I would encourage first time buyers to avoid this agency at all costs. I attempted to purchase Alexandra Rd in Ramsgate which is still being listed by Wards and the way I was treated from the outset was absurd. I shall be taking it to the Ombudsman shortly. Alex was reluctant to answer my very reasonable questions in writing and when I asked why, he said he’d never received so many and thought I was trying to catch him out - odd if there’s nothing to be caught out on. Natalie then accused my mortgage broker of breaking the law and said I should sack her because I asked if they’d accept verbal confirmation of my affordability to spare my credit score instead of a formal AIP (only until the offer was accepted). Natalie also tried to bully me into going with their in house mortgage advisor or she wouldn’t put my offer forward - flagrantly against their obligations. I complained about her inaccuracy and lack of professionalism and the manager at the time, James, attempted to defend her by saying it was in fact against the law to put an offer forward without an AIP citing anti money laundering regulations - I checked the regulations and it absolutely wasn’t. No money was passing hands at this early stage so no risks of laundering. It was simply not how Wards preferred to do things which Natalie could have easily said, politely, but she chose aggression and misinformation instead. There’s a big difference between a regulation and a business preference and their incompetence could have negatively impacted my brokers business had I believed them and gone with someone else. This is where defamation claims can easily arise. I was then told by Wards that the property had all planning and building consents, the boiler was 9 years old, and there was no damp/minor roof issues which had been fixed. It transpired that the boiler was much older, c25 years possibly from the survey I had done, absolutely no permissions or consents were in place, and there was in fact damp as well as extensive repairs needed to the roof over the dormer (suggesting it wasn’t renovated to standard). Wards blamed the sellers and said they relied only on what they were told but I don’t buy it. I pulled out at this point as there was a complete break down of trust, c. £1,450 down, and they re-listed the property at a much lower price literally minutes after I pulled out. If the sellers misled them about material information the agents know they must tell buyers, why would they re-list? When I complained about the information provided to new manager Ashleigh, she provided no evidence to substantiate her response which was basically, we have done nothing wrong and Alex denied verbally telling you the age of the boiler over the phone. I have an email to Alex which is clear evidence that he aged the boiler to me over the phone. The dishonesty here is astounding and I don’t believe they think twice about saddling a first time buyer with a property that requires a lot of maintenance or will be hard to sell. BUYERS BEWARE - do your due diligence and don’t let them shame you for asking lots of sensible questions and expecting them to provide material information in writing. Any resistance here is a major red flag.

I recently attempted to market my flat with Wards, and the experience was extremely troubling. During this process, I discovered that the branch manager, Mrs Ashleigh Martin, was simultaneously marketing her own flat in the same block through Wards. In itself, this wouldn’t normally be an issue — estate agents often market multiple properties in the same building. However, what followed raised serious concerns for me.
Based on what I experienced, I believe that Mrs Martin used her position in a way that unfairly affected my ability to market my property. Several actions taken within the branch gave me the clear impression that staff were discouraged from progressing my sale, and I felt strongly that my listing was being sidelined. I have evidence supporting my concerns, and I made this known to Arun Estates, the parent company.
Despite offering to provide that evidence, my concerns were dismissed. The response I received — a brief written apology from Mrs Martin referring to the situation as a “misunderstanding” — did nothing to address what I believe to be a misuse of position or the claim by Wards that a ‘conflict of interest’ existed. Mrs Martin remains in her role, which only adds to my concerns about how seriously the company treats complaints of this nature.
In my personal experience, the lack of transparency, accountability, and fairness was unacceptable. I would strongly advise potential clients to be cautious when considering Wards, particularly regarding the handling of properties where internal conflicts of interest may exist.
The customer support team did not investigate the behaviour of their employee and declined to use clear evidence that was offered to them, showing her abuse of position.
This matter has been reported to the Property Ombudsman and also trading standards.

Absolutely dishonest! Booked hotels for viewings for 2 properties on a Wednesday, got a call today to tell me both only wanted viewings on a weekend and was not told one was a tenanted property so that would have been a stupid viewing should the tenant want to remain... wards of Ramsgate suck!

