10th Jun 2026 (12 weeks ago)Our experience with HomeLink has been extremely negative.<br><br>We returned the keys on 14 May 2026 and recorded a video at the time of handover as evidence. Despite this, we were later told that the keys had only been returned on 2 June 2026. We have evidence showing otherwise.<br><br>When we rented the property, we were informed by Zach that there were no damp or mould issues. However, during our tenancy we experienced significant damp, mould and moisture problems throughout the property, particularly during the winter months. My wife and child developed asthma-related health problems, and we have supporting medical evidence.<br><br>We moved out on 30 April 2026 and were preparing to move into another property. During this process, HomeLink provided a negative reference, stating that rent payments had been late. We had already informed them in writing that my salary payment date had changed and requested that the payment date be adjusted accordingly. Despite this, the issue was not resolved.<br><br>HomeLink has withheld our £2,015 deposit and has attempted to charge rent for a period when we were no longer living in the property. We have written communications showing that we informed the agency in advance about leaving the property.<br><br>We feel that we were treated unfairly throughout this process. We have retained emails, messages, video recordings and other evidence and have started legal proceedings regarding these matters.<br><br>Potential tenants should carefully document all communications and thoroughly inspect any property for damp and mould issues before signing a tenancy agreement.
17th Jul 2026 (7 weeks ago)Go out of your way to avoid this agency, we have been landed with the landlord from hell who has painted over mould, left us without a working shower and let themself into the property without any notice.<br><br>Although this is not the agency's fault, it shows there is no vetting process in place before they take on clients. As well as that, they have been zero help in aiding us in contacting our landlord who we simply cannot get hold of and may have vanished off the face of the earth for all we know. If I could leave zero stars I would.

The annual agreement renewals, reminders, legal notices, tenants deposit etc. have all been professionally dealt with on my behalf. I have no hesitation in recommending their services.

30th Jul 2026 (5 weeks ago)In a nutshell (in case you're in a rush) we bought a home where Hamilton Piers were the managing estate agents, and they were so good that I had serious estate agent envy.<br><br>I honestly wish we'd chosen them to sell our own home.<br><br>From day one, the experience was a joy. Jade, Jenna and Sarah were not only professional and exceptionally knowledgeable, but also genuinely engaging, compassionate and have great senses of humour. They made us feel like actual people rather than just another sales commission or invoice number.<br><br>Having worked with a few estate agents now, I'd lost faith in the industry. More than once I've been charmed at the start, only to find myself constantly chasing updates after signing up, feeling dismissed and embarrassed that I'd fallen for the sales patter. Hamilton Piers completely restored that faith. Their commitment never wavered.<br><br>Every query was dealt with promptly, and Sarah, their Sales Progression Manager, became someone I spoke to every week. She kept us informed at every stage of the process, not only updating us on the progress of the move but also checking in to see how we were doing and offering help wherever she could.<br><br>The purchase wasn't entirely smooth sailing due to some complications with safety paperwork (nothing to do with the estate agents), but it was handled with extraordinary patience, professionalism and diplomacy. At every stage, we were confident that we were in safe hands.<br><br>We have no plans to move again any time soon, but if we ever do, I wouldn't hesitate to use Hamilton Piers. In the meantime I recommend them without reservation.<br><br>Thank you, Jade, Jenna and Sarah – you were all absolutely brilliant and I miss having excuses to bother you!<br><br>Liz, Richard (and Hector! ??????) x
3rd Feb 2025 (1 year ago)From the initial meeting to discuss the house sale, to actually getting it on the market and selling had been hassle free. The team from Beals have been great. Communication has been so quick and the relay of messages has been good. Couldn't ask for more.

Later when the prior sell fell through, he was quick to chase up with us. And now we're delighted to be moving into our forever home. Wouldn't hesitate to recommend.

My buying process wasn't straight forward but she was always on hand to answer questions and reassure me. This is especially great as a first time buyer, the process can feel overwhelming but Ali was amazing every step of the way! 10/10 would recommend to anyone currently looking to buy.

This is absolutely illegal.<br>We have already reported this to Walthamstow Council Tenancy Relations and 101. Hassan called us at 20:20 and threatened with fist fight.<br>I expect to receive an reply from your business profile on how you apologise for the inconvenience and how can you will investigate. However you are the owner of the company who locked us outside of the property and as you cannot investigate this case I will reach the the required teams for this. We did mention we had leak from the boiler and no one came to look at this.<br>We will now report this to gassafe as well.

We recently sold our property in Golders Green through them and were really pleased with the service we received from start to finish.<br><br>Richard was incredibly helpful throughout the process and, when we ran into an unexpected complication during the sale, he was always on hand to offer advice, get involved where needed and used his knowledge and local connections to help move things along. His experience of the local market really showed and it was reassuring to have him involved throughout the sale.<br><br>We wouldn’t hesitate to use Houseman & Holmes again and would happily recommend Richard and the team to friends and family. 18th Aug 2026 (14 days ago)Sanaz is truly exceptional.<br>She is not just a great estate agent; she is one of those rare people who genuinely cares about the people she works with.<br>When I first came to view the apartment, it was actually the very first apartment I saw. I immediately fell in love with it and with Chelsea Harbour, and Sanaz was the person who showed it to me.<br>At the time, I was going through a divorce and the application process required a lot of paperwork and documentation. I explained my situation to Sanaz and asked for her help. She immediately reassured me and said, “Don’t worry, I know how it works and I will help you.” And she really did.<br>She guided me through the entire process, made everything so much easier and helped me move into the apartment very quickly. What makes Sanaz particularly special is that her support didn’t stop once the tenancy was agreed. Until today, whenever I have a problem or need help with something, she is there.<br>She is honest, straightforward, incredibly responsive and genuinely kind. I feel very lucky to have met her. Today, I don’t see Sanaz simply as the agent who found me my home; I see her as a friend and someone I hope to keep in my life for many years.<br>I could not recommend her highly enough. She truly is one of a kind.

My on forward purchase had a lot of delays and Ria kept my buyer updated and happy throughout so I didnt loose them. It isnt just a transaction to her, she makes it personal and is constantly staying in touch even tried where possible to assist with my purchase delays and gave helpful advice.<br>I genuinely don't think we would have completed without her!<br>Ria... keep doing what you do because you don't just buy & sell houses, you literally make dreams come true.
