10th Feb 2026 (5 weeks ago)I received excellent service from Kimmit and Roberts Estate Agents. From start to finish the team were professional, approachable, and incredibly helpful. They kept me fully informed throughout the process, always responded quickly to any questions, and made what could have been a stressful experience feel straightforward and well managed. Their knowledge and friendly attitude really stood out, and I wouldn’t hesitate to recommend them to anyone buying or selling a property.
23rd May 2024 (1 year ago)Bit strange, as my sister applied for a rental property and I was to be the guarantor they denied my application even though my payslips were valid? Stating I earn half the salary I put down? They advised me that home let denied my application but they were Lieing as home let has written it in email stating the above. MILLIE I think her name is the, she has been dealing with me on two occasions and for some reason both applications have been denied and then compulsively Lieing to me and my family. To be honest she’s bad reputation to the company. She doesn’t even know left from right let alone a guarantor. Would not recommend this company at all I don’t know if it’s racial profiling but to be honest it feels like that. Would advise people to stay away!

14th Oct 2025 (22 weeks ago)Tried selling a flat with them and it was a drawn out and painful process. It lasted more than a year before it fell through. Going with their contractors and solicitors was the biggest mistakes I made in the sale. I thought if I went with their recommendations, they will facilitate the process, but no. One was dishonest and the other one completely incompetent. Stuart Edward was initially responsive, but then when run into problems months down the line, Lindsey stopped answering calls and the boss Stuart did not call back when messages left. I was left on my own to deal with all the technicality and mess. It was so horrible and stressful, I do not wish it on anyone. Two stars was being very generous as they were ok initially. I went with them because I wanted to support family business. Never again.- 10th Mar 2026 (8 days ago)Overall, good valuation and good knowledge by the management. Poor communication and difficult to get in touch with. Felt as if sales may have been missed due to phone not being answered.

Chris always replied to me and took action right away to support me during all the process, and during the time i rented the property if i requested any assistance or repairs. Very honest person. My full deposit has been refunded as well. I really appreciate his proffesional service.
2nd Jan 2026 (11 weeks ago)Be warned this company is really bad takes deposits and makes excuses up not to proceed and to keep holding deposits along with taking a deposit and when partner admitted she had previous credit issues they tried to say it was not declared when it was and have proof of this. I will be doing full media coverage about this company on tiktok and Facebook so I will upload all proof what I am saying and then you will know not to use Drummonds at all if you are a Tennant or a landlord. I will update a link later today to show evidence and full correspondence from colin drummond of Billingham. Thanks for reading

16th Feb 2026 (30 days ago)From the beginning, communication was poor. Calls and emails were ignored, updates were not provided unless I chased repeatedly, and I often felt completely in the dark about what was happening with my own property. Basic professionalism and proactive communication were simply not there. What is most frustrating is that a perfectly viable sale appears to have been sabotaged by a lack of competence and care. Key information was either delayed or poorly handled, follow-ups with the buyer were not managed properly, and issues that could have been resolved quickly were allowed to escalate unnecessarily. Instead of guiding the process smoothly, the agent created confusion and tension. There was no sense of urgency, no strategic negotiation, and no accountability when things started to fall apart. Rather than taking responsibility, I was met with excuses and deflection. Selling a property is stressful enough without having to micromanage the very person you are paying to represent your interests. I expected expertise, diligence, and professionalism. Unfortunately, I received the opposite. I would strongly advise others to think carefully before instructing this agency.

The previous team of Brian & Neil were excellent but now the staff won't return calls or emails and still owe me £150 since last Dec which they promised to pay but never have. Very poor.

24th Jan 2026 (8 weeks ago)Estate agent Vikki Allison very unprofessional, terrible service n simply does not care to sell your property. Not informed of potential buyers whom a couple having to contact me directly making me aware of their lack of help. Not even informed prior to viewings, sent reminder only night before. Board still left broken outside for weeks now when told fixed in 2 days. Advert incorrect stating '1 bathroom' when there are 2 bathrooms in fact . 3 toilets in total with 4 bedrooms. Left unchanged for a month after notifying them. Was told initially by Vikki I would be looked after as having mental health concerns but this woman, it would seem, deliberately sabotages any success. I have read all of these reviews n I am far from the first to receive a disgraceful experience.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