Have just exchanged contracts on my late mum's bungalow through Wards in Ramsgate. They have kept me informed throughout the process . If I was unsure of anything I only had to pick the phone up & they would explain it to me. I was also able to pop in to the branch & see them at anytime. It has been a bit of an emotional journey but Wards were wonderful & their support was much appreciated.
Thanks to Emma Penfold for all her help over the past few days in pushing it over the line. The bungalow was her first completion I believe, & she absolutely nailed it.

Unfortunately my experience with this letting agency started amazingly by getting the flat which I wanted but now we are at the lowest level. I am both dissapointed and disgusted with how they choose to treat myself as tenant, disgusted due to a very poor communication and of not upholding their agreement after 2 months since moved in. I adore my flat but unfortunately this experience of having a flat rented and managed thru an agency will mark me forever and I won`t repeat this mistake ever again. And a little advice for everyone letting: do NOT TRUST WHAT THEY SAY is what they say in writing which is important as that is the final proof which they can`t deny.

We recently viewed a couple of properties with Wards. They were just as described. We were shown around the last by Evie Ripley. Evie listened to us on the tour and realised that we were after something a bit different. Evie showed us a video of a property that we really wouldn’t have looked at. It was perfect, she arranged a viewing and we were smitten with it. Evie is a seriously professional and attentive young lady. Wards are very lucky to have her working for them, she is a real credit.
A couple of days later we met the Manager, James Rixon. He was also very impressive and professional. I am sure that we will be well served by them.

Absolutely the worst Estate Agents office I have dealt with to date. Completely incompetent and disingenuous. Should you value your time, patience and sanity, I would strongly consider your other options prior to making that call, or indeed praying that the vendor decides to move to another agent to sell their property.
I experienced wonderful life affirming situations such as; an agent withholding information regarding key internal infrastructure of a house that was plainly evident upon viewing the property, and also attempting to market and sell houses with.....scaffolding on the entire rear elevation. When pushed for the reason behind the former's inclusion in the sale (yep, it wasn't coming down), the agent appeared to arbitrarily pluck reasons out the air and was simply unable/unwilling to explain why the scaffold is actually there. Apparently the "builder went bust". Right. Ok. Bodes well.
Further to this the agents are in general a super cocky, over familiar bunch, however to more mature world wise actual adults it merely comes across as misplaced confidence akin to an arrogant year 10 blagging their way through a literature presentation for a book that they haven't actually read, ie hands over the face excruciating. Throw in a manager that is as high handed and condescending as Alan Partridge conducting an interview and you have a lovely team. Well done guys!

My experience was poor. We viewed a couple of properties in Jan '23 and it became apparent they mostly have the lower end properties. We made it clear in our registration form that we had a 6 year old child so couldn't believe it when we were booked in to view a property in Ramsgate and made the 160 mile round trip from London to be told the next day that we didn't get the property because the landlord didn't feel it was safe for small children! Then shown a house that was in a very poor state and she was really trying to push us into taking it. Very poor service and properties. Went to Miles & Barr who have the nicer properties and had a lovely experience with them. Plus they found us a beautiful house in Margate Old Town straight away.

James is fantastic, super friendly and positive, makes the day a little brighter :). He recommended the house based off our preferences and did an outstanding job, it has everything we asked for and more. When showing us the house, he was so knowledgeable! Every question I asked (and there were quite a few!) James always had the answer. He also put in a good word for us, and a couple of months later we're now close to signing contracts!

Of course she provides an effective and efficient service, taking the stress out of the process. But, what I found striking was a recent experience where my tenants were poorly. She had genuine concern for them, and that shows excellent character and values, something I was most impressed with.

