27th May 2026 (6 weeks ago)I wish i had gone with Andrea years ago. I had tried several local agents in the area over the years. Some overvalued my property to win the business or had the viewings conducted by junior staff without much experience. Andrea managed to get a genuine buyer and a successful sale despite the current problems in Central London. Courteous, conducted viewings himself and I wish I had met him and taken his advice years ago.
15th Sep 2025 (9 mo. ago)I wasn't overly impressed by the estate agent. While they were upfront about the market and the difficulty in selling, I don't believe they were actively engaged in the marketing of the property. While presence for viewings, I felt that the agent showing lack knowledge of the properly and area with the owners really providing the viewing. When recieving an offer, there was an underlying pressure to accept a bid which was well below our expectations and only through our push back we were able to get a more satisfactory offer. Something I don't think we could have got with the guidance of the estate agent

She is one of the best agents I have worked with! Additionally she has put me in touch with the surveyors which were really helpful in our buying process.
29th Mar 2025 (1 year ago)FJL produced a very good brochure with nice photos but they suggested we reduce the asking price which they recommended in the beginning. They had the house on the market for 5 months but we never received an offer even when.price was reduced.

Sue, Sarah and the team handled the issue quickly, graciously and with the utmost integrity. They made a stressful situation much easier to handle, and I would not hesitate to recommend this agency.

As a tenant, I have always been satisfied by the way the team passes information and responds reactively. I want to thank in particular Jonathan Davis as my property manager for over 2 years. 22nd Aug 2023 (2 years ago)If I could give 0 star, I would. Absolutely unprofessional, disrespectful, cheap & discriminative service that this agency provides. Home owners pay them to have a part of full service. The tenants will have to deal with their own reference checks etc. as the agency is washing their hands when it comes to doing anything that they are getting paid for. After being passed onto a referencing agency who couldn't do their job properly, (which I now believe happened in collaboration with the agent of DPR as they didn't want to give us the flat ) we've been asked to get in touch with a 3rd party agency to sort out the problem. Why would you use two 3rd parties to do your reference checks? Later on the agent made is seem like it was all our fault (that their agency couldn't reference us properly) and they ahed contacted the landlord and suggested him not to go ahead with us. In all honesty, you guys better make a call to Trading Standards as well - I reported them already.The more of us the better.

His knowledge of property in Blackheath is remarkable. He project-managed to get the house to market including decorating and cleaning. He is a delight to work with, always available along with his team. He judged the price perfectly and the house was sold 7 weeks after going on the market. Fantastic personal service, support the independent businesses.
29th May 2026 (5 weeks ago)I can’t rate Karen, Will and the team at John Payne Blackheath enough! They were really professional, supportive and determined in their approach to selling my flat. Communication throughout the process was consistent with regular updates and guidance throughout the time they were marketing my property. Thank you Karen for being such an amazing support to me during what was a stressful time. We got there in the end!

Suzanna made me feel completely supported throughout the entire process. She gave me thoughtful advice, was very responsive and did such a great job organising everything including giving access for trades people and chasing the solicitors. I would recommend her to anyone.

1st Jul 2026 (4 days ago)Unfortunately, I had a very disappointing experience with CKB. After seven months, the entire sale fell through.<br><br>While I appreciate that some aspects of the process were beyond the agency’s control, we were not given accurate information about the length and complexity of the chain. This proved to be a critical factor in the collapse of the sale.<br><br>Had we been told the full picture from the outset, we could have planned accordingly and adjusted our expectations and timelines. Instead, we were repeatedly reassured that exchange and completion would take place within agreed deadlines. Relying on those assurances, we made important arrangements that ultimately left us at risk of being without a home.<br><br>In the end, we lost seven months, spent thousands of pounds on legal fees, surveys and other costs, and had nothing to show for it. The lack of transparency and inaccurate communication throughout the process made an already stressful experience far more difficult than it needed to be.

After numerous flat viewings with different agents, it was very refreshing to interact with someone who really took the time to understand what I was looking for. Leon was extremely professional and went above and beyond. He followed up with me to make sure I got all the information I needed and helped clarify a couple of points with the owner.
