25th Apr 2026 (13 days ago)????? A First-Class Team We cannot recommend Property Connections in Bathgate highly enough. From start to finish, the service was slick, smooth, and very professional. Kevin Slattery was our estate agent and he is truly in a league of his own. Throughout the entire process, he remained incredibly efficient and maintained a calm, professional manner that instantly put us at ease from day one. His knowledge of the current property market and sales is second to none, he really knows his stuff. The social media coverage and the house video were brilliant and presented our home in the best possible light. Also a huge thank you also to the rest of the office team who kept us updated every step of the way, we never had to chase anyone for information. Selling a home is stressful, but Kevin’s sense of humour was much appreciated when things got tense. It made a world of difference! 3rd Nov 2023 (2 years ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.

Not ideal - feel like they had too much work to handle mine at the time. Would have fathered they had just said they were too busy than wait too I was stressed and lost out on buyers.

This is our second time in 3 years using their services for two very stressful house moves. Lynsey dealt with everything so efficiently and explained everything clearly. I cannot recommend this Company / Service highly enough. I would not hesitate to use them or recommend to others. Thank you again!

From my first meeting with Lewis Hunter and my early contact with Suzie Steenkamp, I felt completely at ease and confident moving forward. A special mention goes to Rhonda Gunn, my Property Sales Negotiator, who was absolutely amazing throughout the entire process. She communicated with me quickly and consistently—often daily—and always kept me fully updated. Thanks to the team’s hard work, I had a high number of viewings and even received an early offer. I requested twice, in two different ways, to view a property, but I received no response. The property went under offer without giving me the chance to visit it. I attach proof of it.
2nd May 2026 (6 days ago)We haven’t actually used the services of Avenue Road yet, but I feel compelled to write this review anyway. We viewed a house on a bit of a whim and decided we wanted to make an offer. We’d therefore need to put our own house on the market pretty fast! We had a property valuation with Andrew literally the next day. He was very friendly and clearly knowledgable about the local area. Unfortunately, we didn’t end up going to the market as our offer wasn’t accepted on the purchase but if we were, I wouldn’t hesitate to call Andrew again.