Helpful and professional. Maria and her team helped us out a lot. We were visiting from out of town and keen to see as many places as we could while were in the area. She listened to what we were looking for and did her best to show us places that met our needs. She also shared her local knowledge of the area which was a very nice touch. She was great at facilitating the viewings all the way through the contracts being signed and was diligent in answering all our questions and concerns. Finally when I collected the keys on move in day, she presented me with a welcome gift with some goodies inside. She also followed up a few times to see how we were settling in and if there were any teething problems she could help solve. Really great service! :)

I recently completed on property with Wards, which took 10 months to complete. I think there are areas in which the Wards office could improve on – their pushing of their affiliated solicitors for one, as I was told it would be advantageous for me to use them as the vendors were. I’d booked a second viewing to show my family the property and they had failed to get an estate agent to show me round, or even alert the seller - as my family had travelled over an hour to view the property this could have been a big issue – luckily the vendor agreed to show us the property. Over Christmas I was also left in the dark, as people were on leave but failed to have their out of offices on.
However Sally Bryant was exceptional at the end of the process, calling me almost every day giving me updates and chasing various parties to push the sale through – something that I really never thought would happen. Her drive and dedication was, in my eyes, detrimental to securing the sale of the chain. For a difficult sale, Sally is someone you want on your side, as she was invested in this almost as much as I was!
When collecting the keys on completion day, the team in the office were incredibly lovely and were the icing on the cake of the long and arduous process to finally get there. All in all I’m happy with the final product and Wards in general.

Avoid Wards of Ramsgate at all costs! This circus like outfit gives good estate agents a bad name! Jake Informed me if I pay £50 to their recommended solicitors and used them for my conveyancing then it would benefit myself when putting forward an offer on a property. Excuse me! Continually call you and harass you unless you do this. Are not interested in you as a buyer if you fail to agree to these terms! Appoint you a member of staff when you place an offer then subsequently you will get a call from someone else who then takes over! Do not email you confirmation of your submitted offers which makes you think, are they actually putting these forward to the vendor? Sent over my proof of deposit and Mortgage in Principal as requested by Ria, 2 days later Jake then requested the same, 2 days after that James then requested the same, again! Absolute shambles of a company and should not be allowed to sell property. Beware sellers that they will only sell a property to a potential buyer if it benefits them! Wards of Ramsgate are an absolute joke, unprofessional, fraudulent and cannot be trusted! Estate agents who do not comply with the law of the EAA 1979 can be banned from working as an estate agent. Watch this space…….

The level of selfishness and incompetence from Wards was mind blowing. They shouldn't be allowed to sell penny sweets let alone houses. Even when we complained to the Head Office we received even more BS. The company smells worse than a public toilet.

My partner and I had an awful experience when we moved into a flat rented to us by Wards. On moving in day we were half way up the motorway when Ward's phoned to say they made a mistake and our rental flat wasn't ready for moving in and suggested we rent a hotel room. I insisted on moving into the flat because we couldn't afford a hotel room. When we moved in the loo wouldn't flush and none of the bathroom taps produced water, despite Wards telling us the flat was ready to move in one day ago! It took a week of complaining to get the loo and hand basin taps repaired but now, after a month and numerous phone calls we still don't have a working bath or shower. We just keep getting fobbed off with promises.
Update:
My entire tenancy continued like this, constantly waiting for important repairs to be done. It took 3 months to get a water leak from my ceiling repaired that was tripping the electricity supply, even though I pointed out the fire risk and that there was a toddler living upstairs.
Its good to see that I got an apology from Ward's (see below) but it made absolutely no difference to how long we had to wait for repairs. My tenancy was not renewed after Wards published their apology and I have been served with a section 21 notice (meaning its not my fault) to be out of the property just before Christmas. Wards are refusing to give me or the Thanet council housing officer any reason for ending my tenancy.
I am 60 years old with health problems and nowhere to move into, I'm now facing homelessness in three weeks time. Thank you Wards of Ramsgate

