10th Jan 2026 (7 mo. ago)We had been with Greenlands for almost 3 years, they have been very good landlords/agents. Any requests were immediately acted upon, fixing things were very quick. They are respectful of your space - no surprise visits and they always ask for your confirmation. I really like that they manage properties locally so their office is super close to the properties. They are very responsive with the emails, repair requests, questions - anything you need. We got the deposits back really quickly as well. Thank you Will very much for taking care of us!

14th Aug 2026 (10 days ago)I rented through Property Liaisons for just over a year and can honestly say I have rarely encountered such poor management. At almost every opportunity, mistakes were made. These ranged from minor but persistent issues, such as the admin team repeatedly misspelling my name despite it being clearly shown in my email address and signature. To more serious concerns, including a failure to inform us about a building-wide cladding issue and ignoring our questions regarding fire safety.<br>From start to finish, I was unimpressed with the level of service. A few examples highlight why my confidence in the company steadily declined:<br>* When we attended the office to sign our rental contract, we noticed the flat we were about to sign for was being advertised for sale in the window. When we asked about this, the two staff members present were unable to provide a clear answer and had to make a call, eventually confirming that the property had in fact been taken off the market some time earlier.<br>* Upon moving in, we were given the wrong parking space and an incorrect bin access code. In addition, several important emails were delayed because our email addresses had been entered incorrectly, despite the fact we had already been in regular email correspondence with them.<br>* A maintenance issue involving a broken vent, first reported on 11 March 2025, was never resolved. The fault caused the temperature in the flat to drop and interfered with the heating system. Each time we followed up, we were told that a new contractor had been appointed and would be in touch. Despite sending photos and repeated chasers, no repair was ever carried out.<br>The most serious issue, however, was discovering—through neighbours and the sudden introduction of a waking watch—that the building had unsafe cladding. Our subsequent email requesting further information went unanswered. While it may not be a legal requirement to disclose such issues to prospective tenants, it feels deeply unethical that this was not communicated to us before we moved in.<br><br>It is worth noting that our day-to-day interactions with Kier and Kieran were consistently positive. They were helpful, professional, and responsive in their direct dealings with us. Unfortunately, their efforts were undermined by wider administrative failings wilthin the organisation.
14th Sep 2018 (7 years ago)Very poor experience with this office. Terrible service stemming from terribly poor management. I have had my offer accepted by the vendor nine (9) months ago and contract exchange has not yet taken place! Still ongoing. Branch manager Andrew Wallington who should be dealing with the project, continuously on leave and taking days off. Just a general lack of involvement. Even incompetence has its limits. I have had to personally chase for updates for the majority of the 9 months with Mr Wallington's colleagues, who of-course scarcely know what is going on. Finally, I have come to a position where I am forced to bow out. Having already raised this issue with the Regional Manager- Jacqui White. Her response was essentially it is a "busy office", there are no "notes on the system" to confirm [my] complaints and if you remain dissatisfied, refer your complaint to the customer relations manager. I will now be taking this up with the The Property Ombudsman. I certainly will not be contacting Haart for any further dealings and would recommend this office only as one to avoid.
18th Apr 2024 (2 years ago)I didn't have a perfect experience with Franklyn James in terms if number of viewings although they were quick to advertise the property and the listing was strong. The market was incredibly slow too so it's hard to say if any other agent would have performed better.

From the listing to the exchange and completion, everything was seamless. Excellent communication throughout from Ben, Roy and Kym. Thanks very much for making a stressful time so easy.

2nd Mar 2026 (25 weeks ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.
10th May 2026 (15 weeks ago)rented a property through Blackstone Residentials from 17/03/2024 to 01/02/2026, and it was one of the worst renting experiences I’ve had. From the beginning of the tenancy until the day we moved out, several major issues in the property were never properly resolved. One sink never worked correctly, one shower had ongoing problems, and the washing machine was faulty for months. Even after repeatedly reporting these issues, repairs were either delayed for an unreasonable amount of time or never properly fixed at all. The washing machine replacement alone took around 3–4 months, and the replacement provided was a refurbished machine with very limited functionality. What was most frustrating was the attitude from the agency whenever we raised complaints. Instead of taking responsibility and managing the property professionally, they constantly blamed the landlord by saying things like “our owner is not good” or “she doesn’t listen, we can’t help.” As tenants, that should not be our problem. We were paying rent expecting a properly maintained property, not excuses for nearly two years. Every time we contacted them about maintenance issues, it felt like they were doing us a favour instead of fulfilling basic responsibilities. Many of the complaints we raised at the start of the tenancy were still unresolved by the end. The situation became even worse after moving out when they attempted to claim nearly 90% of our deposit — including deductions related to issues we had already been reporting to them for around 1.5 years. Thankfully, the deposit was protected through DPS, and because we had evidence, emails, and documentation, we were able to dispute the claims and recover most of our money back. My advice to anyone considering renting through this agency, especially students: document absolutely everything. Take photos and videos before moving in, keep all emails, and never rely only on verbal promises. Without evidence, it would have been very easy for us to lose a large amount of money unfairly. Based on my experience, I would not recommend this agency.
28th Mar 2026 (21 weeks ago)I’ve had a nightmare experience with john co since the very beginning. First, they were incredibly inefficient with the move-in process, delaying my tenancy start date by three weeks and leaving the property vacant for that entire time. What makes this even more ridiculous is that they failed to carry out mandatory safety inspections (EICR, Gas Safety, EPC) during those three weeks of vacancy. Instead, they have contacted me three times in just my first three weeks of living here, demanding access for various contractors. It feels as though they are using me as an unpaid property manager to coordinate their overdue maintenance. If you value your time, privacy, and mental peace, I strongly advise you to look elsewhere. Their management is a complete mess.- 18th May 2026 (14 weeks ago)Extremely disappointing experience with Johns&Co at London City Island. From our very first conversation, we made it explicitly clear that parking was a requirement for us. We were initially shown a property with parking, shown the parking area itself, and then shown another property which we were told also included parking. Based on those representations, we proceeded and had our offer accepted. Only later did we discover — via a WhatsApp message from the agent Katie — that the property did not in fact include parking and that we would need to rent a space separately. This was clearly material information and something we had specifically stated was essential to our purchase decision. We would never have proceeded had the correct information been provided from the outset. What made the situation worse was the handling afterwards. We were initially told compensation would be offered, but after querying the amount, the local manager Elliot called to say we would receive nothing because the issue had been discovered “early in the process” and he did not believe anyone had done anything wrong. The overall attitude felt dismissive and lacking in accountability. We were left having wasted significant time and effort progressing a purchase based on inaccurate information, and ultimately had no choice but to withdraw. Buyers should be very careful to independently verify all “confirmed” information provided during the sales process.

5th Jul 2022 (4 years ago)I vacated my property what is now 6 months, I continue to be ignored and left without my deposit. The behaviour is criminal and I would like to warn others before making the same mistake I did in dealing with this company.
7th Mar 2025 (1 year ago)Took us approximately 7 months to complete but that was due to unforeseen circumstances in onward purchase. The staffs at Balgores were excellent and provided excellent service from initial consultation to completion. Highly recommended!
