7th Oct 2026 (20 days ago)**UPDATE following Mile Estates’ response:**<br><br>Their response rather proves my point.<br><br>Apparently 16 days was “far too short” for me to assess their service, but 15 days was enough for Mile Estates to decide there was a “fundamental misalignment” because I kept asking them to correct listing errors and explain what they were actually doing.<br><br>I had to chase mistakes, ask for the tailored marketing strategy I was sold, and ask where the “active buyers” were that I had been told in writing were already looking for a property like mine at my price point.<br><br>So: over-promise to win the instruction, fail to deliver, then label the client “too involved” for asking where the promised service and buyers are.<br><br>I even gave Mile Estates the chance to reset; instead I got a dismissive response and more talk of £480,000 based on an unrelated Ladbroke Grove property. Ending the agreement was no favour, I was ending it anyway.<br><br>This was never about expecting a sale in 16 days. It was about expecting an estate agent to provide the service it sold. Everything above is documented in writing.<br><br>My original review stands.<br>——————<br>Original Review:<br><br>Mile Estates sold me a completely different service from the one they actually delivered.<br><br>I am fully aware this is a difficult market. That is exactly why I instructed an agent who claimed to offer tailored strategy, strong marketing and sold me on having actual active buyers for my type of property. I was given a £535k valuation and told they had buyers who matched the flat.<br><br>In reality, I handed them virtually everything: professional photography, floorplan and marketing material already done. Despite that, the listing still went live with mistakes, incorrect filters and poor attention to detail, and I had to spend my own time checking and correcting work that should never have needed correcting.<br><br>When I then asked perfectly reasonable questions about the tailored strategy I had supposedly bought into- who was being targeted, what outreach was happening, what buyer feedback had come back, what the data actually showed- suddenly my “level of involvement” was apparently not the right fit.<br><br>That was extraordinary, because the things I was asking for were exactly the things they promote themselves as doing.<br><br>There was almost no interest in creative marketing, social media, proactive outreach, buyer targeting or anything beyond portal performance. The conversation quickly became: Rightmove and Zoopla views are not converting after 9 days, therefore the price must be wrong.<br><br>After barely any time on the market, the answer was already a significant reduction, with a suggestion that the property was really closer to £480k, based in part on a materially different block out in Ladbroke grove, not remotely comparable in product, presentation or buyer profile.<br><br>That is the wider issue I now have with too many local agents. The market is already difficult enough. Sellers do not need agents making it worse by only relying on portals, doing minimal proactive work and then reaching immediately for price reductions because that is the easiest route to getting a deal done.<br><br>Of course a heavily discounted property will attract bargain hunters. That does not mean it has been marketed well or sold properly.<br><br>And every unnecessarily low sale becomes the next comparable, which then gets used to pressure the next seller lower. That is how entire buildings and eventually whole parts of Kensal Rise get dragged down.<br><br>If you are selling a very high-value property, perhaps the experience is different. But for ordinary sellers below that level, I would expect far more strategy, care and actual work than I received here. It also took over 1 month and 3 follow ups to get anyone to get back to me about an initial conversation to sell my home. I should have known then that this was not an agency that was going to give my sale the level of attention, strategy or urgency it needed.

The comms before, during and after signing the contract was great. Zach and Rana have both been great throughout the process. Would recommend to a friend or a foe.

He is knowledgeable, responsive and pragmatic, and has been particularly helpful whenever we’ve needed advice or support with our rental property.<br><br>Fraser is also very personable and straightforward to work with, which makes a real difference. We’ve always felt we can pick up the phone or drop him an email and get sensible, helpful advice. Very happy to recommend him.

In almost 20 weeks of being listed with them, we got feedback only a handful of times, and only after chasing. Many emails left ignored, including to the branch manager. Just terrible communication overall so would not recommend.

What a great team led by Hussein Madarbakus, who happened to be the agent who sold me my flat 10 years ago so i didn't hesitate to go to him to sell it recently. Daniel McHenry was put in charge of my flat sale and he was very professional, always available and showed up for me 200%. I am not very trusting of estate agents, but this is a team you can trust !
