13th Mar 2026 (5 days ago)If I could give 0 stars, I would. My partner and I have unfortunately rented through Knights for the past three years and the experience has been extremely frustrating. Firstly, whenever we reported issues with the property, it was very difficult to reach someone who could actually provide a solution. We constantly had to chase them with follow-up calls and emails, even for simple issues such as the blinds not working. Basic maintenance requests took far longer than they should have because communication from the team was poor. The most frustrating part, however, has been dealing with the lettings team regarding our deposit. We moved out of the property almost 11 weeks ago and still have not received it back. The lettings team never contacted either myself or my partner with an update about the deposit, so we had to reach out to them ourselves. We have called and emailed more than seven times just to get an update, and each time we receive the same responses: “We don’t know,” “I don’t deal with deposits,” or “We will get back to you.” Because of the lack of progress, we raised a dispute directly with the TDS (Tenancy Deposit Scheme), and the agents were given a deadline to respond. Instead of communicating with us once the dispute had been confirmed, they waited until the deadline to raise any issues. As a result, we are still waiting for our deposit nearly three months after moving out. Overall, I would strongly recommend that anyone considering renting through this company think twice. In our experience, they are not proactive, they repeatedly make excuses for unresolved issues, and unless you constantly chase them, almost daily, they will simply delay matters, including returning your deposit.

13th Feb 2026 (5 weeks ago)Extremely disappointing experience with David during my recent property purchase. I was contacted and told that the seller would withdraw unless we exchanged contracts within the next six hours. This was delivered in a rude, condescending and patronising manner, implying that any delay was my fault. At the time, my solicitor had advised that we were not yet in a position to exchange and required a further three working days to complete standard legal checks. That is not unreasonable. It is responsible. (due to huge delays in obtaining information from the two management companies in place that were not disclosed to me) When my solicitor contacted the seller’s solicitors to clarify the alleged ultimatum, they confirmed they were unaware of any such deadline and were perfectly content to wait the additional few days required for a proper exchange. Despite this, David then contacted my solicitor’s firm and, I am told, behaved incredibly unprofessionally towards both the receptionist and my solicitor directly. He has since posted a massively misleading negative review about their firm and my solicitor online. She was simply carrying out her legal obligations and protecting me from any risk. I have contacted him twice privately asking for the review to be removed so the matter could be handled professionally. I have received no response. High pressure tactics, inaccurate claims of urgency and disrespectful communication have no place in what should be a professional transaction. Buying a home is stressful enough without unnecessary hostility from senior leadership. I would urge prospective buyers and sellers to ensure they are comfortable with this style of communication before engaging. As a side note: I cannot fault Tom at all. He was a fantastic point of contact, it's a shame he's working for a firm headed up by such an unprofessional MD.Your Move - Hobin Roberts - Northampton

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
24th Jan 2026 (8 weeks ago)Absolutely disgraceful. Easily the worst estate agent I have ever encountered. Once they have you locked in as a tenant, they become completely unreachable. Calls ignored. Emails ignored. Messages ignored. It’s like dealing with a brick wall — except a brick wall is more responsive. The Rugby lettings team is beyond incompetent. I have been chasing serious issues for nearly a month. Every single time I’m fobbed off with “leave it with us,” followed by total silence. No updates. No action. No professionalism. They are quick to take rent but utterly useless when it comes to doing their actual job. You are left stressed, frustrated, and wasting your time constantly chasing people who clearly do not care. This agency treats tenants with complete disregard. If you value communication, accountability, or basic human decency — stay well away.

They went above and beyond for me, I lived a 2 hour drive away and they were amazing, being there for lots of little things to save me a trip north I would 100% recommend them

4th Dec 2025 (15 weeks ago)Mike Neville Estate Agents sold my house in Rushden. The procedure of putting it up for sale went promptly and smoothly thanks to James. The photographs and details were all completed very quickly and the brochure was lovely thanks to Ben and Chris. We were reluctant to have a sale board up and without it viewings were few owing to the state of the market. Once the sale board went up a friend of ours expressed interest in buying the house, and Mike Neville's handled the tricky matter of negotiating between friends absolutely seamlessly. The team were then called upon to exert their authority and influence in chasing at the various stages in the process, and without their intervention the sale seemed as if it would drag on, so our grateful thanks and appreciation for all their efforts, Chris in especial particular, we cannot thank you enough.
31st Dec 2025 (11 weeks ago)Throughout the process we were kept updated by Maisie and we appreciated her checking in, at times even just to say they were waiting on specific things. Taking this approach made us feel relaxed and saved us having to feel as though we were chasing. Equally, whenever we had any questions, no matter what they were, Maisie to would either answer immediately, or she’d research it and come back to us. In conclusion, it was a very calm and favourable experience. Thank you.

I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!
17th Nov 2025 (17 weeks ago)They didn’t sell my house. I had to pull them off and go for a PTX as they began to give me anxiety. They didn’t keep me up to date and when it came to speaking to my PTX company they gave inaccurate information which affected my valuation. They seem like lovely people but I don’t think I will recommend them to anyone as there were just too many issues that I felt I didn’t have to deal with.
4th Mar 2026 (14 days ago)Advertised at £400K… but then the description says £400,000–£450,000 (Guide Price). So which is it? Feels more like clickbait than a real listing. Estate agents, honesty is the best policy — stop playing games with numbers! Edit - Thanks for the explanation. I understand that property portals only allow a single headline price, but that’s exactly why choosing £400k as the headline when the guide price actually runs up to £445k can feel misleading to buyers browsing listings. Most people filter searches based on the headline figure, so naturally it creates the expectation that £400k is somewhere near the realistic price point. Including the range in the description is helpful, but the headline price is still what draws people in and shapes the initial expectation. And just to clarify — leaving a review doesn’t require someone to have made a formal enquiry. Many buyers are simply browsing the market and commenting on how listings appear from a buyer’s perspective. If anything, that kind of feedback is useful because it reflects exactly how potential buyers first see the listing.
