    We had been with Greenlands for almost 3 years, they have been very good landlords/agents. Any requests were immediately acted upon, fixing things were very quick. They are respectful of your space - no surprise visits and they always ask for your confirmation. I really like that they manage properties locally so their office is super close to the properties.     I am really surprised by this rate. This agency provides the worst service. Actually, it doesn’t provide anything, it just takes money from tenants. The houses are full of rodents, and pest control never visits despite all the complaints from tenants. The internet is not working properly, which prevents people from working from home. The food bin has been full for more than two months, and no one has taken it away. Where else should tenants complain to ensure basic safety standards are met? If nothing is fixed, I will upload photos so other people can see the conditions.... Read more

    Very poor experience with this office. Terrible service stemming from terribly poor management. I have had my offer accepted by the vendor nine (9) months ago and contract exchange has not yet taken place! Still ongoing. Branch manager Andrew Wallington who should be dealing with the project, continuously on leave and taking days off. Just a general lack of involvement. Even incompetence has its limits. I have had to personally chase for updates for the majority of the 9 months with Mr Wallington's colleagues, who of-course scarcely know what is going on. Finally, I have come to a position where I am forced to bow out. Having already raised this issue with the Regional Manager- Jacqui White. Her response was essentially it is a "busy office", there are no "notes on the system" to confirm [my] complaints and if you remain dissatisfied, refer your complaint to the customer relations manager. I will now be taking this up with the The Property Ombudsman. I certainly will not be contacting Haart for any further dealings and would recommend this office only as one to avoid.... Read more

    Absolutely terrible. I had the displeasure of renting with Spencer Munson from 2020 to 2023 and I am appalled at their service. Issues with our rented property was noted when we moved in, such as blown double glazing that needed to be fixed, but we never got that fixed in the entire 3 years. We needed ventilation in the bathroom and I chased them for 2 years to get an extractor fan fitted. We had contractor after contractor visit yet nothing was ever done because they couldn’t organise. We had one contractor come twice for the same thing! He was as confused as us and stated he sent his quote to them and never heard back till months later when he was asked to go and visit again! We ended up with horrid mould due to their negligence. Every time I would call or email I was told they were sorry for my wait and would check with management and call back. Yet I never ever got one call back!! I was sick and tired of chasing so I made them aware I would report them to the ombudsman and that is the only time I got a response! Even then, it took MONTHS to get an extractor fan and still nothing was done about the window. The boss himself came to our property because it had gone on so long. Originally he gave us a day and time and never showed. This happened twice which I can understand things happen, but he never attempted to call or email while we waited in. When he did arrive, he tried to tell us the property was so old it didn’t need an extractor fan. I brought my grandad around for this reason. He has been a builder all this life and knows the laws. The building is required by law to have some form of ventilation in the bathroom to combat the mould that was growing. The boss tried to give us the run around but it did not work. We decided to move out earlier this year as we were fed up of them and were given the option to self clean to a professional standard or pay for cleaners. We cleaned ourselves and I videoed the entire flat as proof, knowing what they were like. We spent 2 days scrubbing every inch, skirting boards, corners, lamps, oven, fridge, windows and it was spotless. We used their own checklist to make sure we had everything to their standard only to be told we would be charged £250 for a ‘further clean’ after moving out. So a waste of our time. Don’t give the option to self clean if you are going to charge for progressional cleaning regardless! My family friends helped who are actually CLEANERS, so when I say it was cleaned to a professional standard I mean it. We were then charged over £200 for ‘bathroom damages’. After probing into this I was told the ‘damage’ was a loose toilet roll holder that just needed tightening…and the seal on the shower door was coming apart. So they were wrongly charging us for wear and tear NOT damage. So £500 out of our deposit later we are finally out. Appalling management, morally wrong and from what I saw in 3 years, could not manage a property and keep them to a good standard. Avoid at all costs or be prepared to be spending your free time calling and chasing.... Read more

    rented a property through Blackstone Residentials from 17/03/2024 to 01/02/2026, and it was one of the worst renting experiences I’ve had. From the beginning of the tenancy until the day we moved out, several major issues in the property were never properly resolved. One sink never worked correctly, one shower had ongoing problems, and the washing machine was faulty for months. Even after repeatedly reporting these issues, repairs were either delayed for an unreasonable amount of time or never properly fixed at all. The washing machine replacement alone took around 3–4 months, and the replacement provided was a refurbished machine with very limited functionality. What was most frustrating was the attitude from the agency whenever we raised complaints. Instead of taking responsibility and managing the property professionally, they constantly blamed the landlord by saying things like “our owner is not good” or “she doesn’t listen, we can’t help.” As tenants, that should not be our problem. We were paying rent expecting a properly maintained property, not excuses for nearly two years. Every time we contacted them about maintenance issues, it felt like they were doing us a favour instead of fulfilling basic responsibilities. Many of the complaints we raised at the start of the tenancy were still unresolved by the end. The situation became even worse after moving out when they attempted to claim nearly 90% of our deposit — including deductions related to issues we had already been reporting to them for around 1.5 years. Thankfully, the deposit was protected through DPS, and because we had evidence, emails, and documentation, we were able to dispute the claims and recover most of our money back. My advice to anyone considering renting through this agency, especially students: document absolutely everything. Take photos and videos before moving in, keep all emails, and never rely only on verbal promises. Without evidence, it would have been very easy for us to lose a large amount of money unfairly.     I’ve had a nightmare experience with john co since the very beginning. First, they were incredibly inefficient with the move-in process, delaying my tenancy start date by three weeks and leaving the property vacant for that entire time. What makes this even more ridiculous is that they failed to carry out mandatory safety inspections (EICR, Gas Safety, EPC) during those three weeks of vacancy. Instead, they have contacted me three times in just my first three weeks of living here, demanding access for various contractors. It feels as though they are using me as an unpaid property manager to coordinate their overdue maintenance. If you value your time, privacy, and mental peace, I strongly advise you to look elsewhere.     Extremely disappointing experience with Johns&Co at London City Island. From our very first conversation, we made it explicitly clear that parking was a requirement for us. We were initially shown a property with parking, shown the parking area itself, and then shown another property which we were told also included parking. Based on those representations, we proceeded and had our offer accepted. Only later did we discover — via a WhatsApp message from the agent Katie — that the property did not in fact include parking and that we would need to rent a space separately. This was clearly material information and something we had specifically stated was essential to our purchase decision. We would never have proceeded had the correct information been provided from the outset. What made the situation worse was the handling afterwards. We were initially told compensation would be offered, but after querying the amount, the local manager Elliot called to say we would receive nothing because the issue had been discovered “early in the process” and he did not believe anyone had done anything wrong. The overall attitude felt dismissive and lacking in accountability. We were left having wasted significant time and effort progressing a purchase based on inaccurate information, and ultimately had no choice but to withdraw.
