22nd Jul 2023 (2 years ago)They are terrible! I have reported them to the Property Ombudsman due to their bullish, oppressive and unlawful approach to me. Their communications is poor and have very poor management and people skills. Their complaints procedure is inadequate, poorly implemented as led by the person I complained about. No response to a Solicitors letter either.

The property has been comfortable, well-maintained, and located in a quiet and convenient area, making it a wonderful place to call home.<br><br>I would like to give special appreciation to Hamilton, the letting agent, for consistently professional and friendly support. Agent has always been quick to respond, clear in communication, and helpful with any questions or maintenance requests throughout my tenancy. Their approachable attitude made everything easier.<br><br>I also want to acknowledge Jamie, the Lettings Manager, whose guidance and support have been equally excellent. Jamie ensured that the entire rental process—from move-in to ongoing tenancy—was smooth, transparent, and well?managed. His professionalism and attention to detail were truly reassuring.<br><br>Overall, this has been one of my best rental experiences. I am genuinely grateful to both Hamilton and Jamie for their excellent service, and I would highly recommend this property and the agency to anyone looking for a reliable and well-managed home.<br><br>The property maintenance has been extremely good throughout my tenancy. Whenever an issue was reported, it was usually resolved by the very next day, especially when the property was managed directly by the agent. Their quick response and efficiency made living here much more comfortable and stress?free.<br><br>It would be really helpful if the property continues to be managed well so that there are no unexpected deductions from the deposit at the end of the tenancy, other than the standard professional cleaning. Clear communication and regular maintenance throughout the tenancy make the checkout process fair, smooth, and transparent for everyone.

21st Oct 2025 (21 weeks ago)This estate agent is a joke when it comes to marketing properties and getting tenants for landlords. I made the terrible mistake of being lured in by Japan Services’ low fees vs. the high street nationwide companies. First they took almost a week to implement small changes to the contract, the flat photos for the ad were taken ON A PHONE BY AN AGENT are were just as disastrous as you’d expect: badly lit, terrible angles, not cropped. So the ad was a disaster. For all these reasons they failed to get a SINGLE VIEWING in 3 weeks. Let alone an offer. And didn’t even get in touch to discuss a price drop. In general, their communication was abysmal. After giving Japan Services ample time I hired a high street agent who had dozen of viewings within the first 48 hours and three offers in less than a week. I 100% regret ever working with this estate agent and they proved correct every negative stereotype of incompetency in this industry. If I’d just gone with a more expensive high street agent I’d have made back the price difference due to my flat not sitting empty for weeks. Do not repeat my mistake. I dread to think what they’d be like actually managing a property…

While arranging a tenancy, they threatened to pull our contract if we didn't agree to pay within 24 hours, stating the past tenants wanted to remain in the property. We were in contact with the past tenants whoever, who were all moving out of the city. They made a meal out of every situation we encountered them in, and had a horrid smarmy attitude which made any interactions draining. Steer clear unless you're also an energy vampire.
25th Feb 2026 (22 days ago)Would not recommend renting or selling your property with this company. Bad experience all round. Careless and unprofessional. Left me out 5k loss and were never chasing tennant for arrears. Never updating me on anything, managed my property very poorly
1st Feb 2026 (7 weeks ago)I recently used Hilton, King and Lock to sell my house and found them to be excellent. They were readily available to answer any questions or queries I had. Once the sale was agreed they were constantly tracking the progress of the transaction with solicitors and my buyer. I would thoroughly recommend them to anyone wanting to sell their home.

Communication was consistently clear and reliable, and any queries we had were dealt with promptly. Whenever maintenance issues came up, they were handled quickly and efficiently, which made living in the property easier and stress-free. What really stood out was how approachable and genuine the team are. They’re down-to-earth people who are easy to talk to and clearly care about providing a good service to tenants. Our move-out process was handled smoothly and professionally, which made what can often be a stressful time much simpler. A special thank you to Sanjay and Dylan in particular. Overall, a great experience and I would happily recommend them.

As first-time buyers, we felt completely supported and reassured by his guidance as he is highly knowledgeable, approachable, and truly goes above and beyond for his clients. We would highly recommend Checkmates to anyone on the property market.
9th Dec 2025 (14 weeks ago)One of the worst letting experiences I’ve had. Poor communication, emails ignored, phones often not answered, and only after days of chasing did we find out the landlord wouldn’t accept a guarantor, despite this being clear from the start. They completely wasted our time and money. - Update, in reponse to owner's comment: Terrible, misleading experience. From day one we clearly stated on the offer form that we needed a guarantor, and your agent Daniel explicitly told us this was fine. You then dragged things out for about a week from the last week of November, taking documents and running checks, only to suddenly claim at the end that “the landlord doesn’t accept a guarantor.” That guarantor requirement was on the original form you sent to the landlord, she accepted the offer on that basis, and I even asked again and you confirmed it was okay. Hiding behind “duty of care” after wasting our time and blocking us from renting elsewhere is completely unprofessional and unacceptable.

13th Oct 2025 (22 weeks ago)Sonia Estates could not wait longer than two weeks after my husband’s passing to start their plot to scam me. Informed me that minor repairs needed to rent after the contract expired. No deposit money given to me as they retained it! They ran up 8000 pounds( 12,000 pounds is what they demanded initially) worth of non existent repairs without my permission. When I disputed it, they secretly rented out my home and had no intention of informing me about it, nor of paying me rent!! They also had the secret idea of letting the home out to Capital Living who would charge us a commission, and Sonia would very kindly keep collecting another 7 percent commission too! This was only revealed to me after months of questioning Sonia Estates. They then threw away all of my furniture and asked me for an additional 15,000 pounds to furnish it again! So, they tried to make almost 27,000 pounds from the death of my husband! Sonia Estaes lied to the Ombudsman who accepted their lies that all of the above arrangements were agreed upon by me over a phony phone call! Even though I won the case, they were asked to pay me only 150 pounds! They now keep getting my Google review deleted!
13th Mar 2026 (6 days ago)The worst Agency I have ever worked with in my 10 years in London. Sorry, I am blunt and honest. Unprofessional, begginers and liars, no communication. We saw a flat, posted that day. We called to book a viewing and we decided to put an offer straight away. They send a teenager for the viewing that had no basic information about utilities and seemed a bit lost to be honest. ( of course, everyone starta from someeqhere, however you need to be prepared at least to answer basic info) After one week in which they did checks, they decided to call us on a Saturday afternoon to inform us that the landlord has decided to sell the property. They also said that they have tried to contact us for 2 days. It wasnt true. We have spoken on a phone 2 days before, no mentioning on anything. No phone calls, no emails. And why the checks were not stopped if the landlord decided to sell? On top, they did not even offer us another house to view or even offer to help moving forward, as we mentioned we were in trouble and had to move asap. We only got an apology, which left me and my friend having to stay in hotels and hostels. Basically homeless. If there was 0 stars, I would give -10. I do not recommend. Wondering also if you guys should receive some training and if maybe there is a reason why you had 3.5 stars reviews even before we wanted to collaborate with you.
