I cannot recommend Wards of Deal highly enough. My house sale was started off by William who was very polite,friendly and professional and from then on I also dealt with Gemma,Dylan,Lauren, Ellie and Amanda. They got to know me as a person, my reasons for selling ,what I was looking for,and the emotionally difficult decision I made , dealing with the selling of my beloved bungalow....communication from all these people was 2nd to none always friendly ,upbeat and supportive....after my house was put on the market I had plenty of viewings but no offers,after a chat with William it was decided to drop the price considerably. I was very dubious but trusted William's advice and received a cash offer the same week so I could put an offer in on the place I finally bought, which I love . This team is very supportive and positive and Dylan also provided a positive response for me when I rang Wards crying....My sales progressor was Amanda, she really worked so hard on my behalf liasing with my buyer,solicitors and Maria (sales progressor in Paddock Wood) when things were just dragging on and not moving,taking the stress away from me...She was friendly ,professional and positive....so alot of words but in a few more, thank you to all at Wards of Deal for everything,such lovely people who I wouldn't hesitate to recommend based on my experience xx

I attempted to sell my house with Wards Deal. I initially signed a contract, after I noticed a clause not highlighted to me by the agent who came around that Wards charge 10% plus VAT for every penny they achieve over the agreed ask price. I phoned the office and was told this was an incentive. I would have thought 1.5% plus vat commission on the sale price was incentive enough.
I was told by a staff member that they had a 'multi millionaire buyer looking at my house'. After the cooling off period the buyer had apparently lost interest (I noticed similar reviews saying the same thing ie rich customers waiting and then nothing) I had to do most of the viewings myself as they were too busy. It was totally draining getting ahold of anyone. The second viewing I had to do with the buyer took over 2 hours so another work day wasted.
I re listed the property with Wards this year. A buyer was found, I was told there were 2 properties in the chain, then 3 then eventually 4 properties in chain below me. I told the agency that I was reluctant to accept that length of chain. Once I expressed my concern that the chain was too long I received an email from a manager implying that unless I take the offer the agency would withraw the house. I was assured that if anything went wrong they would re list it. Once again I had to do the initial and two following viewings as they were too busy. The buyer withdrew and Ward did not honour any re list. Instead I receive an unpleasant call from the manager.
I explained I had heart surgery and the stress was too much. There was zero sympathy. The service I received was unreliable at best. I could add a lot more to this but the whole experience was horrible and I would not recommend this company and would give them zero if that was an option.

Initial meeting with branch manager filled me with confidence. Alas, everything was a bit sloppy from this point on; promised AI photos didn’t happen; listing was late going up; slow response to enquiries (out of office messages don’t seem to be a thing with Wards) and the promise of interested buyers didn’t materialise. Ultimately, I’d fallen for the agent’s spiel.
Lastly, the Wards charging model is out of kilter with the majority of other agents I’ve dealt with and it was sold to me as if it was an ‘industry standard’ versus a way of charging more.

We purchased two properties in Deal this year and what a contrast. One is through Bright&Bright, and the other through Wards. The first went like clockwork and on Exchange we received the keys attached to an impressive wooden key ring and a bottle of Champagne from the Sales Manager. Nice touches.
The second, through Wards, was a complete and utter fiasco from start to finish. A dysfunctional and busted Agency, which hadn’t even confirmed whether the Vendor had the rights to sell or not. Spoiler; she didn’t and Wards never checked! Two years later (yes seriously) when we were finally able to purchase, the Wards Sales Manager (William) refused to arrange a final viewing on the day of Exchange and Completion. He told us to drive past the property “if we wanted” but he was too busy Prospecting to open the door so we could see inside and Close the purchase.
On Completion did we get a bottle of anything from Wards? A keyring? Chocolate? A thank you even? Of course not. Nothing at all. All we got was the keys loose in a grubby used envelope. William didn't know which keys opened what.
We also received an email from William saying “I agree, a poor exchange viewing is important”. How Freudian, but how very true with Wards.
We would never treat anyone who bought anything from us this badly so we obviously wouldn’t pay a company like Wards to do that for us. We will buy more property in Kent but not through Wards, and obviously, property management wouldn’t be on the agenda either.
Wards Deal is basically the Estate Agency that constantly Prospects with a shotgun and treats buyers like dirt. The result is they cannot Close despite now and again Selling something without knowing why. It’s purely a volume game and not a people or value game for Wards. William couldn’t negotiate his way out of a paper bag.
PS. There’s a repetitive format to many of those 5Star reviews!

