Ellie, Lucy and Dani are a credit to Wards Birchington. Ellie was always in contact with me when a suitable flat was coming on to the market. She knew my taste so well. One day, she suggested I view a flat which was only just coming onto the market so details weren’t on the website yet. I was a bit sceptical as it did not have the balcony or outside space I wanted but, as soon as I viewed it, I knew it was the one for me. My offer has now been accepted. Ellie has been brilliant. If you would like personal high Street service (as you expect to get for the high prices) then DO Not go with Wards in Birchington. The initial meeting and photos were very good but at one point we didnt hear a word for 5 weeks!! The For Sale cannot even be seen and we asked for removal and still there after 3 requests.
A real shame as started promising but did not live up to any of the standards we expect from a High Street Estate Agent.

‘Nice’ people who exploit vulnerable clients.

My mum choose Wards to market her bungalow because they “looked smart and were nice people”.
She needed a quick sale on her bungalow and knew that the market was slowing down, so wanted to market the property at £500,000.
She was persuaded to market at £525,000 on a FIXED PRICE CONTRACT, so Wards get paid £5,250 REGARDLESS OF THE SELLING PRICE. Wards had just increased their commission by £250.
They refused to help her complete the industry standard paperwork unless she used their recommended, internet based conveyancer, rather the cheaper local one in her village. My 82 mum now had to do everything electronically. Wards receive a referral fee of £492 from the conveyancing legal firm.
16 weeks into the 20 week contract (when mum was thinking about switching estate agents) Wards advised her to drop the price to £400,000 for ‘a quick sale’ that mum had originally asked for..... Wards will still get all £5,250 commission, so they haven’t lost out (unless she switched to another estate agent).
In our opinion, the sale took longer than it should have if it been marketed at the correct market price originally. As well as getting a lot less money than she was lead to believe, the delays have affected both her mental and physical health.
YOU HAVE BEEN WARNED – BE VERY CAREFUL IF YOU CHOOSE WARDS ESTATE AGENTS.

My partner and I have been completely blown away by the level of service from Lucy Monday at Wards in Birchington.
Although we eventually went through M&B to sell our property, from the day we first contacted Wards for a valuation in August to calling today to advise we have an offer through M&B, Lucy has continually kept in contact with us throughout. She is warm and friendly on the phone, always follows up when she says she will, did not push anything on us and sent us regular updates on available properties. She is empathetic and always asked how things were going with a family matter we shared with her.
The team are incredibly lucky to have her! We have never experienced the level of customer service like this before.
If this is the service you are given when you are not a direct client of theirs, I can only imagine what it would be like if you were.

A massive thank you to the whole team at Wards and partners Birchington, we were given all the help and support we needed for mum as she decided to move after being in her property for over 40 years. We viewed several properties, all local to the area she wanted, after not finding The One. We waited a few days and we were asked if we would like to view a property that was completely different to what mum was thinking of, we went to the open house mum absolutely loved it and put in an offer there and then. Offer accepted yippee mum was over the moon. This is where Debbie Ludgate took over and supported us with the whole process. Wards of Birchington sold my property for me in relatively quick time and were professional throughout. However, my particular thanks must go to Sally Bryant, their Sales Progressor, who was the only one able to keep me up to date about what was going on further down the chain in what became a very protracted process, even though it involved a relatively short chain of properties (4 in all, all wanting to move ASAP). Why it took nine months for my sale and purchase to complete I will never know. But thanks to Sally’s tenacity she was able to liaise with the solicitors and the other sales progressors involved, and give me regular updates, and the hope that we would eventually complete, which we did. However, without being able to rely on Sally to keep me advised, the whole process would have been much harder to deal with.

Throughout my dealings with the staff at Wards, I have felt comfortable, reassured and satisfied that they are providing the best service possible. Since meeting Chris, everything connected with the sale of our property has proceeded swiftly and efficiently and any queries are dealt with in a timely manner. I recently bought a house through Wards in Birchington and can thoroughly recommend the service provided by the team including Chris, Will, Kirsty and Sally . However special thanks goes to Will who was exceptional in the professional service he provided at all times: prior to buying, whilst the purchase was going through, facilitating subsequent viewings, and most importantly after the sale had completed. Having only been on the market for less than 2 months we were very happy to have sold our property with Wards, the staff were very friendly, professional and helpful, especially our agent Will who made sure any enquires we had and any issues faced were resolved quickly and stress free, he also made sure we were always kept up to date and helped guide us through was could of been a stressful time and instead made selling our place very easy and we quickly made the sale for the price we wanted. Overall I would recommend these guys to anyone looking to either buy or sell and will happily use them again in the future. 10/10

William is a very professional sales advisor and it has been a pleasure dealing with him both on the phone and during the process of escorting us in our viewings. He has always been pleasant and polite and has been very understanding with our needs. The manager Chris without a doubt has given us such an excellent service and has always gone that extra mile, nothing has ever been too much trouble for him and he always ensures things are dealt with for us.

I have used a number of agents in Birchington, and Wards stood out, mainly because they were fortunate enough to employ Victoria Hill. From the beginning Victoria was honest and realistic, persistent and consistent, and went above and beyond what could be reasonably expected, even showing a client my property on her day off to ensure I got the best service possible.