I have recently advertised a property for sale with Wards and I have found it to be a complete let down. I never had one follow on call to advise me to may be reduce the price or to see if I was wanting to carry on with the sale, the staff are not at all professional. I sent an email to the office to say to give me two weeks notice to come off their estate agents. I then phoned 3 weeks later only to be told that there was not any email even though I could prove that it was sent to them, they made me wait another 2 weeks. I was called last week where I was told that they made an appointment for a viewing at the for my property on the Saturday for 3.30, I asked a lot of questions myself to the office to make sure that the potential buyers had the right information, I spent time there making sure everything was perfect for the viewing and asked my father would he mind covering me in my shop so that I would be able to go to the viewing. He come to the shop even though he was not feeling too well as he is on a course of steroids' and I went to my lodge to wait for the viewing. I was called up at 3.15 from the agent who was to show the people around and casually told that they would not be coming to view as it is a holiday home and they wanted to be just residential, I asked why they were not told this at the time of enquiring about the lodge? He could not answer this question, I said that I was totally not happy with how they handle things in their team in the office and said that I would be letting other people know what they are like. The people who had come to view come all the way from London as well and must have been equally disappointed the same as I was. It is just not good enough and totally unprofessional in my eyes to not inform people of all the facts. I think that the people who work at Wards are not really helping people they have a very easy job when they can't be bothered to do things properly. If you can't handle the simple things how can you handle the bigger things? I will be changing my agent asap to Miles and Barr who have been totally different. A very dissatisfied customer.

Initially when I rented a flat from wards it all went well, unfortunately it all went down hill from there.
The property was advertised with off street parking... no off street parking. I was advised after I had moved all my belongings in i could move out or pretty much deal with it.
A rodent infestation was to be resolved and paid for by myself because it’s in the tenancy agreement.
The smoke alarm had to be replaced at my cost again.
And forget getting your deposit back these avaricious lot are out to take that too. I had to wait nearly 3 months and had to take it through the TDS adjudication to have mine returned.
I hope this review is helpful, I’d think twice before using this company.

We were promised a better experience than four years prior but felt let down. Communication was poor and agents did not provide buyers with the extra information they need to decide if the property is right for them. We were advised to sale at a higher price than we had expected resulting in an open day that failed to produce much interest. We were made to feel that it was our fault and asked to reduce the price. We have received regular updates showing enquires, viewings and feed back. However we did not receive the first update from the open day even after requesting it. We had previously had bad service from Wards and other agents and had been told that the service was much improved. I am sorry to say it has not improved. We are now in dispute with the fees agreed as we refused to pay extra to use our own solicitor and not theirs.

I went into Wards of Ramsgate to request a valuation of my property. Some details were taken down and I was told that Dan Daly would come along the following Monday. He rang that morning to confirm what I was after and he came later on. He explained to me how he would achieve the valuation and that he would put it into writing for me which he did later on.
He was very professional in his attitude and I trusted that he had done his research to reach the correct valuation.

Since my previous post, they have used various methods of deception, mostly from their head office, to attact us maliciously, this comapany plays every trick in the book of the internet with different websites domains and areas. I make sure to tell all our friends and any contacts about them, I have received multiple similar replies of their similar disgusting treatment of others, the larger a company gets, the more they think they have the power to abuse the individual.

If you want to be treated as a fool, given endless excuses and apologies and complete incompetence then use them. If you want reasonable service for a reasonable price, DONT USE THEM.

Clear communications channel/skills from Wards was the key I want to emphasis here. While working with Wards I was always updated with the latest development /progress on the actions. This have helped me (a customer) to make right decision at right time as that helps in the whole process of buying and selling a property. Thanks

Recently I purchased a property whose seller was using Ward&partners in ramsgate.
The team at Ward called me to view the property before it was even posted online the day they got the instruction!
The property needed a lot of investigating with surveys and tradespeople needing to provide estimates for potential works and Ward were very helpful when I was coordinating all that. They replied promptly to my emails and communicated well.
I would definitely recommend that any potential buyer contacts them and gets on their books when searching for a property.

Maria at wards of Kent ramsgate branch was extremely helpful and supportive in assisting in my rental of my flat. Unfortunately I had a sudden stay in hospital during the processing of all the necessary paper work that needed to be done and could not of coped with out her assistance and help. I would recommend wards and Maria in particular for their professional manner and help. regards ray happy in new flat thank you.

