When it came to selling a family property recently, I sourced valuations from two estate agents in Chatham. Ryan from Wards was friendly, knowledgeable and helpful when he visited the property, listened and offered good advice, particularly as I had a slightly complex and unusual ownership and legal situation. At the same time he was not pressuring and when I was ready, I felt confident in instructing Wards as the selling agent. I was always kept informed of the progress throughout marketing and was very pleased with the result they achieved. Barry was also very helpful, progressing the sale through the conveyancing process, overcoming some legal hurdles at the same time. I recommend this agency. Thank you to Brendon and the entire team.

First home buyers - during the process of making an offer, Wards in Chatham will want to be your best friends and send you various emails about fantastic customer service and support they will offer throughout the process. Don’t be fooled. 7 months of hardly returning our calls or emails when asking for updates or support. I was even told we were one of many cases they are dealing with when asking politely for updates, which basically meant ours did not particularly matter. When the day finally arrived to collect our keys, there was not even a congratulations in branch, just a soggy white envelope with some keys in. I’m not usually one to give reviews, but I feel purchasing a home is a massive part of our lives, especially first time buyers, and the experience could not have been worse. Support independent agents.

When we arrived for our Saturday viewing, the agent initially refused to show us around because we were one minute late into our 15-minute slot, which felt unnecessarily rigid. She eventually agreed but couldn’t open the door and locked herself out, requiring the owner to come and let us in. Once she realised we were serious buyers, her tone shifted and she became apologetic. However, the overall experience was poor — throughout the negotiation process, my partner and I were given conflicting information by different agents in the office, making it confusing and frustrating. Ultimately, we decided not to increase our offer, partly because Wards Chatham provided the worst service of any estate agency we've dealt with in the area.

We initially met Ryan Cole to view the house and he was great, let us look at our own pace and not pushing us at all. We straight away fell in love with the house and put an offer in, and asked if we could view the house again on the Saturday with our family and he made time in his busy schedule that day for us to go. First class service!
Once the offer had been accepted we were handed over to Barry Smith, the Sales Progressor at Wards and like Ryan, he was first class. Any time I called him he would answer and any updates that he needed to pass on to me it was always done instantly. We do believe that as a result of his speed and professionalism the house move went through very well and quickly.
So from us We'd like to say a massive thank you to these two for getting us in to our dream house and doing it in the short time scale they done it in.

I went to Wards on a whim! Earlier this year as my contract was coming to an end with my then Agent.
I was greeted by Prince & Amrit who were both very friendly, extremely knowledgeable & polite.
From the word Go! They instantly made me feel comfortable and well at ease before, during and after the whole transaction of the sale of my property.
They were efficient and very hands on and took away any reservations that I had during the process.
Prince kept me updated at all times and so I knew exactly what stage(s) the sale of my house was at and he never left me in the lurch about anything, so this made things even more relaxed and easier to deal with.
The turnaround was unexpectedly fast and I could not fault a thing!
They remained courteous, positive and professional throughout the whole process.
They kept their word, worked great as a team and delivered exactly what they promised!

Ashley (and team) successfully sold our house! When we first met Ashley we were struck by his enthusiasm and boundless energy! We appointed him to sell our house and asked for the top end asking price as we were not in any rush. Ashley found a buyer and achieved the asking price within two months. He has kept us UpToDate frequently and in a timely fashion. An added bonus is the Wards Portal so you can check the progress online as well. Ashley went above and beyond our expectation of an estate agent … he packed up and returned our broadband router to the supplier and he checked upon the property when the burglar alarm was triggered (due to the 40oC heatwave!). I cannot praise this estate agent enough.completed the sale in record time .roughly 6 weeks if you take the 2 week Christmas holidays out of the time frame.Ashley Blythe was superb about keeping in touch.particually as we live 17 00 miles away in the canary islands.

