8th Aug 2026 (11 weeks ago)Heathgate are the management agents of our block.<br>Shabz is the manager for the block and I do genuinely feel he cares for the residents.<br>No management agent is perfect but after having 3 in as many years I can say that Heathgate are responsive, approachable (very rare for managing agents) and sensible. Shabz sorted an issue for our home that had been ongoing for over a year and caused us a great deal of stress and I am very grateful for this.

Cyntia literally saved the day by arranging this beautiful apartment for us, allowing us to move in the very next day!<br><br>It’s honestly mind blowing when you think about it. She went above and beyond to do everything she could to secure a place for us at such short notice. If it wasn’t for Cyntia and her team, I genuinely don’t know what we would have done.<br><br>Thank you so much!

9th Jul 2026 (16 weeks ago)This is a factual account of our stay at 298 Gray’s Inn Road (Flat B), managed by Carter Reeves, on 08/07/2026.<br><br>During our stay, we discovered an active, deep-seated bed bug infestation across all three bedrooms. We have concrete video and photographic evidence of multiple live adult bed bugs on the bedding and live nymphs crawling on the walls. The presence of multiple life stages across every single bedroom indicates a severe, long-term infestation that could only occur through a complete failure of basic preventative maintenance.<br><br>The property advertises that guests have access to 24/7 contact support during their stay. However, when we discovered the infestation and called the emergency number at 2:00 AM, we were texted back and told to text our issue instead. The moment we replied and informed them of the live bed bug infestation, they completely ignored all further communication.<br><br>Because management abandoned their advertised 24/7 support obligations, I was forced to evacuate the apartment with my children at 2:00 AM, leaving us stranded in central London in the middle of the night with nowhere to go.<br><br>Since our stay, we have been made aware of at least three specific, previous complaints regarding bed bugs at this exact property that were raised directly with management. Every single one of these prior warnings was completely ignored, showing a calculated pattern of negligence. Carter Reeves has willfully disregarded documented guest complaints, choosing to continue renting out a biologically hazardous property to unsuspecting families.<br><br>A review of historical feedback reveals that multiple previous guests have explicitly warned this management team about bed bug issues at this address. Carter Reeves has willfully ignored these public complaints, choosing to continue renting out a biologically hazardous property.<br>This matter has been officially escalated to Camden Council’s Environmental Health department with our full evidence pack for formal statutory investigation and enforcement action. Booking.com has also been notified of the severe safety breach. Avoid this property at all costs.
17th Oct 2026 (10 days ago)I tried to view an apartment twice, and both times were a complete waste of my time:<br>First visit: The agent showed up, but the keys didn't work.<br>Second visit: They mistakenly booked me for two different time slots on the same day. I emailed them clearly to confirm one and cancel the other. When I arrived at the location, nobody showed up. I called, and they claimed the other slot was the active one in their system (which was 1.5 hours later).<br>The final attempt: I agreed to wait and came back for the other slot, arriving just 7 minutes late. I called them while I’m front of the building, they told me the agent was already inside and coming down—yet no one ever showed up.<br>To top it all off, I sent an official email detailing all of this, and I haven't even received a reply. Utterly unprofessional management and zero respect for clients' time.

Overall, I felt well looked after and had full confidence in their advice and how they handled the entire process. Even my solicitor was impressed! I wouldn’t hesitate to use them again.

4th Oct 2026 (23 days ago)LOOK ELSEWHERE!!<br><br>One star, and only because zero isn't an option.<br><br>I rented through the West Hampstead branch for a year.<br>For the entire tenancy I repeatedly asked for letterbox keys and never received them. The property manager assigned to my flat changed several times over the year, so there was never anyone accountable and emails routinely went unanswered for weeks.<br><br>Checkout was worse. They proposed nearly £1400 in deposit deductions, including charges for pre-existing issues plainly visible in their own check-in report (a missing radiator cap documented as missing before I even moved in), £300 to clear a few small leftover items, and a £360 cleaning charge despite the full photographic record of the clean I provided. Every figure was a round number with no invoice attached.<br><br>The law puts the burden of proof for deposit deductions on the agent. This felt like a systematic attempt to monetise the deposit instead. Prospective tenants should look elsewhere.
