around and showed real care for your tenants. I highly recommend this office.

Mark was available for advice same day ring back.Bartons got the viewers in every week chased feedback which helped us evaluate where we was in the Market. AFtersales great advice and help ?????? Above expectations they took the stress away handled my house sale their experience.in the field 5 star Also what I found Georgina is very approachable professional she and Bartons work 100 % to get your house Sold. Roy the guy that takes the viewers round your house is great as I have cameras was able to see what was happening and he gives viewers the information he knows about your property and he a salesman who tries to point out all the good things which helps with the Sale whilst be very productive with pushing the house forward above all great at his Job.

Andrew (sales progressor) never heard of his role - yet now i have been dealing with Andrew - all estate agents should have this role, to keep things (progressing) and smooth for all involved. 25th Sep 2026 (5 weeks ago)We used Lincoln Ralph for selling my late mother's house, which was our family home for approximately 54 years. We found them to be very friendly and professional from the outset, from the initial telephone call. The initial meeting and valuation appointment was not at all pushy or judgemental, unlike we had experienced with another estate agent. Gareth was excellent and had a great demeanour, very professional and knowledgeable, taking time to explain everything needed. We decided to go with Lincoln Ralph due to this., and to support a small local estate agent rather than some of the national companies out there. The service they have offered us throughout the process from start to finish has been absolutely fantastic. Michael has been very personable and everything has been explained clearly whether by telephone call or email and we have been updated on a regular basis, either just out of courtesy or as things have progressed. They seem a very caring business and put the customer first. I can't thank them highly enough and would certainly recommend them and would use them again in the future.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