What can we say, from the very first meeting completing the valuation, through the viewings and getting an offer Ash, Prince, Tash and the team at the Chatham branch have been outstanding.
The chain on our house sale hasn't been the easiest to say the least but through Ashley's and the team's above and beyond approach to chasing everyone and more importantly keeping us informed as best as possible. Whilst this whole process has been stressful we really feel that it could easily have been 1000 times worse or even a chain collapse.

We had three valuations on our property before listing it for sale. We chose to go with Wards largely because of the rapport we felt we had with the person who conducted the valuation. Ashley really took the time to answer all of our questions, did not make us feel pressured, and really gave us confidence that the sale would be handled professionally. We've had more than our fair share of curveballs throughout (due to covid and other changes in circumstances) and feel that Wards have really gone above and beyond to support us, reassure us, and act swiftly on our behalf when necessary. We've been really happy with the service we've received from Wards in general, but we've specifically dealt with Ashley, Natasha and Prince, all of whom we've found to be friendly, professional and diligent on our behalf. We'd be more than happy to use Wards again in the future.

I split from my ex & moved away from the area. It was not amicable. The overall sale took a long time but its only because of the outstanding work by Tash & colleagues that it happened at all. Wards negotiated the sale price up. They worked with all parties involved, keeping me up-to-date and working tirelessly & proactively to resolve delays, manage any issues & drive the sale forwards. Staff at the office including Ash the manager were all friendly, helpful & knowledgeable. A confidence inspiring service. Great value for money & I'd recommend them highly. AVOID THIS ESTATE AGENT AT ALL COSTS!
I would give this place 0 stars if I could. My aunt has been trying to sell her property for several months and the communication is TERRIBLE. She has been told lie after lie, getting sent in circles, not getting anywhere, stringing her along. She's had a buyer for a few months and NOTHING has happened. When she asks about any status updates she just get's told people are out of office/ unavailable/ to call back later (to be told same thing)/ gets told absolute nonsense (make up processes in the selling of property)/ literally anything to get her off the phone.
If you want to actually sell your property - I'd look elsewhere.

Hard working staff. I found the agent Bradley Coleman particularly helpful and always easily contactable. 10/10 for communication. I was less keen on the pressure to use a particular solicitor's firm, especially since their prices were higher than the market average and they took a £50 'deposit' up front. Overall, Wards had one of the best property portfolios (more homes to look at, more times available for viewings) than any of the other agents I visited. Particularly strong in the Gillingham and Chatham areas. I would recommend this agency to others.

Out of all of the low cost agents I opted for wards for the sale of my property. There fee was in excess of £3000+ however price doesn't away garantee quality of service. September I accepted an offer... little to no communication or follow up of sale until December... late February I'm only now see some progress... 6 months later and I lost all faith.

One of the worst experience of mine and my partners life. I Hope nobody else will have to deal with ward and partners chatham terrible customer service. Me and my partner found our dream house, and we had to go through ward and partner chatham, We got accepted and we understood that the owners needed time to find a new home witch was perfect for us as it gave us more time to save. We was advised to see there mortgage adviser who was arrogant and rude and didn't really listen to what we wanted, So we decided to go with our bank, when ward and partners found out about this and we didn't want to go through there mortgage adviser there attitude changed they demanded that the owners needed are solicitors details ASAP and to get the survey done ASAP it was a big rush the first week after being accepted. so me and my partner had high hopes that we would be moved in soon.
Then we waited ..................
Months went by........ we had no update from ward and partners we had to keep ringing them once every 2 weeks and kept asking them if we could just to give us a courtesy call to keep us updated if they seen any houses they never rung us once.
honestly buying a house is stressful enough they made the experience 10x worse for us i wouldn't recommend them to any one and feel sorry for any one who us to deal with them

Renting out. The tenants did not move in for more than 6 weeks. Everything was just a mess for referencing taking more than 2 weeks and tenants not paying deposit as agreed and asking for pet agreement which we didnt want initially. I remember the manager lying to me that the tenants paid deposit but the money was sent from abroad so its taking longer. Obv it never appeared in my acc and later it became clear she lied. They did all they could do to keep us even though we were not happy. We pulled out eventually!
