16th May 2026 (9 weeks ago)RUN AWAY from this agency. I had a deeply disappointing experience dealing with Mr. William Delaney, Anne Hughes, and Coopers of London during a serious disrepair issue involving leaks, water damage, lack of hot water, and pest concerns. Communication was consistently confrontational, dismissive, and completely lacking professionalism. Rather than addressing urgent tenant concerns constructively, Mr. Delaney repeatedly minimized issues and adopted a hostile tone in written correspondence. We documented everything carefully with photographs, videos, and emails, which were later escalated. Instead of resolving the issues, the agency argued technicalities and unreasonable terms. We endured over 3 months of disruptive construction works while still being charged full rent, despite parts of the property — including the bathroom — being unusable. We were simply told to use a nearby gym bathroom, which was unacceptable. There were also repeated access attempts without proper consent or coordination, creating significant stress and disruption. During COVID, as an asthmatic tenant trying to avoid unnecessary exposure, I requested viewings take place in our presence and provided multiple alternative time slots. Instead of handling this respectfully, William insulted us and my medical concerns were qualified as “spurious.” He went ahead to the viewing without our consent. As tenants, we remained cooperative and repeatedly tried to accommodate access and repairs. Unfortunately, this was by far the worst experience I have ever had with a property agency, and I would strongly discourage anyone from renting through Coopers of London. The whole process was smooth and efficient from start to finish, and I really appreciate his support throughout.

11th Apr 2026 (14 weeks ago)Well, where to start!? I met Dean Henderson almost a year ago. We viewed a property that was very unloved and in need of TLC! First impressions? First class gentleman. Friendly, not pushy, knowledgable and polite. Our journey to our new home has not been the easiest! Dean was literally a rock for myself and my husband. Would do regular check ins, even if it was just to see if we were ok. Would let us know asap if there was any new information we needed to know. Grounded and professional. It was a complete and utter pleasure to buy through Hamptons. Every member of staff would greet you with a smile and a listening ear. We are finally in the house I fell in love with, and Dean has a huge part to play in that. We will be forever grateful.

6th Aug 2025 (11 mo. ago)I have just completed on my new property bought through Barton Fleming in Bicester. From the start I was shown the property by Terry, and from there on in dealt mainly with Colin. I couldn't fault them. Any queries I had of which there were a few were sorted and dealt with. I feel I built up a good relationship with them and they went above and beyond to sort out any issues I had. I feel it was nice to work with a local independent company and to support local trade. 5 stars from me all round. Thank you Colin,Terry and your team. Many thanks

14th Jan 2026 (6 mo. ago)I can highly recommend the Henry Adams lettings office in Bognor Regis . I spoke with Ryan Gough when enquiring about a rental property I had seen on their website however it had gone. He then spoke to me about similar ones in which I had a few questions about. Even though he was in his first week he found all of the details about the property and responded to all my questions. He went above and beyond to find out if the property’s I was interested would accommodate pets. Very professional.

17th Dec 2025 (6 mo. ago)Asked if it was possible to get a all be it large reduction on a rental property per month if I were to guarantee the rent for 4/5 years and was sent a very passive aggressive response from the lettings manager Edward Gailey “so just to be clear you’re offering X for a property listed at X per month?” Unwarranted response when he could have just said that this wasn’t possible on this property and then could have suggested some other properties in my bracket! None the less they have lost a tenant that was about to let 4 properties in one go! Oh well, maybe some customer service training wouldn’t go a miss for Mr Gailey lettings manager?

24th Mar 2026 (16 weeks ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off. A really personable service, and a lovely and refreshing change compared to previous agencies!
30th Jun 2023 (3 years ago)Cromwells were professional throughout but were affected by a slowing market due to increased interest rates. This meant that they were unable to get the number of anticipated viewings and were unable to sell my house. I took the decision to move agents to try and speed up a sale but Cromwells did get some viewings and their communication was good.

They got us so many viewings and always emailed all relevant times and dates for accompanied viewings with loads of feedback. We eventually trusted them with our house keys to do the viewings alone as they were so professional. I honestly did not feel comfortable doing that with any of the other agencies. They are nice people who talk without all the jargon so I really trusted them and they give alot of good advice. I would highly recommend Lampards and are using them to find my next property.
