1st Oct 2026 (26 days ago)Unfortunately, I cannot recommend this agency based on my experience. Throughout the entire buying process, I found the agency to be very unhelpful and, once the seller accepted our offer, they essentially washed their hands of the process. Emails often went unanswered, and communication was neither professional nor transparent.<br>I was also given a number of statements and assurances about the property during the sales process which later proved to be misleading and, in my opinion, amounted to mis-selling. This was extremely disappointing, especially when making such a significant purchase.<br>I genuinely regret having to leave a review like this, as I am not normally someone who leaves negative reviews, but the way this was handled was simply not acceptable. I would not recommend this agency to anyone.<br><br>Edit<br>What kind of answer is that? "Should you wish to discuss further"<br>Ridiculous!

(...even for some issues that weren't standard. e.g. A bird got stuck in an external vent, so they extracted the bird and put a more solid cover on the vent. They also put a more solid cover on a vent in the back which required an entire roofing team!) Eleanor Gregory personally came to see all the things that needed fixing. THANKS!
23rd Jun 2026 (18 weeks ago)My estate agent ghosted me!<br><br>I listed my two-bed flat for sale with Melissa Berry in May. It was my first time selling a property, and thankfully Melissa seemed helpful and friendly at the valuation, although she did seem to take my lead on pricing the property rather than guiding me towards a price that she thought would be a best fit. A couple of weeks later she came to take photos – and that was, sadly, the last I saw or heard of her.<br><br>The property had been on the market for a couple of weeks when I emailed to check in, and asked whether there’d been any interest. I did get a reply from a sales agent called Geraldine, saying that someone was interested in viewing the property but wouldn’t be able to visit for a couple of weeks; I replied straight away with my availability and asked what sort of time the viewing would go ahead. No response.<br><br>A week later, I emailed again to ask if the viewing was going ahead. Again, I was ignored. I tried calling, and left messages. Finally, after waiting another week, I emailed one last time to say that I was going to list the flat with another agent and asking Melissa/Geraldine to remove it from their listings. I expected a reply to that, at least – but instead they quietly took the property off their website, again without replying to my email.<br><br>I wasted over a month trying to work with Melissa Berry, only to be completely ghosted and treated as though I didn’t exist. Since I’ve moved into my new rental property with this letting agents, they have been absolutely appalling, very rude, unprofessional and staff have shocking manners and think they are able to treat and talk to you like shit especially David!! Nothing gets done they try and fob you off! They also take no concerns into consideration they just tell you we don’t have to do that!! Like replacing blown windows in the property in a child’s bedroom! I’ve never been so disgusted with a company and how they handle business!! Stay clear everyone from the rental side!!!! I wish I would have stayed with my old letting agents than deal with these people!!

29th Aug 2026 (8 weeks ago)I had a very disappointing experience with Balmer & Co and would not recommend them based on my experience as a tenant.<br><br>While I was living at the property, part of the kitchen ceiling collapsed. Despite the seriousness of the issue, I was left living with the damaged ceiling for around three months before it was finally repaired. During that time, I repeatedly tried to get the issue resolved, but my communications were often ignored and the overall level of service was extremely poor.<br><br>The problems continued at the end of my tenancy. Balmer & Co claimed that there were marks and scratches on the walls and sought deductions from my deposit. However, I had video evidence showing that those marks were already there before my tenancy.<br><br>The most concerning part of my experience happened when I went to their Atherton office to ask for an explanation about the DPS deposit request. I handed my phone to Rachel so she could look at the DPS request and explain to me what was happening. Instead of simply explaining it to me, she pressed the “Accept” option on my phone.<br><br>I had not handed her my phone to accept the request on my behalf. I gave it to her so she could look at it and explain the situation to me. Once the request had been accepted, I was no longer able to dispute the deductions through the normal DPS process.<br><br>I later contacted DPS about what had happened, but by that point the request had already been accepted.<br><br>Overall, my experience was extremely poor: around three months living with a damaged kitchen ceiling, repeated lack of communication, disputed claims about the condition of the property despite me having video evidence, and finally the way the DPS request was accepted on my phone when I had only asked for an explanation.<br><br>Based on my experience, I would strongly advise tenants to keep photographs and videos of the property from the beginning of the tenancy, keep all communication in writing, and never hand over control of their DPS account or phone when discussing a deposit dispute