Just bought my First House through Wards. As a First Time Buyer I could not have been Happier to have chosen this Estate Agent. From day one the whole team could not have done more for me. Beth got me booked in for a viewing within a day, I was given plenty of time to view the house and didn't feel rushed at all, even though she had another viewing after me. The next day I requested a second viewing and Beth made room in her day so that I could view that afternoon before making my decision to put in an offer. Beth also emailed me with any new properties that came up within my Budget whilst waiting to hear back from the seller so that I could view other properties before making my final decision.
As a First Time Buyer the whole experience was very daunting for me and the entire Team at Wards went above and beyond to help make the transaction as stress free as possible from the very beginning
I spoke with their in house Mortgage Advisor to get the best deal I could and they also helped me find the Solicitor to complete the process with.
Once my offer was accepted I was then passed on to Amanda to help deal with the completion of the Property. Again, Amanda went above and beyond to help speed up the completion process and even on her days off was always on the end of the phone to answer any questions I had.
As a Buyer I would 100% recommend Wards to my Friends and Family.
A very friendly bunch and they really couldn't have been more helpful if they tried.

After my first visit to the Deal branch, I walked away feeling very optimistic and confident that after being on the market for many months, switching to Wards was the right decision. Lauren explained their marketing strategy and explained how other Wards branches would also seek potential buyers, they use professional photographers to show off your property to its best advantage. In a difficult market the viewings started and just over a month later my property was sold!! Lauren and her team are friendly, professional and understood what I set out to achieve, not only selling but also the type of property I was looking to buy, you can definitely trust Lauren to steer you in the right direction when it comes to finding the right property to buy for you!! Selling and buying properties can be very stressful, but I would highly recommend putting yourself In Lauren and her team’s hands, they are all very caring and knowledgeable when it comes to the property market!!

I was blown away by the after sale service by Amanda in the Deal office. Amanda was quick to get back to my emails, always with answers or directing me to where I could find information. I used the recommended solicitor which may have made this easier but she would chase relevant parties to move things along where needed from the bottom of the chain up which took a lot of stress off of myself which I was very grateful for.

I recently contacted Wards in Deal regarding a valuation of my property for Probate requirements. I was met by their representative Will Sargeant who came to the house & carried out a thorough investigation. I was particularly impressed by his professionalism & the trouble taken in assessing the value. He brought with him details of local houses that had sold in the vicinity of different types but of similar size. He had a wide knowledge of the area & with the aid of these explained how he had arrived at the value of my cottage. I would therefore have no hesitation in recommending Wards to future buyers & sellers.

Joe Higgs was most welcoming and very helpful and having run a company for over 25 years, I was very impressed indeed by Joe's great customer service skills, combined with his extensive knowledge of the property scene in Deal.

Visiting Deal for a day to view properties, called and emailed every day for a week in order to arrange viewings on two apartments, no calls returned, no emails received. Called on the way there for an update and told "I'm not dealing with that I'll pass your details on to ... "
No one willing to take any ownership or provide feedback despite having notes on their system and the ability to see how many times I've asked to view and hopefully buy properties from them.
Absolutely appalling service.

We made a decision to sell our property and buy another after lockdown and we found a few houses with Wards we liked the look of.
The team in Deal were really accommodating with house viewings, knowing we were serious buyers. The process ran smoothly, sticking to social distances, wearing face masks and using hand sanitizer. So far we have had a good service and happy with the measures put in place in these current circumstances.
I will post a full review on Wards after the process has fully been complete.

We worked with the Cliftonville branch of Wards for both our sale and purchase (currently exchanged and waiting to complete - June 2020) and at every stage the service has been excellent. In branch, James and Amber were brilliant at listening to what we were after in terms of viewings, and asked all the right questions when we weren't sure what to do. After offers were accepted we were passed over to Amanda to progress and complete the chain and were once again looked after with 5* care and attention. Everyone we spoke to in branch were very helpful and friendly on the phone, and in particular Jess was amazing after Lauren went on maternity leave! She was always happy to answer my many queries and arranged so many viewings at my property. Lee is a great negotiator and really worked hard behind the scenes to tie everything together on my sale and our purchase, and provided reassurance when I was anxious about everything working out!
Amanda is a fantastic sales progressor, and again nothing is too much trouble and she's great at keeping me updated.

Lee has proved himself to be a good salesman, getting a better price for our property than I thought achievable. When he arrived at the property we could tell he was enthusiastic and enjoyed his job. He guided us through all aspects of the sale to completion.

I would highly recommend Lee and his great team at the Deal branch. I was so pleased when they sold my house on the 2nd viewing and they have been extremely supportive, courteous and professional. I wouldn’t hesitate to use them again. I particularly like that once you have sold they have a dedicated member of staff to liaise and help you through to your actual completion takes place, I’ve always found ringing solicitors etc difficult and she takes all this worry away! She regularly rings you with any updates within your chain and it’s so helpful.