Just wanted to thank Natasha and the rest of the Ramsgate team (including the other Thanet branches) for their proactive/professional but user friendly approach in their attempts to find us rented accommodation. They were hugely helpful with their advice and support given we had no previous experience of renting. We were somewhat ‘stressed’ at times to say the least! They were also very gracious and congratulatory after we reported we had identified property with another Esate Agent. My experience is they are working as a great team, communicating well with each other and the needs of their clients and deserve recognition. Thank you.

The original Ward and Partners letting agent (Ashley) who I signed up with suddenly left the company and apparently took the keys to the property. On giving them a second chance and a second set of keys - the simple promise of replacing the keys they lost turned out to be hot air.
This is simple stuff. If an agent can't be bothered to follow through on putting right their own mistake - one can probably assume how well they will perform when there is a real problem not of their making.

The letting service misled both myself as a landlord in terms of their managed service capability and my tenant was not given any guidance on the property when collecting the keys. I would not recommend or use them again.

Very poor service....Numerous problems with the property we are renting, contacted the lettings department to question whats been done about it. They either ignore the phone calls, or just dont bother with getting the work done. Quick enough taking your hard earned dosh though. Cowboy firm at best.

Expensive, disorganised and corrupt. Despite having MANY problems with our flat (leaking, excessive mould, unstable furniture) they never sorted any of our problems out. The staff were consistently unhelpful, rude and unprofessional. They made our time in Ramsgate very stressful. Honestly, DO NOT go with Ward & Partners...

I had the best service ever from Ward and Partners. They have an online facility giving you feedback on visits and a regular update. When my first sale fell through it was no quibble straight back on the market and sold again quickly. Communication was good throughout. Their conveyancing partner was equally efficient.

This company are only interested in signing you up as sole agent after that there is absolutely no communication & no marketing.
I am totally dissatisfied, don't sign with them unless you have months to waste.
Thankfully our contract has come to an end and I can now move on to another Estate Agent with more business integrity!

I was very weary before I used Ward and partners as I have used other company's in the past and had a very stressful time before my move and also whilst in the property.
I was looking for a new property to move into as my then landlord was not living up to the standards that a landlord should, so I was already stressed before I even began my search.
On my way into Ramsgate town I thought I would pop into some estate agents, most of them just handed me a list of property's and I went on my way.
I then went into Wards where I was greeted by a lettings manager David. Straight away he asked me to take a seat and asked me what my situation was and what I was looking for. David and his team took a real interest in all my needs
David really knows his stuff and talked me through everything and I mean everything.
David then set a date for me to view the property which I took.
The Ward and partners team kept me updated every step of the way and not once did I feel stressed about my move.
I am still in the property and stress free.
If you are looking for a letting agent that actually gets the job done and care about customer service then go with Wards if you are looking for a bad stressful experience go with the other cowboy letting agents.

Atrocious service, rude, patronising, arrogent, liars the list goes on. David Votta is a vile piece of work, he thinks he's above everyone. We were treated like dirt, spoken to like children and lied to whilst trying to settle a moving in date. Never before have we come across such unprofessionalism. Never again will we use them. Their reputation in Thanet is through the floor, Ward & Partners aka Criminals.

I was very jaded by the time I came across David Votta - the Lettings Manager in Ramsgate Ward and Partners. We had numerous problems with our house and after enduring these problems we were given notice to leave a house we loved by our landlord ! David became involved and dealt with the matter in a matter of hours. The whole situation was turned around and we were over the moon to be able to stay ! I wish there were more David Vottas in the letting world ! What a great guy !

I tried to sell with them, they charge the highest rates in town (2%) and charged us extra to take photos. They said they would handle viewings but they left us to do them ourselves too often for my liking.
On one occasion they didn't turn up at all or bother to let the buyer know and left him standing on our doorstep for 10 minutes until we realised and let him in.
I did not get full feedback as promised and frankly they promised a lot but under-deliver way too often.
